Architect
The Architect is responsible for the overall design of the project and project management. The duties are to include predesign, schematic design and final working drawings, as well as producing a construction schedule. The architect is also responsible for assembling the project team (landscape, mechanical, electrical, geotechnical, electrical, plumbing, structural, lighting and acoustic consultants) to work with the contractor (to be selected by the owner/client). If the client so desires, the architect is to oversee all construction to ensure quality of construction until project is complete. In this case, architect would serve as impartial advisor to client.
Owner/Client
The client is to procure the site for project. The client is to select architect and, with assistance from selected architect, select a contractor. The client is responsible for working in collaboration with architect and contractor to produce comprehensive design requirements. The client also assumes all financial obligation towards architect (who oversee financial obligations toward assembled project team) and contractor.
Contractor
Contractor is responsible for all construction and construction management, including procuring all needed materials and construction equipment, on-site liability and any needed subcontractor. The contractor assumes responsibility of producing a quality product to the specifications set by client and architect. The contractor reports directly to the client, but on occasion, may refer to architect to review any design specifications that are not clearly communicated.
Landscape Consultant
The landscape consultant, as retained by architect, is to provide documentation for construction and permits on all non-site built concerns such as planting, terra forming, shade planning and overall landscape appearance.
Mechanical Consultant
The mechanical consultant, as retained by architect, is to provide documentation for construction and permits on all HVAC systems contained within building.
Electrical Consultant
The electrical consultant, as retained by architect, is to provide documentation for construction and permits on all electrical systems contained within building.
Plumbing Consultant
The plumbing consultant, as retained by architect, is to provide documentation for construction and permits on all water/plumbing systems contained within building.
Structural Consultant
The structural consultant, as retained by architect, is to provide documentation for construction and permits on all structural systems contained within building. Typically an engineer, this consultant is to work with architect to determine best structural approach for building.
Lighting Consultant
The lighting consultant, as retained by architect, is to provide advice on all issues concerning artificial and natural lighting of interior and exterior space contained within project. Can include automation and task lighting.
Acoustic Consultant
The electrical consultant, as retained by architect, is to provide advise on all issues concerning sound within building, such as sound dampening.
