Julius Rutherfoord were invited by Genesis Housing Association, as managers of the London Estates to provide a Cleaning and Grounds Maintenance services. The 1,000 residencies across 9 Grainger schemes encompass a range of property types, including a large estate of mock Victorian terraced blocks, ultra-modern up-market apartments, Art Deco purpose built blocks, and Church Commissioners Blocks. Grounds Maintenance and internal cleaning of communal spaces within residential blocks, covering 9 schemes incorporating over 1,000 residencies in Walworth, Waterloo, Southwark, Wandsworth, Pimlico and Maida Vale. Daily cleaning to communal areas Window cleaning (external and internal) Void cleaning Grounds maintenance Deep cleaning Jet Washing To make immediate service standard improvements The inherited contractor had allowed the schemes to deteriorate and change could only be implemented once their contract term came to an end. Julius Rutherfoord provided an innovative service solution and changed the cleaning from a full-time employee arrangement to part time, with cleaners working 4 hours per day. In addition we introduced high levels of on and off-site management supervision and worked in partnership with the property managers to fully understand their requirements. Becoming an integral part of the Genesis/Grainger team Genesis Housing Association and Grainger plc. sought to find a proven and dependable service partner who would take ownership and accountability and transforming and maintaining these schemes at the highest level. Our teams visit all of the sites on a regular basis and act as ‘the eyes and ears’ for the team at Grainger, proactively reporting any maintenance issues, vandalism or health and safety hazards instantly. This approach reduces the Grainger team’s response time and as a result increases resident satisfaction levels.
