This prestigious mixed residential, commercial and office development for J Armor Ltd is situated in Liverpool city centre and consists of two multi-storey buildings. Phase 1 building comprises two storeys of basement car parking with six residential floors above. Phase 2 is an eight-storey building.
The basement to Phase 1 presented a number of technical challenges associated with the presence of a fault line in the bedrock and the confines of the site. Extensive and thorough desktop studies and ground investigation by R G Parkins & Partners Ltd ensured that there were no financial or programme problems for the developer caused by unforeseen problems in the ground.
The Phase 2 foundation design has been significantly influenced by the close proximity of the neighbouring listed mill building, and we have arranged vibration monitoring, working closely with the Party Wall Surveyor for the adjoining structure.
The superstructures of both buildings are steel-framed, with lateral stability being provided by vertical bracing and the reinforced concrete cores forming the lift shaft and stairwells.
