There is considerable overlap between the ministries ofthe Community and the Abbey, and between those

involved in both missions, and we look forward to amutually supportive relationship whilst we maintainseparate and distinct identities

    Some common misunderstandings

Anam Cara is new age / gnostic / heterodox Were committed to the Christian faith, and find in that faith all the

depth and breadth we need for our lives and journeys.

Some associates would not describe themselves as traditionalChristians, or even as Christian we accept them as sisters and

brothers, and try to support them in their journey, too. Anam Cara is only for mystics Few of us, if any, would describe ourselves as mystics. We are

pilgrims on the way, and understand that we need support on thejourney.

Anam Cara cuts across parish ministries We make every attempt not to do that. We are aware that some

people find that they need ministry in addition to the ministry theyfind in their own parish, and we try to do that in a sensitive, pastoraland consistent way.

    Some common misunderstandings

Anam Cara is secret There is nothing secret about us. We are, possibly, the most public

of any Diocesan ministry. We have a very open website and all ofour official communications are available to every person whocares to subscribe to our list or access them on our website.

Anam Cara is only for women Not at all. We have a number of male associates, but we have not

always provided the sort of events and content that nurtures themale soul. We are trying to address this.

You must be a member to attend Any person is welcome to attend any of our events. No person is

turned away, and we try to respect the journey and perspective ofeveryone who attends.

    Some common misunderstandings

In the past we ran some events that might have given the

impression that we were about pop psychology, new age topics andso on. We heard the concerns that some raised and now try toprovide a much strongerprogram of teaching about Christian

    spirituality

We emphasise the use of tried and tested tools in the spiritual life

    Prayer

    Reading the Bible

    Using silence

    Participating in corporate worship

    Serving our sisters and brothers

    7 units at Botterill Court

Value of assets ~ $10 million (predominantly at CWV)

2010-2011 Feasibility Study by Clark Phillips areas for investigation Major issues for continued operation and development of both sites relative to market needs

and other service providers, Development plans and financial structures that enable ongoing refurbishment and site

expansion at CWV, especially along Clifton Creek,

Economic feasibility of future operations and development at both sites, and

Growing demand as baby boomers age

But there will be a growing mission need within this housing sector

    Growing regulation & control Baby--in-

CWV occupancy rates will gradually fall and CWV will become non-viable under status quo model;there needs to be a change in operating model to meet changing demands and regulations

CWV has space for major expansion that can provide key to sustaining this long-term mission

    Botterill Court requires special considerations

Diocese faces challenges in funding new infrastructure, increased staffing and increased demand forimproved quality of units as well as increased social and services support

    Consultant tested 4 options

    A. Status Quo

    B. Alternating new unit construction/replacement and refurbishment; sell eastern paddock

    C. Build new units is staged developments into eastern paddock; replacements but no refurbishments in existing village

    D. Sell premium river frontage land to fund remaining eastern paddock expansion; replacement in existing village

Consultant recommended a forward development model that is hybrid of options C & D

    BIC/7

    Recommended Model

  • 8/6/2019 Consolidated Synod Presentations

    94/126

    -

Improve urban design and upgrade and decentralize community facilities

    -in-

Provide increased resources/staffing for larger village and new services

Develop approximately 40 new and infill units

Increase number of 2 and 2.5 bedroom units in mix and develop ten 3 and 3.5 bedroomvillas in premium positions; increase unit size

Total cost over 10 years = ~$7-8M Initial funding: $0.5M from reserves and borrowings of $1.5M; balance self-funding

Lowest risk model for long-term viability of this mission

Fully developed and socially integrated site of over 120 units in 10 years - no debt

Village will be robust financially and compliant with regulations for ageing-in-place

New master plan to be developed and used as basis for applying for Governmentfunding from recently approved/announced programs by State and Commonwealth
