With the Austin-area population exceeding 2 million over the summer, growth in Central Texas is showing no signs of slowing.” “The Federal Reserve’s recent decision to raise interest rates is a sign of a healthy economy, and we’re fortunate that Austin has one of the strongest economies and housing markets in the nation,” said Mark Sprague, State Director of Information Capital at Independence Title Company. “Millennials—a large portion of Austin’s population—have never seen interest rates go above 10%, so some might be concerned about the impact higher interest rates will have on Austin’s housing market and economy. After increasing for 5 consecutive months, Austin-area home sales dipped 4% in November 2015 compared to the same month of the prior year, according to the Multiple Listing Service report released by the Austin Board of REALTORS®. This is only the 2nd decrease in home sales volume for 2015 to date, with the 1st decrease occurring in May 2015.

The President of the Austin Board of REALTORS®, explained, “While November single family home sales volume decreased slightly compared to last year, year-to-date home sales volume continues to outpace 2014. With the Austin-area population exceeding 2 million over the summer, growth in Central Texas is showing no signs of slowing.”

“The Federal Reserve’s recent decision to raise interest rates is a sign of a healthy economy, and we’re fortunate that Austin has one of the strongest economies and housing markets in the nation,” said Mark Sprague, State Director of Information Capital at Independence Title Company. “Millennials—a large portion of Austin’s population—have never seen interest rates go above 10%, so some might be concerned about the impact higher interest rates will have on Austin’s housing market and economy. Even with this increase, however, interest rates are still among the lowest they have ever been, and we do not anticipate a significant impact on the Austin-area housing market.”

Austin-area school district ranks among the 5 best in U.S.

Students in Eanes Independent School District are at the top of the class: Niche.com's 2016 list of the best school districts in America names the local district No. 2 in the U.S.

Niche looked at key factors like strength of academics, quality of teachers, school resources, quality of student life, and student and parent reviews to determine the overall excellence of more than 10,000 districts.

Eanes' overall A-plus rating included an A-plus for academics, health and safety, teachers, and resources and facilities. The district received an A for sports and fitness, an A-minus for extracurriculars and activities. Its lowest grade? A B-minus for student culture and diversity.

Joining the Austin district in the top 10 is Dallas' Highland Park Independent School District at No. 6. And like Eanes, Highland Park received its lowest grade, a B-minus, for student culture and diversity.

The Federal Reserve finally moved to raise the federal funds rate last week. Specifically, it raised the range on the fed funds rate to 0.25% to 0.50% from 0.0% to 0.25%. This is the first time the Fed has increased the range since 2006.

So far, mission accomplished. For most of 2015, the fed funds rate has vibrated between 10 and 15 basis points. Recent quotes on Bloomberg show the fed funds rate at 35 basis points.

The market had been prepping for this for some time, so the rate hike’s short term impact has been minimal. We did see

some movement higher on the short-end of the yield curve. Rates on the 1-year ARM and 5-1 ARM were quoted a bit higher. As for longer-term rates, there was a slight increase initially, but rates on the 15-year and 30-year loans were soon back to pre-Dec. 16 levels (pre-Fed rate hike).

But keep in mind, this is like watching the flight path of a butterfly. It really is a guess to where mortgage rates are going in the short term. Longer-term, we'll stick to our guns – higher rates. But a month from now, our opinion could easily change.

Among all the tech hype at CES 2016, appliance manufacturers were showing off their latest high-tech, super energy efficient models. But they’re also doing it under a new finish: Black stainless.

KitchenAid, LG, and Samsung are among the appliance makers showing the black satiny finish. It’s the latest finish to go up against the long-held popularity of stainless steel, the rugged industrial look that has adorned modern kitchens for decades.

But stainless steel has had a love-hate relationship with home owners. Home owners love the shiny look but they tend to hate the fingerprint smudges that are often left behind. Manufacturers have tried alternatives, such as Whirlpool’s White Ice and GE’s Slate. But none have come close to biting into stainless steels’ popularity.

Will black stainless catch on? Possibly, because it’s not that too different of a look.

It’s less reflective than the conventional stainless steel. It’s just slightly darker and offers a slightly more (but not completely) smudge-free finish.

KitchenAid first launched its black stainless steel finish in September 2015, which had designers calling it the hot “new neutral” that added “warmth” and “sophistication” to a kitchen space.

“Major appliances are the anchor pieces of a kitchen, and their color and design contribute largely to the overall look of the space,” says Beth Robinson, senior brand experience manager for KitchenAid. “As a stylish alternative to traditional finishes, our black stainless steel offers designers and consumers tremendous design flexibility and the chance to experiment with fresh ideas.”
