PROJECT OVERVIEW Bonita Glen Apartments will feature 170 modern homes, ranging from studios to one- and two-bedroom units. Built in the California/ Baja Resort Style of architecture, the project complements the surrounding neighborhood and transforms an empty and neglected lot into an attractive addition to the community. When completed, the site will include a privately maintained park and trails that will be open to the public, as well as a sidewalk and improved lighting along Bonita Glen Road. For residents, the development will incorporate a host of amenities, including a clubhouse, pool/spa, exercise room, dog run, tot lot, BBQ area, and off-street parking. In all, Bonita Glen Apartments will feature seven residential buildings totaling 149,534 SF and a 379-SF pool/recreation building. Six of the buildings (104 units) will be three-story walk-up buildings (shown below). One building (66 units) will be a four-story elevator-served building consisting of three levels of residential over a first-story parking podium. The unit mix will consist of six studios, 119 one-bedroom/ one-bathroom, three one-bedroom+den / one-bathroom, and 42 two-bedroom / two-bathroom units. The community will provide 231 on-site parking spaces including 19 guest parking spaces. The project will consist of mid-market apartments, with 161 market-rate and nine affordable rental units. The project site is located just west of the I-805 Freeway and south of E St. / Bonita Rd., in the City of Chula Vista. Nearby public transportation options include a new South Bay Rapid bus along I-805 that will run to Downtown San Diego and the San Diego MTS trolley less than 2.5 miles away. The approximately 5.3-acre site is designated commercial-retail under the Chula Vista General Plan, and is located within and regulated by the Bonita Glen Specific Plan. The proposed project is a permitted use under the Specific Plan and is subject to review and approval by the Planning Commission. The project is designated as an affordable housing project under Gov. Code 65915 and Chula Vista Municipal Code Chapter 19.90. As such, the project is eligible for certain incentives to encourage affordable housing development. PROJECT STATUS

The project was submitted to the City of Chula Vista for Design Review in December 2017. The City of Chula Vista held two public meetings (September 5 and October 18, 2018) to solicit community feedback, and the project is in the final stages of the Design Review process with City staff. If approved at Planning Commission early in 2019, construction would start by July 2019.
