Tata housing’s AVENIDA, a new residential development for Rajarhat, spread over 13 acres, sets the stage for a contemporary lifestyle for its residents, within a precinct that draws inspira-tion from the deep rooted colonial urban history

and ethos of Kolkata.We approached this project as an opportunity or rather metaphorically a clean canvas to create a painting of variegated lifestyles celebrating life across generations. The main idea was to reestablish Nodes: Streets, Squares and Plazas in the gated precinct for 3000 populace to establish a sense of commu-nity rather than a private and individualized segregation.

The sleek, modern 29 storied towers are planned to counterpoise a sweeping curvilinear boulevard. Regally tree-lined, and programmed activity to mimic the street life of Kolkata; this street is envisioned as the soul of the project. An active ambience pulsating with community activities at the street level will be set backed by the tranquil private luxury of the apartments. Harmonizing contemporary developments with the rich cultural and local history of Kolkata was central to the development concept. The boulevard contains within itself, spaces for art and music, a pavilion for festivals, a library and an art gallery, spa and lifestyle spaces, yoga and meditation zones, local convenience stores, a café make it the art and cultural spine of the development. The entire vehicular drops off points are happening from the secondary road, off the boulevard, thus enhancing the dominant pedestrian nature of the boulevard.

Autodesk BIM solution provides a secure, centralized repository for project and process information.

The challenge

Tata Housing Development Co. Ltd. is India’s fastest growing pan-India real estate developers with a presence across the consumer pyramid. All projects developed by Tata Housing are cer-tified sustainable green developments, designed by top internationally renowned architects. The challenge here was to create a master plan that suits to the regional and socio-cultural context in place and create a cohesive community system. “It was a significant achievement for EDIFICE to secure this project as a concept architect, competing with renowned architectural firms of international fame. An exhaustive design process for concept formulation was practiced in participation with the client considering various functional and aspi-rational premises of the end users, finally shaped the project concept with certain architectural merits that is contextually in-sightful” said Uday R Goswami, Design Head at EDIFICE.

A variety of apartment typologies within each tower offer a range of lifestyle choices to the users. Skirting the base of the residential towers, the town homes and the courtyard houses hold within themselves, exquisite intimate sanctuaries of private nature scapes, with a total of 35 unit variations achieved across 5 a-typical towers, provide a wide range of housing options to end users. It also allows for a variegated social and cultural mix within the development, encourag-ing a sense of community. Each tower has differ-ent unit plans providing variations in 2BHK with large, small options, similarly with 3/3.5/4BHK-simplex and duplex units and garden apartments at the tower base with a private garden.

SolutionEDIFICE developed many projects using a 2D design methodology in the past. However, with

large projects the project data increased in an explosive way, that methodology created many information islands. When designers made changes, they could not use their experience efficiently or accurately, but had to enter data repeatedly. This not only significantly reduced productivity, but also led to errors. In an industry where fast time-to-market is vital, low productiv-ity was a serious concern, prompting the compa-ny to search for a solution that would reduce the delivery cycle.

To address these issues, EDIFICE decided to implement Autodesk BIM solution. “This project was complex in the sense of the relatively high unit variations within each tower, so we decided to use Autodesk Revit to forecast virtually all pos-sible scenarios. Thanks to the powerful function-ality of the software that helped us to treat index units as groups that are not possible using 2D tools. It also made it possible to centrally distrib-ute the same information simultaneously to team members and customer in the same format. The BIM environment included all the necessary tools for effective data management.” Adds Mr. Manoj Choudhury, Design Director at EDIFICE.
