SECTION I: INTRODUCTION

1.01 Welcome to Constitution Square At Canderel Commercial Services Inc., it is our goal to make your day-to-day life easier. This manual includes everything you need to know about the services and features Constitution Square has to offer, plus key operating procedures. We’re committed to providing you with the absolute best in Real Estate Management services. As part of Canderel’s portfolio, Constitution Square is run by our industry-leading Management Team, and backed by the customer service platform run on Angus Anywhere. We hope that you’ll find this manual easy to use and informative. We’ve made our best efforts to make sure our manual lines up with your lease agreement. However, in the rare case that there are some differences, please note that the lease always takes precedence over the manual. LEED is a globally recognized green building rating system for the design, construction & operation of buildings. In 2015, Constitution Square was awarded the LEED® for Existing Buildings Operations and Maintenance Platinum Certification by the Canadian Green Building Council. The LEED® Platinum certification, the first designation to be awarded in Ottawa, distinguishes Constitution Square as one of the preeminent market leaders in environmental management. This certification particularly recognizes the building’s performance in terms of sustainable sites, water efficiency, energy & atmosphere, materials & resources, indoor environmental quality and innovation in operations. 2.02 Constitution Square Hours of Operation Regular hours of operation are: Monday through Friday 7:00am to 6:00pm Saturday Closed Sunday Closed Office Hours: Monday through Friday 8:30am to 4:30pm The hours set out in your lease take precedence over the above hours. We understand that you may want to operate your own extended hours beyond normal office tower hours. Please note that extended hours are subject to the security access regulations for the property and additional costs may apply. Please contact your Real Estate Management Office for more info. Constitution Square Public Access Hours Lobby and street entrances are accessible Monday through Friday from 7:00am to 6:00pm. Statutory Holidays On statutory holidays Constitution Square will operate under weekend security procedures. Garbage removal and cleaning services will resume on the next business day. Please advise your Canderel Management Team via Angus Anywhere if your company’s holiday schedule differs from Constitution Square’s holiday schedule.

2.04 Insurance Requirements We require that you keep a current Certificate of Insurance on file with the Canderel Management Office. The Certificate of Insurance must provide sufficient coverage to satisfy the terms of your lease. The certificate must also contain a provision stating that coverage will not be cancelled or non-renewed without a prior written notice to the owner of 30 days. Please note that the insurer must be licensed and admitted in Canada.

2.05 Rental Payments A rental notice will be issued prior to the commencement of your lease and typically at the end of each year to reflect changes in additional rent (i.e. Operating Costs and Realty Taxes) for the upcoming year. In addition, a rental notice will be issued should there be a change in your rent (i.e. increase in basic rent). In accordance with your lease, rent is due and payable on the first day of the month without prior written notice or invoice.

Payment Options:

1. Electronic Funds Transfer (EFT) (Rental payments only): Under the Pre-Authorized Payment option, simply provide proper authorization to your bank to allow Canderel Properties to directly debit your company bank account for the relevant monthly rental charges. See EFT Form in your Welcome Package or contact the Canderel Management Office.

2. Direct Deposit:

Under the Direct Deposit option, we’ll provide you with our banking info. You can then electronically transfer your payment to us directly.

3. Cheque Under the cheque option, please make all cheques payable to: CSQ OTTAWA MANAGEMENT SERVICES INC.

2.06 Signage To request new or additional suite signage please contact the Canderel Management Office. Please note that all signage must be pre-approved by the Canderel Management Office. Signs that haven’t been pre-approved are prohibited. We also ask that you refrain from taping signs to building walls, suite doors, building or elevator lobby doors, or elevator walls. Electronic Directories To help your visitors easily find you, Constitution Square has electronic directory free standing units located in the lobbies of 340 Albert, 350 Albert, and 360 Albert Street. Electronic directories are set up to list only your company principals, partners, and a few other pieces of info. If you would like to change or add to your directory listing please contact the Canderel Management Office.

2.07 Moving and Delivery Guidelines

Planning a big move in or out of the building, or even within it? To make sure everything runs smoothly and to avoid disturbing our other tenants, we ask that you tell us about it in writing, in advance, of all company moves. All correspondence relating to moves should be directed to the Canderel Management Office.

All moves must take place after 6:00pm from Monday through Friday, or on weekends. While we try to accommodate all move requests, we schedule them on a first come, first served basis.

If you need security escorts we can arrange on your behalf for an additional charge.

Please provide the following to the Canderel Management Office prior to your move-in:

• Certificate of Insurance • Tenant Contact Form • Send Word Now Form • Company name details for suite signage and directory listing

The Canderel Management Office will provide:

• Access control cards • Evacuation training for floor wardens and employees • Keys for offices

If you need to move furniture, equipment and supplies in and out of the building please keep these rules in mind:

• The loading dock is the only building entrance that can be used for moves. • Movers must carry insurance in accordance with the specifications in the Insurance requirements

section of this manual and provide us with an Insurance Certificate prior to the move. • The mover must provide and install protective coverings on all walls, door facings, elevator cabs

and other areas along the route to be a protective barrier. These areas are inspected by building staff before and after the move for damage.

• Restoring any damage to the building or fixtures in connection with the move is the financial responsibility of the tenant.

• The freight elevator is the only elevator that can be used for the movement of furniture, equipment and supplies.

• Movers must make arrangements with the Canderel Management Office for use of the elevators for each move. A firm arrival time should be established for each day of a move.

• Movers are required to remove all boxes, trash, etc., when leaving the property. Any materials left behind will be disposed of by building staff and charges for this disposal are billed to the tenant.

• Our building has a strict "No Smoking" Policy. Moving crews are not permitted to smoke in any area of the building.

2.08 Construction Guidelines Prior to the start of any office space construction or renovation, you are required to submit some details in advance of the work. • The name of the company conducting the work • The date and time you are requesting them to work • Documentation of the contractor showing good standing with WSIB (Workplace Safety and Insurance

Board) • A Certificate of Insurance

Please provide all information and documentation to Dan Dubé, Operations Manager for review and approval. Furthermore, once all has been submitted and approved, we would ask for a list of employees that will be on site for the project. Furthermore, once the service provider requirements have been met, reviewed, and approved, contractors will be granted access to the requested area after checking in with security. Please contact 613-594-0238 for more information if required. Please note that the tenant or contractor must contact Rycom, who assists us with any telecom or cabling related requests, if requiring access to a telecom space in the building to perform work. The contact information for Rycom is 1-877-792-6687. Please note that there are noise provisions in place. There is to be no core drilling. There is to be no construction noise during regular building hours. Noise is permitted before 7:00am and after 6pm Monday through Friday and on weekends. 3.01 Angus Anywhere Angus Anywhere is industry-leading and web-enabled customer service platform. Canderel responds to all calls within 30 minutes. Angus Anywhere enables our management teams to optimize the allocation of staff resources, schedule preventative maintenance and proactively deliver services to our customers in order to make their workplace more efficient and productive. Requests can be made by www.canderel.com. You need to contact the administrative assistant who will create a username and password for you and then you can submit your request directly from the website such as the following:

• Temperature adjustments • Cleaning requests • Light bulb replacement • General maintenance • Conference Centre & Terrace reservations • Any other building inquiries you may have

3.02 Parking General Info The building is equipped with approximately 700 spaces in an enclosed parking garage. You’ll find 3 levels of parking for both tenant and visitor use. There are 2 parking garage entrances/exits located on Slater Street. The 1st parking entrance (close to Lyon) is for monthly parkers and the 2nd entrance (close to Kent) is for daily parking. The parking garage is accessible 24 hours a day, 365 days a year. Parking services are managed by Impark (Imperial Parking Corporation) under contract, an independent parking management company. For more information regarding the parking garage, to make special arrangements for prepaid guest and/or staff parking, or for more information, please call the Parking Manager, Abel Garcia, at 613-783-0957 or visit their website at www.impark.com. Daily Parking To help you and your visitors get in and out of the building faster, the garage is equipped with a parking attendant at booth during peak hours and a fully automated payment system. Payment can be made at the daily exit gate. Drivers can use a credit card to pay the hourly/daily/event rates that are posted at the entrance to the garage. Daily parkers are permitted to park in any designated space except those with reserved signs. For extra security, garage entrances and shuttle elevator lobbies are monitored by closed circuit television at our Building Control Centre. Monthly Parking Going to be parking frequently? Electronic transponders are available for customers who are interested in regular monthly parking. To register for monthly parking, contact the Parking Manager at 613-783-0957. Monthly parkers are permitted to park in any designated space except those with reserved signs. Please note that reserved parking spaces may be available upon request for a charge. Carpool Parking Enjoy the convenience of the carpool parking for vehicles arriving at Constitution Square with more than 2 occupants. It features parking in a convenient location in parking level 1 of 350 Albert Street. It is solely for day parking.

3.03 Car Care Services Car Battery Boost Service Need a boost? A complimentary battery boost service is available to all tenants and visitors. During regular business hours, call the security desk at 613-598-4624 and we’ll help you out. Car Wash Service Interior and exterior car detailing services can be purchased from Magic Car Wash. You’ll find them on parking level 1 in Tower 1, 360 Albert Street. For additional info on what type of auto detailing services are available call 613-230-8585. Magic Car Wash generally operates from 7:00am to 3:00pm, Monday through Friday. Canderel Service Area Pamper your car with a quick clean up at the convenience station free of charge. Features include an air hose, vacuum, windshield washing station, and waste and recycling bins. The parking spaces in the service area are for temporary parking while using the convenience services. Electronic Vehicle Charging Area Does your electronic vehicle need to be charged? Feel free to charge up your electric vehicle at one of our 2 charging stations. It features AddEnergie charging stations. Parkers must be registered with AddEnergie. For more information about AddEnergie visit its website at http://addenergietechnologies.com/en/ev-drivers/. 3.04 Bicycle Storage A secure bicycle cage is available for use in the parking garage. You will need an access card to enter the bicycle cage, and entrance is limited to tenants only. Please note that use of the bicycle cage requires access arranged through the Canderel Management Office. We also offer bicycle racks. You will find them around the exterior of the complex. We recommend using a bike lock. For the convenience and safety of everyone in our building, we do not permit bicycles in the lobby or concourse area. Bicycles are also prohibited in passenger, parking or service elevators. Please note that building staff will deny access to anyone attempting to enter the building with a bicycle. Bikes cannot be stored in offices. Please use our racks and cages instead.

3.05 Courier Services Planning to send items by courier? Feel free to contact Purolator, UPS, and/or FedEx. All three major courier companies visit Constitution Square on a daily basis. Planning to send items locally? Feel free to contact Speedy Messenger Service or Swift Delivery. Each provides timely courier services in Ottawa and the Gatineau region.

3.06 Smoking Policy Smoking is prohibited in all common and public areas of the building including, but not limited to, building lobbies, elevator lobbies, washrooms, loading docks, all elevators (passenger and freight), all parking garage levels, and all stairways. Smoking is also prohibited in all external patios, stairways, and fire escapes. As a courtesy to those entering and exiting the building, we ask that customers refrain from smoking within 9 metres of any perimeter door. Security officers performing perimeter patrols are instructed to inform smokers of this request.

3.07 Storage Facilities A variety of on-site storage facilities are available in various locations throughout the Constitution Square. For information on current storage availability and rates, please contact the Leasing Manager at the Canderel Management Office.

3.08 Public Washrooms Public washrooms are located on the lobby level of 360 Albert (Tower 1), 350 Albert (Tower 2), and 340 Albert (Tower 3). All washrooms meet the standards of Accessibility of Ontarians with Disabilities Act (AODA).

3.09 Barrier Free Accessibility We’ve designed Constitution Square to be accessible for all. If you notice an obstacle, whether construction-related or weather-related, that might interfere with someone’s ability to enter or leave the building, please let the Canderel Management Office know. We will respond to these concerns in a timely matter.

3.10 Lost & Found

Found something that doesn’t belong to you? Turn it in to any member of the building security team. All items, regardless of where in the complex they were found, are taken to the Security Desk located in the lobby of 350 Albert (Tower 2) where they’re properly logged and stored. Looking for something you lost? Check for a lost item by calling the Security Desk at 613-598-4624. Please note that lost and found items are kept for 60 days.

3.11 Courtesy Umbrellas

Did you forget your umbrella this morning and you need to leave the building? No problem. Simply stop by the security desk in the 350 Albert Street lobby and sign out an umbrella for the day. Please remember to return it within 24 hours.

Constitution Square Conference Centre Constitution Square Conference Centre, conveniently located on the 2nd floor of 340 Albert Street, is available for the exclusive use of tenants of Constitution Square. It has five meeting rooms available for use on a short term basis. Each room is equipped with a Polycom phone, WIFI, LAN connection, flip chart, phone and tablet chargers, and projection screen. Also, the Constitution Room is equipped with an electronic whiteboard and wall talkers. The meeting rooms have seating from six to approximately 50 people. Meetings for 50 occupants require reservations for Confederation A and B. Confederation A and B are the only rooms, where tables and chairs can be rearranged to several different pre-set layout options to meet varying business needs. The five conference rooms share a common reception area, cloak room, and kitchen facilities. The kitchen facilities are available for the use of caterers and tenants during their meetings. Please note that taking care while using the meeting rooms is the responsibility of the tenant. Please ensure that care is taken to protect surfaces from water damage, hot dishes, scratches, etc. and that adhesives are not used on the walls at anytime. After your meeting, please remove your items, put garbage in its place, and leave the room ready for the next meeting. If further cleaning is necessary before another meeting begins, please inform the Canderel Management Office or make a request for cleaning through Angus Anywhere. Please note that additional cleaning charges may apply for rooms left unready for use. To reserve a boardroom simply contact Angus Anywhere and a customer service representative will check availability and confirm your reservation. Constitution Square Fitness Centre Constitution Square Fitness Centre, conveniently located on the 2nd floor of 350 Albert Street, is available for the exclusive use of tenants of Constitution Square. It features a workout/weight room, aerobics room, and locker rooms equipped with showers. It is open seven days a week from 5:00am to 9:00pm. Included in its fees are scheduled fitness classes held throughout the day on Monday through Friday. Also, fitness trainers are available during the lunch hours and afternoon to provide guidance on equipment operation and to assist in establishing fitness and training routines. The fitness trainers are available to perform personalized fitness assessments and prepare training schedules for a fee.

To accommodate a range of exercise schedules the Fitness Centre offers two types of memberships: Full-Time (5:00am to 9:00pm) and Non Peak (5:00am to 10:30am and 2:00pm to 9:00pm).

Memberships are available in three month, six month, and one year commitment basis. All prices include all applicable tax and are payable by debit or credit card. Daycare Facility The fully licensed daycare facility is operated by Kids & Company and is located on the lobby floor of 360 Albert Street near Lyon Street. This impressive facility includes five classrooms that can accommodate up to 65 children ranging in ages from infants to preschoolers. It also includes a sizeable, protected outdoor playground area above street level. Kids & Company locations are open typically from 7:00am to 6:00pm, Monday through Friday excluding statutory holidays. Outdoor Terrace Constitution Square has secure outdoor terraces located on the 3rd floor between towers, which offers an oasis during lunch and breaks. Tenants are invited to bring their lunch and enjoy the landscaped private terraces. The terraces are open annually from the first week of May until the last week in October (weather permitting) from 7:00am to 6:00pm, Monday through Friday. They are non-smoking.

Special tenant events are regularly coordinated by the management of Constitution Square for the enjoyment of our Tenant-Customers. Announcements of upcoming events are communicated by way of email to key contacts and on lobby signs. Our tenant programs have featured such events as:

• Canada Day Celebrations are held each year tocoincide with the holiday and each year brings a different event. Tenants have been treated to food, beverages, Canada Day cake, live entertainment and souvenir Canada Day items, so stay tuned to see what’s happening this year!

• In December, Christmas Carolers in traditional theme costumes and Barber Shop Quartetsingers have roamed the well-decorated lobbies bringing Christmas spirit into the complex. In addition, Constitution Square hosts Toy Mountain and the Ottawa Food Bank food drive, helping to collect much needed Christmas gifts and non-perishable food items each year for Ottawa area families in need.

• An Annual Flu Vaccination Clinic is held inNovember or December onsite in the complex and is free to the tenants of Constitution Square. The date is determined by the arrival of the vaccine in the province and will be announced to key contacts upon confirmation.

SECTION IV: CENTRAL BUILDING SERVICES

4.01 Heating, Ventilating and Air Conditioning (HVAC)

Constitution Square heating, ventilation, air conditioning (HVAC), life safety, and security systems are computer monitored 24 hours a day, 7 days a week by the Canderel Management Office.

All service and maintenance requests, including heating and cooling, can be conveniently requested through Angus Anywhere.

Finding it too hot or too cold? Here are some handy tips to make your office more comfortable:

• Keep furniture at least four to six inches from perimeter heating units• Keep papers and other items off exposed radiation grills—covering these grills restricts temperature

control• Do not place furniture close to thermostats as this can affect the temperature reading• If you need to make a manual thermostat adjustments, don’t adjust the unit in large increments or

ranges of temperature

When you first move into a suite, airflow to your floor should be balanced by a competent “air balancing” technician in accordance with your construction criteria. You should have your floor’s ventilation system rebalanced when:

• Internal walls are added or relocated• Occupancy level increases• You substantially increase loads by the addition of heat generating equipment

Building heating, ventilation, and air conditioning (HVAC) is computer controlled and operates Monday through Friday from 7:00am to 6:00pm and Saturdays, Sundays, and holidays from 10:00am to 4:00pm. If you require HVAC outside of these hours, please contact Angus Anywhere. Please note there is a charge during after hours. We’ll need the names of employees who are authorized to make such requests. Please provide this list to the Canderel Management Office.

4.02 Lighting

General Lighting is available on an as required basis in order to maximize energy efficiency. Lighting controls are centrally located on the wall in the main corridor near the men’s washrooms. The floors are divided by quadrant and can be manually activated by the control switch. The zoning allows for customization by the occupants for the offices that might have different working groups that arrive at staggered start times. You only need to press the control switch for the quadrant, which you would like to turn on. The lighting controllers are energized between 7:00am and 6:00pm from Monday through Friday. When the request for lighting is between these times the control system will automatically shut down the lights at 6:00pm. When the button is pressed outside of these hours, the system will turn on for two hour intervals. For those offices that have local controls for interior boardrooms, kitchens, and or offices, you will also need to turn on the local switch. On weekends, the lighting controllers are energized between 10:00am and 4:00pm. If your arrival is before 10:00am, the lights will stay on for two hour intervals. If you arrive between 10:00am and 4:00pm and you turn on the lights they will remain on until the controllers turn the lights off at 4:00pm. Please note that burnt out standard fluorescent bulbs in all towers can replaced by putting a request through Angus Anywhere.

Purchasing and/or Storing Lights and Ballasts Building-standard lights and ballasts will be replaced by Canderel staff at no additional cost (this expense is included in your monthly operating cost). If you need non-standard lights, you’ll need to purchase and store them yourself. We’re happy to help replace these lights. You may also arrange to have Operations Staff purchase specialty lamps on your behalf. These purchases are subject to a 15% applicable administration fee as defined in your lease. 4.03 Loading Dock

Rules and Regulations

• Drivers must identify themselves to security personnel.• Drivers are not permitted to idle their vehicle or leave their motors running in the loading dock for

any reason.• All use of the loading dock is limited to a time of less than 30 minutes.• Parking in the loading dock for any purpose other than loading or unloading is not allowed. Drivers

who park in the loading dock for unauthorized purposes run the risk of being tagged and/or towed.• Only one vehicle per delivery is permitted at one time. If multiple vehicles arrive at the same time

for the same delivery, or the same company, the extra vehicles must be parked elsewhere. Wheneach vehicle leaves, another may approach the loading dock and wait their turn.

There are two interior double loading dock areas located in Tower I and Tower III. The first and second large Loading Dock doors (West Loading Dock) on Slater Street (closest to Lyon) allow access to Tower I (360 Albert Street) for deliveries and for overflow deliveries to Tower II (350 Albert Street). The third and fourth loading dock doors (East Loading Dock) on Slater Street (closest to Kent) allows for deliveries to Tower II and Tower III (340 Albert Street) with direct access to the freight elevators in both buildings. The loading docks are easily accessible from Slater Street. Remember, this area is reserved for pickups and deliveries. All other potential uses are strictly prohibited.

Freight Elevators Freight elevators are for deliveries only and are on an “as call” basis. It should not be used for the movement of passengers. The elevators may be reserved for large-scale moves only after 6:00pm or on weekends. Reservations are made by contacting the main Security Desk, which is located on the ground floor of 350 Albert Street in the middle of the complex (613-598-4624).

Our regular elevators are reserved for people with small deliveries. Under no circumstances can passenger elevators be used for large or bulk deliveries. Keep in mind that large deliveries can’t be brought in through the main doors, and they’re prohibited from the lobby areas. Deliveries, primarily items on carts or dollies, brought through street level doors or through the main lobby may be intercepted by security or building management. If that happens, the delivery company and the customer receiving the delivery will be notified of the incident.

We want to make sure that everyone has time to receive their deliveries. As we receive a large number of deliveries each day, we want to help keep things flowing. So we enforce a parking time limit of 30 minutes. If a customer knows their delivery may take longer than this 30-minute limit, they may schedule an elevator and loading dock booking in advance for after hours. Tenants can reserve the loading dock before 7:00am or after 6:00pm Monday-Friday or anytime on the weekends. Please contact Constitution Security at 613-598-4624. 4.04 Utility Service Access (Electrical and Telephone Rooms)

For the safety of everyone, access is restricted to building personnel and approved contractors only. Contractors must contact Rycom at www.rycom.ca or 1-877-792-6687 to be issued a work order before access can be given. Doors are not to be propped open and must remain locked at all times.

Contractors (or tenants on their behalf) are asked to contact the Rycom Customer Care Centre to provide the following information:

• Tenant and contractor name and phone number• Start date and end date of access required• Which riser telecommunication areas and what floors access is required for• A description of the work to be completed

Note: Infrastructure cabling typically routes through many floors and may affect other tenants, therefore 48 hours advanced notice is required. Also, for tenants requiring a security escort (telecommunication room is inside another tenant’s space), typically 24 hours notice is required. The Rycom Customer Care Representative will create a Work Order Ticket that authorizes access to the specific areas and e-mail confirmation to designated Canderel staff. Contractors must check in with Security upon arrival and, upon reception of the appropriate confirmation, will be granted access to the requested areas.

SECTION V: SECURITY AND LIFE SAFETY

5.01 Building Security

Security Overview Constitution Square has a 24-hour security program that includes the following:

• Security personnel posted in the lobby• Patrols of the common areas, parking garages and the exterior grounds.• Surveillance via closed circuit television in public areas.• Security escorts available by request.• Access Card System

While cameras, maintenance staff, and security officers provide the basic protection we all count on, security starts with you. We believe that everyone’s cooperation and attentiveness can make a world of difference in our efforts to keep our building safe.

Please follow these common sense procedures and you can help us prevent theft of personal valuables or company property:

• Enforce strict control of keys and access cards. Please notify the Management Office of anyemployee terminations. You should also cancel access cards of any employee no longer workingon the premises.

• Immediately report any loss of property or other suspicious event to Security. Make special note ofthe time you first noticed something amiss. We might be able to use this info when analyzingcamera footage as part of an investigation.

• Serial numbers of all valuable items should be stored in a file to aid police in the event of a theft orother loss of property.

• Pay extra attention during the first 30 minutes after opening, lunch hours and just before closing.The disarray and movement of people during these times is a prime opportunity for theft.

• Handbags, gym-bags and coats should never be left unattended in reception areas or on top ofdesks at any time.

• Never leave a vault or safe open while out of sight, or outside the office. Do not leave a safecombination in an easily accessible area. Thoroughly spin all combination locks after locking.

• Be especially aware of strangers in your vicinity. Report to security any individual who cannot beidentified, or whose business cannot be readily established. Do not allow anyone who does notappear to have a proper access card to enter an elevator with you after hours or enter your suite.This process is known as “piggy backing” and is one method of gaining access to restricted areas.

• Make certain that all public corridor doors are closed and properly locked at the end of eachbusiness day.

• At the end of each working day, small personal and company valuables should be locked incabinets, desks, or credenzas. Particular care should be taken to secure electronics.

5.02 Additional Security Services

Security Escorts We are happy to provide security escorts free of charge to those who have vehicles parked in the onsite parking garage. When requesting an escort, inform security of your location and remain there until an officer arrives.

Security Duty Officers If you require additional security for an event we can facilitate through our security contractor. Please note additional charges will apply. For more information please contact the Canderel Management Office.

5.03 Access Card System

Constitution Square has an extensive access card system that controls access to the building, elevators and tenant premises. During regular business hours the building entrances and elevators do not require

access cards (unless floor access is restricted for a particular organization). After-hours access is restricted by security, and access cards are required.

New Access Cards To obtain an access card, employees must e-mail a completed Access Card Request Form to [email protected] and [email protected]. The form must be signed by an authorized representative of the company. Access cards will allow after-hours access to the building and onto your floors via the elevators.

Terminated Employees When employees are terminated from your company, please fill out the Access Card Request to deactivate the card.

5.04 After-Hours Access

If you are planning to have visitors after-hours we require written authorization (email is fine) from a recognized tenant contact of your company. After-hours visitors may include guests, contractors, etc.

If the Canderel Management Office has not been notified beforehand, security will attempt to contact an authorized tenant contact. Once we receive authorization, the visitor will be permitted to sign in and proceed to the appropriate floor. Please note that this process can take up a lot of time. That’s why we recommend you arrange access prior to their arrival. If a tenant contact cannot be reached or authorization cannot be established, we will unfortunately be unable to provide access. This procedure also applies to employees who do not have or forget to bring an access card after-hours.

5.05 Locksmith Services

When you move into Constitution Square, you’ll receive keys for your suites and mailbox. If you need more keys, you can make a request by going on Angus Anywhere.

5.06 Send Word Now

We’re committed to providing everyone with a safe and secure environment. In the event of an emergency, we use an emergency mass communication notification system called Send Word Now to notify and update predetermined customer representatives.

Send Word Now allows us to communicate across a variety of platforms, including email, voicemail, and mobile phones. Customer representatives in your office are responsible for forwarding emergency messages to your employees, consistent with your company emergency management protocols and procedures.

5.07 Power Failure

In the event of a power outage, remain calm and listen for info and instructions from the building's public address system. An emergency generator will automatically operate selected equipment, such as lights in stairwells and common areas, and the public address system.

Elevators In the unlikely event that you become trapped in an elevator due to a power failure, remain calm. Within 15 seconds, the building’s emergency generator should restore power to elevators. Once emergency power is restored, elevators (one at a time, in each bank) will proceed to the ground floor. This process will occur in sequence.

Lights There will be a 15 to 20-second delay before power is supplied to the emergency lighting system. Full lighting and electrical power will be restored once the problem has been rectified.

5.10 Fire Wardens

Individual organizations are responsible for appointing fire wardens (and alternates) to direct employees in the event of an emergency. Canderel provides training for all fire wardens annually. To request a copy of the training PowerPoint or the Fire Warden Information Package please contact the Canderel Management Office. Tenants must notify the Canderel Management Office once the Fire Wardens are choosen.

Fire Warden’s Responsibilities

The Fire Warden will establish and communicate an assembly meeting place. This is an area outside the building where all employees will gather during an emergency and a check-in will be completed.

The Fire Warden must inform all employees on their floor of the following: • Locations of fire pull stations• Locations of fire extinguishers• Locations of emergency stairwells

The Fire Warden must also advise against the following: • The use of elevators during an emergency• Re-entering the building for any reason during an emergency

The Fire Warden should also get to know all persons requiring assistance (PRA) on their floor. This includes people who are temporarily PRA due to injury, illness, or pregnancy. Capable individuals should be assigned to assist PRA customers (down the emergency stairwells if possible).

5.11 Fire Drills

Constitution Square conducts yearly fire drills to simulate, as closely as possible, a real emergency situation. It is very important that all occupants participate in the drills to ensure they are prepared for an emergency. Constitution Square’s level of emergency preparedness is directly based on the success and participation of exercises such as building fire drills.

5.12 Fire Emergency

What to do if you discover fire or smoke: 1. Remain calm. Leave the fire area, closing doors behind you.2. Activate the nearest fire alarm pull station. This will activate the fire alarm system.3. When safe to do so, call 911. Provide your name, building address, and the location of the fire

and/or smoke.4. Immediately evacuate via the nearest fire exit. Follow the directions of your Fire Wardens. Do not

use the elevators. The fire alarm causes elevators to automatically “home” to ground floor.5. Report to your pre-determined assembly meeting point and check in with your Fire Warden.6. Do not return until a fire official or Canderel personnel tells you that the alarm condition has been

cleared.

5.13 Medical Emergencies

In the event someone in your office is in need of medical assistance, please follow these steps: • Call 911. Provide your address, floor, and suite number. 911 dispatchers may ask for a detailed

description of the person in distress.• Call Security’s Emergency Only number at 613-598-4624. This is important because Canderel’s

security team is fully experienced in preparing for medical emergencies. They’ll clear the street andlobby to make room for medical personnel. They’ll also commandeer a service elevator specificallyfor your emergency. Posted security officers will keep watch, direct, and escort medical personnelwhen they arrive. What’s more, all security officers have First Aid and CPR training, and they’retrained in the use of Constitution Square’s portable life safety equipment such as portable oxygenand external defibrillator (AED).

• Send one person to the elevator lobby on your floor to lead security and medical personnel tothe person in distress.

6.01 Nightly Services

• Emptying all trash receptacles and recycling containers and replacing all liners as necessary• Removing all collected trash and recycled materials to a designated area• Dusting and spot cleaning all furniture, fixtures and accessories (providing desk surfaces are

cleaned)• Spot cleaning all horizontal and vertical surfaces (up to eye level)• Spot cleaning all partition glass (up to eye level)• Spot cleaning all walls, light switches and doors• Cleaning and polishing drinking fountains• Dust mopping all hard surface floors with a treated mop• Wet mopping of all hard surface floors• Vacuuming all carpeted traffic lane areas (corridors, reception area and board rooms)•

5.08 Bomb Threats

If you receive a bomb threat, take it seriously:

• Call 911 to notify police• Call Canderel Management Office 613-594-0238 OR Constitution Security at 613-598-4624.

While the call might catch you off guard, be prepared to obtain precise info from the caller including:

• Time of the call• Exact wording of the threat• Any distinguishing characteristics of the caller such as the voice or background noises

For a complete Bomb Threat questionnaire, refer to the forms in section 9 in this manual or contact the Canderel Management Office.

In the event that a suspicious object is found, local police or property security may recommend a partial or complete evacuation.

5.09 Fire Alarm System

Constitution Square is equipped with a two-staged fire alarm system. It has two separate and distinct tones:

1. The Alert Tone (chime) —you’ll hear an intermittent beeping tone.2. The Evacuation (whoop) Tone—you’ll hear a continuous siren tone.

When an alarm is activated from any floor, the floor where the alarm originates and the floor above and below will receive the Evacuation Tone (whoop). The remainder of the floors in that elevator bank will receive the Alert Tone (chime). Also, these floors receive live verbal announcements of where the alarm was triggered and that the Fire Department has been notified.

What to do when the Evacuation Tone sounds 1. Do not wait for announcements.2. Remain calm and immediately evacuate via the nearest fire exit, closing all doors behind you.3. Follow the directions of your Fire Wardens.4. Alternate exits may be accessed at crossover floors (approximately every 5 floors).5. Do not use elevators, as they will automatically “home” to the ground floor.6. Do not return until a fire official or Building Management personnel has announced that the alarm

condition has been cleared.

What to do when the Alert Tone sounds 1. This Alert Tone indicates a potential fire condition somewhere in the building. Remain at your

workstation but be prepared to leave the building if it becomes necessary. 2. Listen to announcements/instructions via the voice communication system and follow the

instructions of your Fire Warden.

6.03 Special Cleaning Services

Hallmark Housekeeping, an independent housekeeping company, is currently under contract to provide housekeeping services at Constitution Square.

In addition to the regular cleaning services you receive, a number of cleaning services are offered to keep your work environment clean and productive. To find out more or to book a specialized cleaning service, go to Angus Anywhere. Special cleaning services are contracted on a user-fee basis. These include:

• Carpet and upholstery cleaning• Partition glass cleaning• Floor refinishing and wall washing• Computer cleaning• Kitchen services• Furniture polishing• Emergency service• Fire and flood restoration

6.04 Window Cleaning

Exterior window cleaning is completed two times a year (2nd floor up), weather permitting. Interior window cleaning is completed two times a year. We’ll let you know in writing prior to interior window cleaning so that you can make sure the areas around the windows are cleared.

6.05 Recycling Program

We believe everyone needs to do their part to help the environment. That’s why we encourage everyone to participate in our many recycling initiatives. It’s a great way to help protect our environment while keeping operating costs down.

Canderel provides: • recycling container with small saddle garbage for each workstation• A large recycling container in all kitchen areas for bottles and cans• An organic container for coffee grounds and food waste in your kitchen

If you require replacement or additional recycling containers please go on Angus Anywhere. Please note that we don’t provide kitchen garbage containers.

What is Recyclable?

If it’s made of paper, you can recycle it. That includes all this: • Fax paper, photocopies, shredded paper, laser printout paper (large quantities of computer

printouts will be picked up on request) • Inter-office envelopes, window envelopes• Pressure sensitive stickers such as post-it-notes• Magazines, newspapers, phonebooks, catalogues• Coated paper, brown Kraft paper, file folders• Carbonless paper, wrapping paper• Cardboard & boxboard

If it’s a can, glass or a plastic container, it can be recycled: • Plastic and glass bottles, milk cartons, tetra packs, jugs, metal cans, food cans, jars, tubs and lids

and aluminum paper (these items are pre-sorted on site and routed for shipment directly to the appropriate recycling depots)

It’s not just paper that can be recycled. Other recyclable products include: • Wooden skids• Batteries from pagers, cell phones, small electronic devices, etc., are recycle please collect the

batteries in one area and go to Angus Anywhere to request a pick-up and your battery box whenyou have a full collection

• Lights

What is NOT RECYCLABLE? • Plastic food wrap.• Plastic grocery bags, Styrofoam containers, waxed cardboard• Rubber bands, paper clips, carbon• Large server room batteries

6.06 Carton Recycling

To recycle cardboard cartons, please follow these instructions: • Flatten cartons• Retain flattened cartons in the freight elevator lobby.• Clearly mark the carton(s) “recycle” and go to Angus Anywhere for garbage/recycling stickers

Housekeeping staff will remove garbage nightly. If you accumulate a large number of cartons, boxes or excessive waste during business hours, please go to Angus Anywhere to arrange removal.

6.07 Electronic Waste Disposal

Toxic materials found in electronic devices, like lead and mercury, can be extremely hazardous to the environment. Our E-Waste Program is aimed at reducing electronic waste in landfills through the proper disposal of electronics. We collect the following items:

• Computers and monitors, laptops, cables, speakers, servers, desktop printers, televisions, radios,stereos and cell phones.

Please collect all E Waste in one area and go to Angus Anywhere to request a pick-up.

All areas are serviced for pest control once a month by an independent contractor. This service is provided afterhours, and is included in the operating costs of the building. If you notice any pests please contact us via Angus Anywhere to arrange additional services.

7.02 LEED Certification

LEED is a globally recognized green building rating system for the design, construction & operation of buildings. Projects can achieve a “Certified”, “Silver”, “Gold” or “Platinum” level of certification. All Canderel office buildings are aligned with the LEED for Existing Buildings: Operations & Maintenance rating system and almost all have achieved or are working towards gold LEED EB:O&M certification.

7.03 Green Teams

Some of our greatest green initiatives have come from our customers. That’s why we’ve created joint landlord-tenant green teams. They’re focused on defining a building’s sustainability goals, implement best practices, develop campaigns to help achieve those goals, and get people talking. SECTION VIII: RULES AND REGULATIONS

Purpose

The following Rules and Regulations have been adopted for the safety, benefit and convenience of all tenants and other persons in the Building. The Tenant shall at all times comply with, the Rules and Regulations that are currently in effect.

Life Safety

• If any emergency situation arises the Tenant shall cause all occupants of the Premises to vacatethe Building if directed to do so by the Landlord or any public authority, in the manner prescribed bythe Landlord or such public authority.

• No inflammable, explosive or dangerous materials shall be stored or used in the Premises and theTenant shall not do, or omit to do, anything which may in any way breach Applicable Laws,increase the risk of fire or obstruct or interfere with the rights of other occupants of the Building.

Security

• The Landlord may require that any Person entering and leaving the Building at any time other thanBusiness Hours identify himself and satisfy security measures prescribed by the Landlord fromtime-to-time. The Landlord may prevent any Person from entering the Premises unless that Personpossesses a key, pass or other authorization satisfactory to the Landlord, and may prevent anyPerson removing any goods therefrom without written authorization. The Landlord may institute aphoto-identification or other security system, in which case identification cards or other necessarysecurity devices must be obtained from the Landlord at the expense of the Tenant.

• All entrance doors to the Premises must be kept locked when the Premises are not in use. Exceptas provided for below, all locks within the Premises and on the access doors to the Premises willpermit access by the Landlord's master key or access cards. The Tenant shall not install any locks,bolts or other security devices affecting access to the Premises, or any part thereof, without theLandlord's prior written consent, which may be granted on a conditional basis. No change may bemade to existing locks or locking mechanism within the Premises or on the access doors to thePremises without the Landlord's written consent and co-ordination.

Housekeeping

• The Tenant shall keep the Premises tidy and free from rubbish, which shall be deposited inreceptacles designated by the Landlord for waste.

• The entrance, lobbies, elevators, staircases and other such facilities of the Building shall be usedonly for access to the Premises; the Tenant shall not obstruct or damage such facilities, or permitthem to be obstructed or damaged by its agents, employees, officers, invitees or others under itscontrol.

• The Tenant shall not obstruct access to main header ducts, janitor and electrical closets and otherBuilding Systems.

• The Tenant shall, at its expense and at such reasonable intervals as the Landlord requires,exercise such pest control measures as directed by the Landlord using contractors designated bythe Landlord, failing which the Landlord shall have the right, at its option, to exercise such pestcontrol measures for the Premises, at the expense of the Tenant.

Receiving, Shipping, Movement of Articles

• No heavy equipment, safes or other items shall be moved by or for the Tenant except with the priorwritten consent of the Landlord, which may be arbitrarily withheld. Any such item shall be movedupon the appropriate steel-bearing plates, skids, or platforms, subject always to direction by theLandlord, and shall take place at such times and by such Persons as the Landlord shall haveapproved.

• No equipment, freight, office materials or supplies, furnishings or bulky matter shall be moved in orout of the Premises or carried on the escalators or elevators of the Development except duringsuch hours as the Landlord shall have approved. Hand trucks and similar appliances shall beequipped with rubber tires, rubber bumpers and other safeguards approved by the Landlord, andshall be used only by prior arrangement with the Landlord.

• The Tenant shall receive ship and take delivery of, and require shippers and others to deliver andtake delivery of, equipment, freight, office materials and supplies, and furnishings only through theappropriate service and delivery facilities and elevators provided in the Development and subject tosuch further regulations as the Landlord may from time-to-time impose. The service elevators in theDevelopment and the Building shall not be used for the movement of any such item without theprior written consent of the Landlord and shall be left in clean condition following use.

Prevention of Injury to Premises

• The Tenant shall not misuse or damage the Premises or any of the improvements or facilitiestherein or unreasonably deface or mark any walls or other parts of the Premises.

• The Tenant shall not:- install or use any radio, television or other similar device in the Premises which may in any

manner constitute a disturbance or an annoyance to any other tenant in the Development; - install in the Premises or elsewhere in the Building any transmitting radio communications

equipment without the Landlord's prior written consent; or - Operate an electrical device from which may emanate electrical waves that may interfere

with or impair radio or television broadcasting or reception from or in the Development. The Tenant shall not in any case erect or cause to be erected any satellite dishes or aerial anywhere in the Development.

Windows

• No curtains, blinds or other window coverings shall be installed by the Tenant without the priorwritten consent of the Landlord. Window coverings that are installed shall comply with the uniformscheme of the Building.

• The Tenant shall not interfere with any window coverings installed upon exterior windows of theBuilding, and shall close such window coverings during such hours as the Landlord may require,and shall not install or operate any interior window coverings installed by the Tenant so as tointerfere with the exterior appearances of the Building or the climate control system of the Building.

Washrooms

The water closets and other water apparatus shall not be used for any purpose other than those for which they were constructed, and no sweepings, rubbish, rags, ashes or other substance shall be placed therein. The Tenant shall be responsible for any damages resulting from misuse caused by it or by its agents, employees, officers, licensees or invitees. The Tenant shall not let the water run unless it is then being used.

Use of Premises

• No cooking or preparation of food which requires venting or produces odors shall be permitted inthe Premises and no electrical apparatus likely to cause overloading of electrical circuits shall beused therein.

• The Tenant shall not use or permit use of the Premises in such manner as to create any noises orodors objectionable or offensive to the Landlord or any other tenant or occupant of the Building orother nuisance or hazard or to breach the provisions of Applicable Laws or any requirement of theinsurers of the Building.

• No Person shall use the Premises for sleeping apartments or residential purposes, or for thestorage of personal effects or articles other than those required for business purposes.

• No musical instruments or sound producing equipment or amplifiers which may be heard outsidethe Premises shall be played or operated on the Premises.

Canvassing, Soliciting, Peddling

The Tenant shall not perform, patronize or permit anyone under its control to perform any canvassing, soliciting or peddling in the Development and shall not install in the Premises any machines vending or dispensing refreshments or merchandising, except with the prior written consent of the Landlord.

Bicycles

Bicycles or other vehicles shall not be brought or left in or upon any part of the Development except in such area or areas as are designated by the Landlord from time-to-time.

Signs

If pursuant to Section 6.07 of the Lease the Tenant is permitted to erect, affix or install any sign or lettering which may be seen outside the Premises it shall at its own expense erect and maintain in good condition and repair any such sign or lettering and shall observe and comply with Applicable Laws, including the payment of license or other fees.

General

These rules and regulations, together with all amendments, deletions and additions, are not necessarily intended for uniform application, but may be waived in whole or in part in respect of other tenants of the Building without affecting their enforceability with respect to the Tenant and the Premises, and may be waived in whole or in part with respect to the Premises without waiving them as to future application to the Premises. The imposition of such rules and regulations shall not create or imply any obligation of the Landlord to enforce them or create any liability of the Landlord for any such lack of enforcement.
