Time is of the essence… a buyer’s timeline
Ask for a General Inspection and a Termite Inspection (banks require termite inspections)
We’ll walk through the property the day before Closing to make sure all items on the Inspections were done. IfConveyancing gives me the HUD sheet ahead of time, we will go over the figures during this time so that you knowhow much you need to bring in as a Certified Check from the bank to the Closing.
It is important that you be present for the home inspection, as the inspector will go over certain things in the home with you. You will receive a complete written report of your home inspection via email.
Call Mortgage Lender and Schedule Appraiser AFTER satisfactory reply from Seller regarding the Inspection,Please let me know the day and time so I know when to expect the Appraisal Report.
Check that your Home Insurance has started on this day.
Bring: Certified Funds - Bank Check, Personal Checkbook (for small amounts), IDs, social security card,passport, birth certificate, military ID, check closing documents to see which two ID's you need
This can be paid at settlement. Give me and your mortgage lender, your insurance agent’s information and a copyof the insurance binder and bill. Make sure that your insurance agent also has your mortgage company’sinformation. Ask for home/auto discount. Insurance must begin on the same date of settlement.
Schedule Movers: after home inspection

Buyers shouldn’t contact anymore than 3 mortgage companies to get preapproved or a loan. More than 3 will negatively affect their credit score.Buyers shouldn’t go online and fill out forms because they will be sent out to many companies at once and will have a huge negative impact on their scores.

Association docs: If purchasing in a homeowners/condo association the documents to be delivered to you uponreceipt (usually within 2 weeks). You will have 5 days to review the docs and association rules & regulations.
