The character of the building is strong, aesthetically pleasing and consistent with New Orleans-style architecture. The building includes some or all of the following physical characteristics at a high standard: awnings, ironwork, fresh paint, quality masonry, signage, or other visual intrigue. No improvements are necessary.

The character of the building is strong, aesthetically pleasing and consistent with New Orleans-style architecture and the building is in good or fair condition. Minor improvements are needed to bring the building to its full potential as an attractive building. These improvements include any or all of the following: new paint, awnings, ironwork, new signage and other non-structural details to the building.

The character of the building is consistent with New Orleans-style architecture, but the building has fallen into disrepair and is in fair or poor condition. Often there is some façade work that has been done previously to hide the true value of the building. Façade work requires structural improvements that are needed to bring the condition of the building back to one that could realize its full potential. Additional work on the building is also necessary to ensure the long term health of the building. Façade improvements described in a “one” rating may also be applicable.

The character of the building is inconsistent with New Orleans-style architecture. A building with this rating may have brick or cinder block walls with no windows, or stucco, concrete or vinyl siding. The layout and orientation of the building, such as large footprints, setbacks and parking lots in front, may also prohibit the street from becoming a quality main street. The building is in good or fair condition, but significant capital improvements are required to improve the façade. In addition to façade renovations, improvements may include adding new ingress/egress along the street-fronting portion of the building, changing parking location, and extensive landscaping and streetscape investment on the corridor-fronting portion of the property.

Other interventions are required beyond façade improvements. This may include code enforcement, environmental review, major rehabilitation of the entire structure, or potentially redevelopment. Compatibility of use may also be an issue; streetscape and landscaping improvements can be used to mitigate these effects.
