The property comprises a detached Grade II Listed former village forge built in 1886
and is located adjacent to the village green. There is off-street parking to the main
village thoroughfare.
Castle Camps is situated close to the Suffolk/Essex/Cambridgeshire borders
approximately 3 miles from Haverhill and 8 miles from the market town of Saffron
Walden. It is the highest village in the county, being approximately 450 ft. above sea
level with a triangular pillar within the parish boundaries marking this fact. Castle
Camps falls into the Cambridgeshire District Council administration region, with the
University City approximately 15 miles north.

Terms
A new lease is proposed of 3 year duration with mutual rolling break clauses
exercisable on not less than 6 months’ notice to expire no earlier than the 3rd year of
the term at a rent of £7,250 per annum. The rent will be payable quarterly in
advance by bank standing order.
The property has a planning restriction which prohibits the use for more than two
occupants. The letting will be excluded from the security of tenure provisions of the
Landlord and Tenant Act 1954.
The property has its own electrical, water and drainage connections. Costs for water
and sewerage are included (reasonable use) but the cost of electricity will be the
responsibility of the incoming Tenant. The property is zero rated for business rates.
Each party will be responsible for their own legal costs incurred in the transaction.
