STAFF ANALYSIS:

The applicant is proposing to paint the exterior of the building with the following Benjamin Moore paint colors, as illustrated on the attached'elevation I renderings:

• 1- Gray Mountain 1462 - Accent • 2- Sterling Silver 1461 - Body • 3- Silver Dollar 1460 - Body

Pursuant to Section 20-8.13(A)[20-7.24(A)] Architectural Standards-Colors, Land Development Code;

The Color Palette list~ maintained in the department of building, zoning and community development, identifies exterior paintlfinish colors that are pre-approved for buildings in the Hometown District. for visual variety, to encourage light colors for energy savings, and colors appropriate for the subtropical environment.

'rhe following reqUirements apply:

(A) Applicants may choose up to four colors for a single building (one (1) or two (2) body colors, one (1) or two (2) trim colors, and one (I) accent color; these may be the same or different).

(B) Body colors are intended for building walls, garden walls and other primary building elements, and shall be used for no less than seventy (70) percent of the painted surface area of anyone floor of the building. Recommended but not required: use of two (2) shades of body color- one above and one below an expression line between the first and second floors.

(C) Trim colors are intended for door frames, storefront clements, windows and window frames, railings, shutters, ornament, fences and similar features. Trim colors shall be used tc)r no more than thirty (30) percent of the painted surface area of the building. Recommended but not required: Trim colors usually appear best in a lighter shade than the body color.

(D) The accent color is llsed to highlight special features such as doors, shutters, gates, ornament, or storefront elements. The accent color shall be used for no more than twenty-five (25) percent of the painted surface of the building.

CONCLUSION: When reviewing the application, it was found that the three paint colors selected by the applicant coincide with the regulations that are listed above as there are two colors selected for the body and another paint color for the accent, number 1- Gray Mountain 1462. It is staff's observation that the proposed color scheme accentuates the center portion of the building and fades away/softens as it stretches outward, similar to a perspective. This is noticeable the south and north elevations. Also, it is important to note that the Code allows any manufacturer's colors.

RECOMMENDATIONS: Staff recommends Approva/with the following conditions:

1 . Any comments and/or suggestions from the Board.
