Well in advance of the COA application deadline contact staff to discuss your project and, if necessary, to make an appointment to meet with staff for a project consultation.

Complete all applicable sections and submit with the COA application form. Staff can assist you in determining what items are required for your scope of work. An incomplete application may cause delays in processing or may be deferred to the next agenda. Application materials must clearly represent current and proposed conditions. Refer to Houston Code of Ordinances, Ch. 33 VII, Sec. 33-242 for approval criteria for new construction in a historic district.

Written Description – 5307 North Main Retail Center New Construction

Currently, the site is vacant and is located at the far north edge, as the solitary site of the Norhill Historic District.

The site is situated in an uncommon configuration with two major thoroughfares, Main Street and Studewood, intersecting another major thoroughfare, 20th St/ Cavalcade, thereby forming a “five points” situation and creating a unique and interesting result. The design of this modest retail center responds to this unique configuration by addressing all street fronts with a variety of forms and masses that conform to the leasing program of the building.

The center will contain 5,778 SF of Retail Shell space in First Floor, and 3,902 SF of Office Shell in the Second floor. Parking space for 26 vehicles is evenly distributed on the 22,906 SF site.

The center responds to the historic nature of the neighborhood by maintaining a modest scale, using reclaimed materials such as reclaimed woods and industrial metals and by maintaining the building streetscape along both Main Street and Studewood. The retail center directly across Studewood is typical of district streetscapes and this is consistent in scale, the variety of volumes and materials.

It is consistent with the existing commercial fabric of the district, not in its faux historicism, but in its funkiness and informality.
