PROJECT DESCRIPTION
Chris Robinson is requesting concept plan approval for the proposed Lake Point Business Center Subdivision (formerly known as the Beehive Business Center Subdivision).
SITE & VICINITY DESCRIPTION (see attached map)
The subject property is located on the west side of SR-36, near Sunset Road in Lake Point. The property is surrounded by a large area of parcels zoned M-G (Manufacturing General) across I-80 to the west and north. Immediately north of the property is a large area of parcels zoned C-H (Commercial Highway), which includes parcels on both sides of SR-36. Immediately east across SR-36 is a smaller area of parcels zoned C-G (Commercial General), and C-H (Commercial Highway). Further east across SR-36 is a large area of parcels zoned RR-1 (Rural Residential, 1 Acre Minimum).
Southwest from the subject property is a large area of parcels zoned M-D (Manufacturing Distribution).

GENERAL PLAN CONSIDERATIONS
The subject property is located in an area that is envisioned to be a “Highway Commercial/Entryway” according to Map 2-6 (Future Land Use Map) of the Tooele County General Plan Update 2016. According to the General Plan, “a gateway commercial center is envisioned at the northeast entrance to the Valley, providing regional commercial needs while establishing a progressive image of the Valley and County in the process. The area should build upon existing commercial uses in the area, incorporating a wider range of uses along improved road and access points to the south. The design should leverage the Great Salt Lake and surrounding landscape to create a captivating statement that will encourage visitors to stop and explore the surroundings.
If the subject property is rezoned to C-G (Commercial General), the proposed concept plan for the anticipated Lake Point Business Center would be a good fit for the envisioned “gateway commercial center” in this area.
ISSUES OF CONCERN/PROPOSED MITIGATION
Planning Staff has not identified any issues of concern with the proposed request.
NEIGHBORHOOD RESPONSE
Planning Staff has not received any comments from the surrounding neighbors or general public as of the completion of this report. Any comments that are received will be presented to the Tooele County Planning Commission on March 20, 2019.
PLANNING STAFF ANALYSIS
Planning Staff has reviewed the proposed concept plan and has found that it is cohesive with the surrounding commercial and industrial uses. The County Engineer has also looked over the proposed concept plan and has determined that the subdivision could be feasible in this location. It is anticipated that the applicant will be working with Rio Tinto to potentially re-align the Kennecott Aqueduct, which runs through this property. If this re-alignment occurs, there will be changes to the existing easements for the aqueduct.
PLANNING STAFF RECOMMENDATION
Planning Staff recommends that the Tooele County Planning Commission makes a motion to recommend approval of the proposed concept plan for the “Lake Point Business Center Subdivision”.
