DESCRIPTIONChy-an-Mor is now offered for sale for the first time in 13 years during which time it has been a much loved main home. The sale is now brought about by the necessity of our clients to move closer to their family. Only sold twice previously since construction Chy-an-Mor is very much in its original form having been specifically designed to take maximum advantage of the setting. The existing dwelling is single storey, broad fronted and offers well presented four bedroomed accommodation which extends in all to a little over 4,000sq.ft. As is the case with such properties, the greatest asset is and will always be the value plot which in the case of Chy-an-Mor extends to about 2.3 acres (plus foreshore). We cannot possibly overstate the extent or quality of the setting which will only be appreciated upon viewing but buyers would well be advised to take a pragmatic view on the style and arrangement of the existing accommodation as, subject to planning, this can of course be changed – unlike the setting.

Some purchasers will be interested to note that whilst no discussions have recently taken place with the planning department at Cornwall Council there is, in our opinion, a further significant further planning possibility for a replacement dwelling on this site. Chy-an-Mor is in the market to be sold straightaway and our clients would not consider any offers which are dependent upon planning. The sale of this particular property can reasonably be considered as one of the most important opportunities to come to the prime waterfront market in Cornwall in

recent years with the potential to build one of the best new private residences in Cornwall in a world class location.

GARDENS AND GROUNDSChy-an-Mor occupies an outstanding waterfronting plot extending to about 2.3 acres and comprises beautifully well stocked large garden with the house set on a plateau to take best advantage of the view. To the western side of the house beyond the permissive footpath is a further area of sloping paddock with stables which a previous owner acquired for control and is included within the sale. The existing dwelling is ideally placed within the plot at the end of the no-through lane and is therefore extremely private. The well maintained gardens have reached full maturity and include large lawns maintained by robot mowers and a broad sitting out terrace facing the water. Borders and beds throughout with a prolific array of ornamental and flowering trees, shrubs and plants, numerous varieties affording privacy, colour and interest.

A slipway leads down from the garden to the waterfrontage which gives access to the foreshore which is owned to mean low water. The waterfrontage is about 400ft. Licences for moorings in the Fal Estuary in front of the house are made available on request to the owners of waterfronting properties at Greatwood, by application to the Harbourmaster at Truro. In all, about 3.6 acres including foreshore.

LOCATIONChy-an-Mor occupies an exceptional waterfront location set amidst about 2.3 acres of beautifully planted, established gardens and grounds on the western bank of the Fal Estuary and enjoys exceptional far reaching views over the sailing waters towards countryside beyond – a scene of constant maritime activity in what is without question one of the loveliest parts of South Cornwall.

Greatwood itself is an exclusive ‘secret’ hamlet set at the end of a long ‘no-through’ road. Greatwood is not however, isolated as it is only about 1 mile from the centre of Mylor Bridge which offers a good selection of local shops catering for day to day needs including newsagent/sub-post office, general stores/off-licence, butcher, fishmonger, 2 hairdressers, health and beauty centre, doctor’s surgery, dentist’s surgery, junior school and The Lemon Arms Inn. It is indeed difficult to imagine a more beautiful setting by the water’s edge with the famous 13th Century thatched Pandora Inn reached within about half an hour via direct access along a beautiful waterside footpath.

The cathedral city of Truro and port of Falmouth are both also readily accessible (about 9½ and 5 miles respectively). Significantly, some of the very best positioned houses on the particularly sought after and valuable waterfronting western bank of the Fal Estuary have been and are currently subject of both part and total redevelopment – such is the recognition now at both a local and national level of the importance and ‘platinum edge’ value of these very rare sites.

Not only is Chy-an-Mor one such site it is amongst one of the largest waterfront freeholds in the locality with the considerable asset of slipway and ownership of the foreshore to mean low water.

Chy-an-Mor faces east and enjoys plenty of sunshine commanding the most idyllic and uninterruptible views of the Fal Estuary and the Roseland Peninsula. During the sailing season the colourful sailing activity takes place directly in front of the house with moored boats to the south and during the winter is the spectacle of the Oyster boats. A short boat trip away gives access to Mylor Harbour, due south of Greatwood, where there is a highly regarded café serving excellent food together with all manner of boating facilities. A further short boat trip to the north gives access to the thatched Pandora Inn which has its own pontoon and is situated on Restronguet Creek.

Falmouth Yacht Marina is less than 5 miles away, offers comprehensive services of the highest standard whilst nearer at hand there are two excellent boat yards at Mylor creek and another at Flushing. Mylor Harbour with its own moorings (and restaurants as above) together with chandlery and watersports centre. The owner has a deep water mooring on licence at the entrance to Mylor Creek which may be transferrable, subject to application. There is an additional mooring laid to the north-east of Chy-an-Mor. The tributaries of the Fal Estuary to the north are wonderful to explore whilst the highly regarded village of St Mawes and town of Falmouth are both easily accessible by the water.

The city of Truro is the main commercial, administrative, legal and retailing centre of Cornwall and offers excellent private schools. There is a mainline rail link to London Paddington (travelling time of approximately 4½ hours) and Newquay Airport provides regular flights to London and a number of international destinations. There are 18 hole golf courses nearby.

Whenever any one of the very limited number of properties fronting the Fal Estuary is offered for sale it is our experience they are found to attract purchasers not only from a national but also international market place. This is, without question, one of the most privately placed, secluded and romantic locations imaginable which will be of huge appeal to those with sailing interests.

Due to the proven investment value and extreme scarcity of properties in this type of setting we unhesitatingly recommend viewing without delay only please by prior appointment through the vendor’s sole agent.
