“Trying to pinpoint a favourite place isn’t easy as there are so many – in our opinion we have a smile in every room.”
From the Ground UpThe current owners purchased the plot in late 2011 and quickly came to the realisation that the house standing on it at that time was never going to give them what they wanted. “On our Architect’s advice we applied for the biggest house that would comfortably fit the plot,” the owners said and, to their surprise, permission was granted. Construction began in 2013 and they lived onsite, bringing in outside contractors and working on it themselves until, two years later in December 2015, it was finally completed. “A real labour of love,” the owners said proudly, adding that the house benefits from low running costs as it’s extremely well insulated, the radiators upstairs being fed from the wood burner/back boiler, while downstairs there’s underfloor heating. The house also has a bank of solar panels on one of the outbuildings providing free electricity, and there is also a shared water bore.
“The living room is open and simply laid out, with the large wood burner taking centre stage on cold Winter evenings.” The main bedrooms have been carefully positioned to receive all the benefit of the morning sun, with wonderful views down the garden through their bifold or trifold window frames. And as for views, the large kitchen also offers a dual aspect, and “When family come calling, it’s the place where everyone tends to gather.” The third floor provides the new owner with the potential for further space – possibly an additional two bedrooms – as it’s currently unutilised.
Garden DelightOutside in the grounds of 1.6 acres there is a small rose garden and an assortment of mature trees including a large

weeping willow and eight thirty-year-old oak trees which “Offer a perfect setting for high summer barbecue parties and relaxing afternoons with hammocks tied to their trunks.” Immediately to the rear of the house is an Indian Rainbow sandstone terraced area and wooden balcony. Also in the garden there is a medium sized lily-covered wildlife pond, home to newts, dragon flies, and several fish. While on the topic of wildlife, the garden certainly gets its fair share with frequent appearances from a wide variety of birds including mistle thrush, finches and wrens, buzzards, barn and tawny owls, green and greater spotted woodpeckers, jays and jackdaws. The garden also boasts a border of white-grape vines that provide the current owners with around fifty bottles of good wine each year.
There are two large outbuildings, one having housed the current owners’ catering kitchen for their business and also serving as a venue for large parties which have made use of the cooking facilities. The end of this outbuilding has been utilised for the current owners’ gym. The second outbuilding has been a useful storage space, again for the owners’ business, and because of its height offers the potential for an office mezzanine.
Town and CountryIn its setting in the peaceful village of Colkirk, the property is approximately four miles away from all the amenities the market town of Fakenham has to offer, while Norwich and Kings Lynn are both around twenty miles by car. If the beautiful North Norfolk coast is what you’re after, then Wells is a short drive of around twenty minutes.
