FOREWORD

The enclosed details are indicative of current practice and are issued for guidance

only.

Any timber frame structure manufactured and supplied by Sips eco panels will be

designed specifically for the project and will be detailed accordingly. Construction

of the timber frame must be carried out in accordance with the drawings and details

issued for construction.

Sips eco panels reserve the right to amend details as required to reflect revised

practices and changes in Building Regulations.

Whilst we believe that the contents reflect current Building Regulation requirements

it is the builder's or project manager's overall responsibility to ensure compliance

and to seek approval from Building Control Officers or other certifiers, as no

warranty is given or should be implied as to the accuracy of the information for any

specific application.

THIS MANUAL MUST BE READ IN CONJUNCTION WITH NHBC AND OTHER

GUARANTOR'S STANDARDS, ALL RELEVANT BRITISH STANDARDS AND

CODES OF PRACTICE AND ANY OTHER SPECIFICATIONS RELATIVE TO

YOUR PROJECT.

CONSTRUCTION (DESIGN & MANAGEMENT) REGULATIONS (1994)

All construction projects large and small are subject to the CDM Regulations

(1994). Essentially the regulations make the client responsible for implementing

aspects of health and safety on their site.

If the development will be for a domestic client or will be less than 30 days in

duration then the responsibility for Health and Safety is then passed onto the main

contractor. In most cases for Sips eco panels the client is the main contractor.

In all cases the client may devolve this responsibility to a CDM Planning

Supervisor, who will act on the clients behalf. Please refer to a Planning

Supervisor for advice.

The Party Wall etc. Act 1996 came into force on 1st July 1997 throughout England and Wales.

If you intend to carry out building work which involves one of the following categories:

· Work on an existing wall or structure shared with another property (section 2 of the Act)

· Building a free standing wall or a wall of a building up to or astride the boundary with a

neighbouring property (section 1 of the Act)

· Excavating near a neighbouring building (section 6 of the Act)

You must find out whether that work falls within the Act (your project manager will be able to

advise you on this). If it does, you must notify all affected neighbours. A notice must be given

even where that work will not extend beyond the centre line of a party wall.

The Act covers:

· Works that are going to be carried out directly to an existing party wall or structure

· New building at or astride the boundary line between properties

· Excavation within 3 or 6 metres of a neighbouring building or structure depending on the depth

of the hole or foundations.

The Act provides a framework for preventing and resolving disputes in relation to party walls,

boundary walls and excavations near neighbouring buildings. It is based on some tried and tested

provisions of the London Buildings Acts, which applied in inner London for many decades.

On the following page a brief, simple outline is given to explain the Act.

THIS IS NOT AN AUTHORATIVE INTERPRETATION OF THE LAW. You must remember that

reaching an agreement with your neighbour under the Act DOES NOT remove the possible need

for planning permission or building regulations approval.

In all cases please refer to a party wall surveyor for advice.

The Act recognises two main types of party wall. These are referred to as a 'party wall' or a 'party

fence wall'.

A wall is a 'party wall' if:

(i) it forms part of a building and stands astride the boundary of land belonging to two (or more)

different owners; or

(ii) it separates buildings and it either

(a) stands astride the boundary of land belonging to two (or more) different owners; or

(b) stands wholly on one owner's land, but is used by two (or more) owners to separate their

buildings. Where one person has built the wall in the first place and another has butted their

building up against it without constructing their own wall, only the part of the wall that does the

separating is 'party' - sections on either side or above are not 'party'.

A wall is a 'party fence wall' if it is a wall which is not part of a building, that stands astride the

boundary line between lands of different owners and is used to separate those lands (for example

a garden wall). This does not include such things as wooden fences.

The Act also uses the expression 'party structure'. This is a wider term, which could be a party

wall or a floor partition or other structure separating buildings or parts of buildings approached by

separate staircases or entrances (for example flats).

If you plan to:

· Excavate, or construct foundations for a new building or structure, within 3 metres of a

neighbouring owner's building or structure where that work will go deeper than the neighbour's

foundations; or

· Excavate, or construct foundations for a new building or structure, within 6 metres of a

neighbouring owner's building or structure where that work will cut a line drawn downwards at

45o from the bottom of the neighbour's foundations;

You must inform the adjoining owner by serving a notice. The notice must also state whether you

propose to strengthen or safeguard the foundations of the building or structure belonging to the

adjoining owner. The notice must be accompanied by plans.

The Act contains no enforcement procedures for failure to serve a notice. However, if you start

work without having first given notice in the proper way, adjoining owners may seek to stop your

work through a court injunction or seek other legal redress.

Aggregate: sand and/or stone mixture, used with cement to make concrete

Architrave: wooden strips around a door or window, which cover the join between the door lining and wall

Barge board: the board that hides and protects the outside edge of a gable

Barge foot: Timber piece at the bottom of the bargeboard, blocking off the gap under the eaves

Base rail; also known as bottom plate: the lower horizontal member of a timber wall panel

Batten: a piece of timber fixed in place for something to be attached to - notably, rows of battens are put

on the roof to hold the tiles. These are also used to fix plasterboard to off of the SIPS panel.

Blocking: pre-cut timbers that are fitted between joists above a wall panel on which further wall panels are

fitted, and to fix plasterboard at ceiling level

Breather membrane: waterproof sheeting applied to the outside of a SIPS panel to keep water out but to

let the frame 'breathe'

Cavity: the gap between the external and internal walls of a house. Cavity construction is common in this

country. A drained and vented cavity is maintained between the external cladding (brickwork or similar)

and the timber structure to remove any water that penetrates the outer skin in extreme conditions while the

venting increases the safety margin against condensation risk.

Cavity closers: These close the cavity in a cavity wall. For instance at eaves level and at window and

door openings. They prevent smoke from penetrating the building. They could be sleeved mineral wool or

timber. These must be treated timber and cut ends brushed with preservative. A separate DPC should be

fitted on the outside to protect the timber.

Cement: A powder that, when mixed with water and aggregate forms concrete, screed, mortar or render. It

is a term occasionally used for glue.

Compactor: machine with vibrator that compacts material - e.g. hardcore in foundations

Concrete: a mixture of water, sand, stone and a binder (usually cement) that hardens to a stone like mass.

Corbel: projection of brickwork from a wall, for instance to support a beam or roof truss.

Courses: Parallel layers of brickwork, blocks, tiles etc. A soldier course is a course laid vertically - for

instance, above a window

Decking: term used to describe any timber floor area

DPC and DPM: damp proof course and damp proof membrane respectively. A DPC is a wide strip of

plastic laid along the base of the brickwork skin to prevent rising damp. A dpm is plastic sheeting laid

under or over the concrete slab to prevent damp rising

Dry lining: plasterboard finish to walls fitted to battens off of the SIPS panel.

Eaves: The lowest, overhanging part of a sloping roof, or the area under it. Usually used to fix gutters to.

Efflorescence: Powdery white salts on the face of brickwork as it dries out, created by water moving

through the wall from gypsum or pyrite in the clay and coal the bricks are fired with. When the water dries

out, salt deposits are left behind. Efflorescence can be greatly reduced, if not prevented, by keeping bricks

dry during laying, which includes covering them at night.

Fascia: board fitted over the ends of the roof trusses and carries the gutter

Felt: sheets laid beneath the roof tiles to waterproof the trusses below.

Flashing: lead used to dress up walls at external joints for instance around chimneys.

Frog: a depression in one or more faces of a brick. Such bricks should be laid with the frog facing up

Gable: the end of a wall that is vertically triangular in shape

Gable ladder: pre-made component which abuts the first roof truss and forms the overhand on a gable roof.

Gallows brackets: Triangular brackets used to support the weight of an

item such as a bay window or porch

Joist: a beam that supports a floor or ceiling

Lintel: a beam above doors and windows and other openings used for supporting the structure above.

Open Perpends: The cavity between the SIps wall and brick or block cladding should be self draining. The

openings (Open Perpends) provide for drainage; Open Perpends at 1.5 m maximum centres should be kept clear

of mortar. Proprietary plastic ventilators of perpend width are available. Open Perpends should be used above

wherever the cavity is bridged with a horizontal cavity tray,such as a lintols or roof abutments etc.

OSB: Oriented strand board is an engineered wood product formed by laying strands (flakes) of wood in specific

orienations. It is used on the outside faces of a SIPS panel sandwiching the expanded poystyrene. It can also be

used in many ways the same as plywood and is becoming a more popular form of board.

Oversite: concrete base laid over the foundations. Normally the ground floor slab.

Panel: a section of wall, floor, ceiling or roof pre-fabricated and forming part of a timber frame kit

Profiles: timber boards that are used initially to mark the foundation boundaries

Purlin: a beam in roof construction, which supports the rafters or SIPS roof panels.

Quilt: term used to describe the mineral wool often supplied in rolls 300-900mm wide used for insulation of internal

walls and floors

Rafter feet: end of rafter where gutter or fascia is fixed

Ring beam: perimeter timber in a joist frame floor

Rim beam: Similar to a ring beam but acting as a continuous lintel around the perimeter of a building.

Sarking: a detail of roof boarding common in Scotland that can be used to give extra strength and

weatherproofing. The entire roof is covered by sheathing boards nailed to it before the roof is felted and then tiled.

Screed: smooth sand and cement mixture applied to finish off a concrete floor

Setting out: marking out on the ground the area where the house is going to be built

Skim: thin topcoat of plaster. It can be applied to plasterboard to give a slightly silkier feel to the wall. Most

plasterboard is however, finished 'dry' when it is taped and jointed, ready for immediate decoration

Soffit: flat plywood fixed beneath the eaves between the back of the

fascia and the wall to conceal the rafters. It can incorporate a soffit ventilation strip to ventilate the roof space if

breathable roofing felt is not used

Soleplate: a treated timber anchored to the base to fix and set out wall panels

Stack: soil pipe running from top of the house down to the drain. The top is open to the outside allowing the drain

to ventilate. Some stacks are non-venting and these will have a screwed down cover. These must be joining a drain

run that is ventilated at its furthest point.

Studwork: the timber framework of internal walls

Tacking: nailing of plasterboard to battens without driving the nail fully home

Truss: prefabricated frame for the roof construction. Fink trusses are used as standard and are cheaper than attic

trusses, but the latter will allow space in the loft to be utilised for accommodation. SIPS are used to create a roof

allowing the loft area to be used as usable space where possible.

Vapour control layer (vcl): 500g gauge polythene sheeting. An airtight skin to prevent interstitial condensation.

Fitted to the inside face of an external wall or internal room where steam can occur it protects the wall from

condensation.

Verge: the point at which the brickwork in a gable meets the roof. It is the overhang of the roof that should not

exceed 50mm.

Wallplate: horizontal members attached to the end of studding in internal panels. Head binders are also referred

to as wallplates.

Wall ties: span the cavity to help support the brickwork of the outer walls. Helifix TimTie 6 or stainless steel timber

frame wall ties may be used. These are screwed into the panel and laid on the mortar bed of brickwork.

HORIZONTAL LIFTING CAN CREATE SUFFICIENT TWIST IN THE FRAME TO CAUSE GLAZING

SEAL MOVEMENT, AND THUS WATER PENETRATION CAN OCCUR IF THIS IS NOT RECTIFIED

WHEN FIXING. IN THE WORST CASES, WITH LARGE GLAZED WINDOWS, GLASS BREAKAGE

CAN OCCUR BY POOR HANDLING.

IT SHOULD BE NOTED THAT DISTORTION IS NOT A PERMANENT FEATURE OF MISHANDLING

AND CAN BE RECTIFIED SIMPLY DURING THE FIXING OPERATION.

FOR WINDOWS ABOVE GROUND FLOOR LEVEL IT MAY BE NECESSARY TO USE SPECIALIST

LIFTING EQUIPMENT FOR HEAVY FRAMES.

PREPARATION OF THE FRAME.

1. IF FIXING BRACKETS ARE TO BE USED, THEN THESE SHOULD NOW BE FIRMLY ATTACHED

TO THE OUTER FRAME, STARTING NO LESS THAN 150mm MINIMUM FROM THE CORNERS

AND NO MORE THAN 600mm APART.

2. IF IT IS REQUIRED TO SCREW THROUGH THE MAIN OUTER FRAME INTO THE STRUCTURE,

THEN THE GLASS IN THE APPROPRIATE FIXED LIGHTS MUST BE REMOVED. REFER TO

SUPPLIER'S INSTRUCTIONS.

3. IF A SILL IS REQUIRED AND HAD BEEN SUPPLIED SEPARATELY FROM THE WINDOW, THEN

IT MUST NOW BE ATTACHED IN ACCORDANCE WITH THE MANUFACTURERS INSTRUCTIONS.

IF THE SILL IS TO BE FIXED TO THE WINDOW FRAME WITH SCREWS, ALWAYS SCREW FROM

THE UNDERSIDE OF THE SILL INTO THE FRAME. IT IS IMPORTANT THAT THE FIXING SYSTEMS

DO NOT PENETRATE DRAINAGE CHANNELS. (SEE MANUFACTURERS SEPARATE

INSTRUCTIONS).

4. IF THE WINDOW IS TOO HEAVY FOR CONVENIENT HANDLING, THE GLASS UNITS MAY HAVE

TO BE REMOVED (SEE SUPPLIERS INSTRUCTIONS) OR IN THE CASE OF AN INWARD OPENING

TILT AND TURN WINDOW, IT MAY BE MORE CONVENIENT TO REMOVE THE SASH OR SASHES.

(SEE SUPPLIERS INSTRUCTIONS). ONCE THE SASH HAS BEEN REMOVED, DO NOT ALTER

THE POSITION OF THE OPERATING HANDLE UNTIL THE SASH HAS BEEN REFITTED.

5. STORE ANY GLASS OR SASH YOU HAVE REMOVED SAFELY AWAY FROM WHERE YOU ARE

WORKING.

FITTING LOCATING SILL.

1. THE TONGUE OF THE SILL LOCATES IN THE OUTER FRAME GROOVE, THE EXCESS SPRUE

OF THE WELD MUST BE CLEARED OUT SO THE SILL FITS FLUSH WITH THE WINDOW FRAME.

2. A THIN LINE OF SILICON SHOULD BE APPLIED TO THE BOTTOM RAIL OF THE WINDOW

BEFORE THE SILL IS APPLIED.

3. AT THE END OF THE WINDOW AND SILL, SILICON SHOULD BE APPLIED TO BLOCK OFF ANY

WATER PENETRATION CAUSED THROUGH CAPILLARY ACTION. (APPROX. 8mm IN)

4. END CAPS SHOULD NOW BE FITTED USING EITHER CONTACT GLUE OR CONTACT CEMENT.

INSTALLATION.

1. CHECK THAT THE FRAME WILL FIT INTO THE APERTURE. THERE SHOULD BE A MINIMUM

OF 10mm CLEARANCE ON BOTH HEIGHT AND WIDTH, 5mm ALL AROUND THE FRAME. CHECK

THAT THE DPC HAS BEEN INSTALLED & IS NOT DAMAGED.

2. OFFER THE WINDOW INTO THE APERTURE, BEDDING IN THE MANNER RECOMMENDED BY

THE SYSTEM SUPPLIER, TEMPORARILY WEDGING IT INTO POSITION MAKING SURE ITS LEVEL

& PLUMB.

3. FIX THE WINDOW INTO THE APERTURE USING EITHER FIXING BRACKETS OR BY DRILLING

AND SCREWING THE OUTER FRAME, SCREW HOLES SHOULD BE NO LESS THAN 150mm

FROM THE CORNERS AND AT NO MORE THAN 600mm CENTRES. IF IT IS NECESSARY TO

SCREW THROUGH THE BOTTOM MEMBER OF THE OUTER FRAME, (WHERE WATER CAN

COLLECT) THEN ADEQUATE SEALING SHOULD BE APPLIED. IF A FIXING IS REQUIRED ALONG

THE BOTTOM MEMBER IT IS PREFERABLE TO USE BRACKETS.

4. INSERT EXPANDING PLUGS AND SCREW HOME FIRMLY. CHECK BY MEASUREMENT THAT

THE ACTION OF TIGHTENED SCREWS HAS NOT DISTORTED THE FRAME. CHECK THAT ALL

OPENING WINDOWS FUNCTION CORRECTLY AND THE HANDLES DO NOT FOUL THE FRAME.

CHECK THAT THE DRAIN PLUGS ARE NOT DAMAGED OR BLOCKED.

5. REFIT SASH OR SASHES THAT WERE REMOVED.

6. CHECK THE WINDOW FOR CORRECT OPERATION BEFORE PROCEEDING WITH THE MASTIC

SEAL OR MAKING GOOD.

ADJUSTMENT OF HINGES.

NORMALLY THE HINGES ARE ADJUSTED ON GLAZED UNITS BEFORE LEAVING THE FACTORY,

BUT IN SOME CASES ADJUSTMENT ON SITE MAY BE NECESSARY.

THIS IS DONE BY TURNING THE SMALL BRASS ADJUSTING SCREW CLOCKWISE TO INCREASE

THE FRICTION. THIS MUST BE DONE GRADUALLY IN SMALL INCREMENTS AND EVENLY ON

BOTH SIDES TO AVOID TWISTING THE FRAME DURING THE OPERATION.

THE FRICTION SHOULD BE ADJUSTED UNTIL THE OPENING LIGHT WILL REMAIN FIXED IN ANY

OPEN POSITION.

CLEANING OF uPVC WINDOWS

TO KEEP THE WINDOW FRAMES IN GOOD CONDITION THEY SHOULD BE WASHED DOWN

REGULARLY WITH A WEAK HOUSEHOLD DETERGENT SOLUTION. FOR STUBBORN GREASY

STAINS USE A SPOT OF WHITE SPIRIT OR METHYLATED SPIRITS ON A CLEAN CLOTH. IN

DIFFICULT CORNERS AN OLD TOOTHBRUSH OR NAIL BRUSH MAY BE USED.

DO NOT USE ABRASIVE CLEANING POWDERS, WIRE WOOL OR AMMONIA BASED CLEANING

AGENTS.

THAT THE DESIGN ADOPTED IS LIKELY TO BE ROBUST UNDER NORMAL

SITE CONDITIONS. THE EDGE OF THE PARTY WALL CAVITY SHOULD BE

CLOSED WITH A MINERAL WOOL BATT AND POLYTHENE SLEEVED MINERAL

WOOL CAVITY BARRIERS TO EITHER SIDE OF THE PARTY WALL IN THE

ROBUST LEVEL OF SEALING.

AT THE JUNCTION OF THE PARTY WALL AND EXTERNAL WALL CAVITY, THE

EDGE OF THE PARTY WALL IS STOPPED WITH EITHER WIRE

REINFORCED MINERAL WOOL, OR A POLYTHENE SLEEVED MINERAL

WOOL CAVITY BARRIER. TYPICALLY ONE WIDE OR TWO NARROW CAVITY

BARRIERS ARE INSTALLED IN THE EXTERNAL WALL CAVITY EITHER SIDE

OF THE PARTY WALL CAVITY. THESE ARRANGEMENTS OF CAVITY

BARRIERS FIRMLY COMPRESSED AND FITTED CORRECTLY SHOULD ALSO

plasterboard linings respectively. If other board thickness length combinations are specified, the

risk of damage to the services should be checked. Refer to CM510 for plasterboard specification.

Where there is risk to services from nails or screws used to fix lining or flooring boards,

proprietary steel protection plates should be fixed to bridge the notch and protect the services. If

holes or notches larger than 25% of stud depth are necessary, double studs may be needed at

these positions to offset the effect of cutting away the cross sectional area. Where such holes or

notches occur in load bearing walls, the modified members should be checked by calculation.

Roof rafters and purlins, trusses, trussed rafters or bracing should never be notched or cut away

without the relevant calculations being checked or approval obtained from the structural engineer

or specialist component supplier.

When drilling or notching is carried out by the electrician or plumber as part of their installation

work, it is essential that they are aware of the above limits.

The bigger proportion of the differential shrinkage occurs in the floor joists. The shrinkage in the rails and binders does not normally

affected since it crosses the floor joist zone. A movement gap in the plasterboard with a cover strip should be provided at the floor zone.

In all cases, the movement gap allowance is for a clear gap. If compressible seals are installed in the gap, the allowance should be

increased as the seal cannot be compressed to zero.

[1] TREE ROOTS KEEP A TREE HEALTHY AND UPRIGHT. MOST ROOTS ARE FOUND IN THE TOP 600mm OF SOIL. THEY OFTEN GROW OUT

FURTHER THAN THE TREE'S HEIGHT. THE MAJORITY OF THESE ROOTS ARE VERY FINE; EVEN CLOSE TO A TREE FEW WILL BE THICKER THAN A

PENCIL. MOST STREET TREE ROOTS GROW UNDER THE PAVEMENT AND INTO THE FRONT GARDENS, BUT THEY CAN ALSO GROW UNDER THE

CARRIAGEWAY.

IF ROOTS ARE DAMAGED, FOR EXAMPLE BY TRENCHING, THE TREE MAY FALL OR LOSE ITS VIGOUR AND DECLINE.
