Boston Street has 15 units: 10 - Single Bedroom Units 4 - Two Bedroom Units 1 - Two Bedroom Unit with disability mods

The site is a secure facility with Tenants controlling who can enter the premises.

Each unit has a maximum occupancy: Only one single person or a couple may reside in a

one bedroom unit (maximum two people).

Only two single people or a couple may reside in a two bedroom unit, under some circumstances an additional single person may be permitted in the unit if they meet the rest of the criteria and are related to the couple, e.g. a sister, brother, a cousin, or a nephew, etc.

Tenancies are provided on a long term basis, with an initial 3 month probationary period and yearly renewals. Renewals will be subject to meeting tenancy obligations such as: Meeting NRAS income criteria Paying rent on time Maintaining their unit in clean and tidy condition with

no damage Respecting the peace and privacy of others and

ensuring no disruptive behaviour

SELECTION CRITERIA: The target group for tenants at Boston Street

is:

Low income single people or couples who are homeless or at risk of homelessness and are working or studying.

Low income single people or couples who need to be in Port Augusta for longer term medical treatment.

ELIGIBILITY:

Must be: A resident of South Australia and living in Port Augusta for at least

3 months Homeless or at risk of homelessness 18 years and over A single or a couple who meet the NRAS income criteria (see next

slide) Able to live independently with minimum support Currently studying, training or working and; Need to live in Port Augusta for medical, study or work reasons for

at least 3 months.

National Rent Affordability Scheme (NRAS) Income Criteria:

Eligibility for a NRAS unit is income based, and this means the income must be below the amount set by the Australian Government:

In 2012 the income limit is:

Household Type Initial income limit $ Upper income limit $1 Adult $44,128 $55,1602 Adults$61,006 $76,258

Eligible tenant’s income must be equal or less than the initial income limit when they become a tenant of an NRAS dwelling. Income may increase up to 25% (the upper income limit) before their eligibility is affected.

Common Ground provides accommodation that is safe and secure with both sites using:

Security monitoring and patrols to manage any after hours incidents.

CCTV around the facility that is beamed continuously to the security patrol
