We were retained to sell 4.4 MSF of an eight-building Class A warehouse and distribution facility portfolio in key national hubs. At 80 percent occupancy, the portfolio represented institutional-quality assets in key secondary markets. We executed a structured marketing program, identifying likely investors. Bidders toured the assets during a busy

holiday season, with a required second round, multimillion dollar nonrefundable deposit in the event they were selected. Colliers completed the transaction within 90 days of assignment — before deadline and with a speed unprecedented for an asset of this size and scale.

We kept an unconventional shopping center competitive and successful despite increased competition in the area and changing market conditions.

We secured Sam’s Club as anchor tenant in 1993, when Hawaii was perceived as unprofitable. When LaSalle Investment Management purchased the property in 2000 for $62.4 million, we were retained for leasing and management and secured CompUSA and renewed Ross Stores at higher rents.

In 2004, we brokered the center’s sale to Morgan Stanley for $113.5 million – nearly twice the purchase price in 2000. We were retained for leasing and management, increasing NOI by 8 percent by adding Puma as a tenant and leasing an additional 8,300 SF.

Service Platform

In 2006, AEW purchased the center for $137.5 million, a 21 percent increase over the previous price. Colliers kept growing value, selling a 1.62 acre outparcel across the street and securing 24-Hour Fitness Super Sport and Buffalo Wild Wings as tenants.

After A&B Properties acquired the center in 2013 for $141.5 million, we relocated a key national tenant to create open space currently under contract with a national food chain, explored a remodel of the food court and boosted sales of existing tenants.

We successfully executed the transfer of an office tower and parking garage in a leasehold interest transaction that showcased our full-service capabilities. The Investment Services team worked with downtown leasing professionals in addition to our mortgage group, which assisted in debt placements with New York Life. Coordination and collaboration allowed us to address all the needs of the client, who wanted to sell the asset in order to provide liquidity to the state but also faced an impending change in administration at the end of year. The seller awarded us the exclusive right to sell the asset late in the third quarter of 2014 and mandated that it be under contract by year’s end.

We moved quickly to carry out a creative marketing plan that included contacting the international investor community, providing tours and access to preliminary due diligence material, and designing a competitive process for calls for offer.

Despite the fact that the property was a leasehold and subject to a ground lease with the Commonwealth of Massachusetts, we quickly closed the deal once a buyer was identified through skillful negotiation with the seller and involvement from potential lenders. The final purchase and sale agreement with modified ground and master lease was executed on New Year’s Eve.

MATCHING INVESTORS WITH THE RIGHT OPPORTUNITY

GREATER TORONTO AREA (GTA) WEST PORTFOLIOOntario, Canada $224 million

We matched the right buyer and seller in the sale of 785,000 MSF of Class A office space, GTA West’s most prominent portfolio. Owned by Westbury International, the six buildings were built on a speculative basis and averaged 82 percent lease-up during construction. Westbury wasn’t motivated to sell since debt was minimal, revenue substantial and the assets more than 95 percent leased. Also, Westbury wanted to avoid a full investment sale process, that might unsettle its tenant base.

Collier sourced Fengate as a potential buyer who wanted a larger office footprint but not speculative construction. Colliers helped Fengate realize Westbury’s was the market’s best asset, in a transaction without any head leasing or major challenges. The properties traded at a capitalization rate marginally lower than 6.25 percent.
