LocationThe site is situated immediately fronting the A3 trunk Road at Cobham 22 miles west of Central London, 11 miles east of Guildford and 5 miles west of Esher.

The site is situated on the A3, a main arterial road into central London, within ½ mile of Junction 10 of the M25 Motorway, roughly equidistant from both London Heathrow and London Gatwick airports. The property is the only site with direct access to the A3 between the M25 and Wimbledon, South West London.

DescriptionThe site totals approximately 6.5 acres (2.6 ha) with a frontage to the A3 Trunk Road of 665 ft (206 Metres). The site is surrounded by mature woodland with the Cobham Hilton Hotel as a rear boundary.

The vendor completed a lengthening of the deceleration lane from the A3 in 2015 from 45 metres to 110 metres, in order to cope with traffic at speeds up to 74mph.
