FAMILY FUN DAY 2015 Saturday, 9 May from 9am to 1pmRides, live music, pony rides, water slide, face painting, magic show and more!

WELCOME 2014 was a record breaking year at Breezes Muirhead! The construction team put more than 270 land lots into production to meet strong demand from Top End home buyers. In response, more than 190 land lots were sold last year – the highest number of sales since the commencement of Breezes Muirhead. This neighbourhood is going from strength to strength and more than 500 families now call Breezes home.It is pleasing that City of Darwin Council has completed a major upgrade to Lee Point Road, improving traffic conditions in our locality. At Breezes, our third large community park, Ted Rowe Park, is approaching completion. We recently received initial approval from Council for a water play park within Breezes’ fourth community park. The Breezes team is working with landscape architects to design this exciting new play area which is expected to open early in 2016.I’d like to welcome all our new residents as well as our new Community Facilitator, Kim Turner and the new trainees undertaking Greening Australia’s Aboriginal Landcare Education Program (ALEP) on site. Best regardsPaul Perkovic Project Director

More than 50 students from Leanyer School planted approximately 300 seedlings at Breezes Muirhead to celebrate Planet Ark’s Plant a Tree Day.

“We invited the Leanyer students to Breezes Muirhead to inspire and encourage them to become involved with their local environment,” said DHA Managing Director, Peter Howman.

Dozens of native species of trees, shrubs and grasses were planted in three areas surrounding William Forster Park. Seedlings were produced from seeds collected from the site.

“In years to come, they will be able to watch with pride as their plants grow and a beautiful urban forest evolves.” Peter Howman said.

LEANYER STUDENTS GET DIRTY

Families will soon be able to enjoy Breezes Muirhead’s third community park. Ted Rowe Park is a 1.61 hectare park bordered by Asche Street and Tranthem Street in the Aeris neighbourhood. The park was designed to encourage older children in active play, with an amphitheatre, half-sized basketball court and football posts. Plus there’s plenty of space to enjoy a family picnic.

DHA is supporting the Northern Territory’s flagship Anzac Centenary event, retracing the journey of Victoria Cross recipient Albert Borella to enlist in World War One.

In 1915, Albert journeyed from Tennant Creek to Darwin to enlist. He fought at Gallipoli and on the Western Front. Albert was wounded, commissioned on the battlefield and awarded the Victoria Cross. The Borella Ride will see Albert’s grandson, Richard, lead a re-enactment of his expedition, first by foot, then horseback and lastly by train. DHA is providing support vehicles for the near two week journey.

“We are proud to be associated with The Borella Ride and the wider ADF community at this significant time in our history. It is important to keep Albert’s memory at the forefront of the community,” said DHA Managing Director, Peter Howman.

NEW PARK OPEN SOON

DHA SUPPORTS THE BORELLA RIDE

The Wilson family lived on a property about15 minutes outside of Bunbury and is accustomed to being surrounded by open space. When they considered the lifestyle they wanted to enjoy in Darwin, Mark and Lisa decided that they would prefer to live in close proximity of the city but weren’t keen to compromise too much on space.

“Breezes Muirhead off ers the best of both worlds. It’s in the northern suburbs, which have so much to off er, and its larger rural lots off er the space that we want,” Mark said.

The design principles behind the masterplanfor Breezes Muirhead also infl uenced theWilsons’ decision.

Rent in Darwin continues to rise, with the city recording the highest rental yields in the country, according to RP Data’s December Hedonic Home Value Index. Gross rental yields for houses in Darwin are 5.9 per cent while units have a gross rental yield of 5.8 per cent.

The NT News recently quoted Real Estate Institute for Northern Territory Chief Executive, Quentin Kilian stating, “We have reasonably high prices up here but we also have high rents, and the combination of

the two means the landlord is getting a good rental return on their investment.”

One property investor, Lawrence, has purchased 10 lots at Breezes Muirhead on which he has built investment properties.

“I like Darwin’s northern suburbs.Muirhead is only 15 minutes from the CBD and close to the airport, university, shopping centres and key lifestyle factors, such as the beach and fi shing at Lee Point,” he said.

While Darwin’s economic activity and consistently strong rental returns attracted Lawrence to investing in the city, he acknowledges that it may not suit all investors.

“Darwin is a unique property market and does not follow the other capital cities, so investors should do their homework. Seasonal and market fl uctuations can vary considerably within a year,” said Lawrence.
