Around 85% of electrical installation work has been done at the site, which has boosted the confidence of the residents and also spread a positive vibe in the local market among prospective buyers. 9 out of 27 transformers have installed and another lot of 9 transformer is expected to reach the site in few days for which the payment has already been made. ii. The boundary wall work on hold and around 30% of the boundary walls still remains to be constructed. iii. The work of 6 flats under construction by the company is also on hold. iv. Parks, security and cleanliness seems to be reasonably okay. The roads have been dug at various places for electricity work and same will be repaired after the electricity work is over. v. EWS flat no. 93 built up by housing board Haryana is nearing completion and will be delivered in a few months to the consumers. vi. At present 9 families are residing at our colony and 4 plots are under construction out of which 2 our near completion. 2. Sales status i. There have been an average of one resale of plot per month in market of our colony, which are generally conducted by Parveen Makkar and Pramod Nagpal both residents of our colony and Mehta Properties with its office in Haryana Housing Board Colony. last plot sold on resale for Rs. 10400/sq. yard. ii. No sales staff has been deployed in the office to effectively attend the enquiries of sales of flats and plots at our office. 1 of 2

1. Colony Status

i. The over all market study of local real estate reveals that there has been a slow down in the demand of plots and flats even in the developed HUDA sectors adjacent to our colony. though some construction activities are going on in the HUDA sectors. Whereas, the rate in HUDA sectors range from Rs. 10000/sq. yard to Rs. 15000/sq. yard.

iv. A local builder Pintu Mittal of Sirsa is holding 9 plots at various places in our colony and has constructed 3 furnished floors at one of his plot numbered 358 which have ben of-fered for sale to public at price of Rs. 48 lacs the building is complete with all furnishing including furniture air conditions, modular kitchen bathroom with designer fittings he

has also started building 2nd tower at plot 11 which has reached DPC level. According to the market survey no buyer is available at this price.

v. As per the site staff information around 25-30 inquiry are there at our site office, when we don't have any presence in Sirsa local market.

3. Suggestions

i. Deployment of professional sales team for marketing.ii. Completion of boundary walls and flat that have been left incomplete.iii. Completion of electric installation and energisation of permanent electric connections.iv. Promotional activities to encash the positive sentiment generated by electrical installa-

tion in the colony.v. To create customer and resident friendly environment as family from HUDA sectors

from adjoining colony come to play and walk in our park, there by creating a positive and healthy environment in our colony.
