11. CONSTRUCTIONS LAW: The developer will bear the development charges, sewerage, roads, boundary wall, Park and electricity of the housing project. Allottee is bound to leave space of approximately 10 ft. in front of their Plot. 12. SUBLET AND TRANSFERS OF ALLOTMENT: The allottee will not transfer or sell his plot to anyone before taking possession, without prior written permission of the Developer. The Developer may allow such transfer on receipt of all outstanding dues upto that time and transfer fee calculated at the rate of Rs. 20/- per Sq. Ft. in lieu of expenses incurred in connection with documentation done. 13. DELAY IN TAKING OVER POSSESSION: The allottee shall take over possession of the plot within 15 days of receipt of the intimation letter given by the Developer after obtaining proper completion certificate from the authority. The developer shall not be reponsible for any damages or harms incurred as a result of delay from the allottee. 14. ORDERS AND INSTRUCTIONS OF THE AUTHORITY: Besides, the above terms and conditions the orders and instructions of the authority issued from time to time should be followed strictly by the allottee. 15. PAYMENTS: All Payments shall be made by the allottees through Pay Order/Bank Draft in the name of INTERNATIONAL PORT CITY, GWADAR which is being developed at Ankarah Dam Road, Moza Kia Kallat, Gwadar. 16. MAINTENANCE AND SECURITY CHARGES: The allottee shall be liable to pay the Company the maintenance and security charges when determined to maintain the infrastructure and to provide security to the resident per plot. 17. CLAIM OF ALLOTMENT: The allottee can claim the allotment of a unit only if he possesses the sealed file duly signed by designated and authorized person at Safa Builders. 18. Modifications (if required): The developer reserves the right to change or modify the terms and conditions as and whenever required at the discretion of the company. NOTE 1. Quarterly Installments shall be made as per schedule of Payment. 2. Regular payment of installments is the essence of this agreement. 3. Installments should be paid before 10th of each month. 4. Documentation charges shall be paid by the allottee on demand. SIGNATURE OF THE OWNER WITH SEAL SAFA Builders

NAME AND LOCATION OF THE PROJECT:1. The name of the project shall be “INTERNATIONAL PORT CITY, GWADAR” which is being developed at

Ankarah Dam Road, Moza Kia Kallat, Gwadar.

2. BOOKING:The Plots are offered to general public on ownership basis and the allotment shall be done on "first come-first-serve" basis. The Application form, terms and conditions, specifications and schedule of payment etc.will form part of the Contract/Agreement for allotment of the plot and shall be signed by both Allottees andthe Developer. The Plot Number area and total price and commitment, if any, shall be confirmed by theDeveloper at the time of allotment.

3. TERMS OF ALLOTMENT:The plot is offered for allotment on quarterly installment basis and by virtue of the allotment registry shallbe executed whereby the allottee shall own the piece of land fully developed with all specified amenities.

4. DEVELOPMENT CHARGES:That the unit cost is excluding development charges that the allottee will be under an obligation to pay timeto time as and whenever demanded by the company.

5. PAYMENT OF INSTALLMENT:The payment of installment shall be made by the allottee strictly according to the schedule of payment andno reminder or intimation will be issued. In case of delay in payment of installments, the payments will beaccepted in lump sum i.e. Number of installments in arrears and the allottee will also pay interest at rate of5% Per Month for the period of delay. Regular payment of installment is the essence of this allotment. Incase non-payment of installments continues for 45 days, the process of cancellation will be initiated andplot will be cancelled in case of no reply or non-payment within 45 days.

6. DOCUMENTATION CHARGES:Apart from the price of the plot, the allottee shall also pay documentation charges for registry. Such extracharges including any miscellaneous expenses which may be incurred by the Developer in fulfilling theformalities of the various departments and agencies etc. as specified in the schedule of payment, shall bepaid by the allottee in cash on demand. The allottee will extend full cooperation with the Developer to enablethem to complete the formalities of registry within 3 months from the date of the request from the Developer.Unless registry is executed in favour of the allottee, the Plot shall continue to vest in the Company and theallottee shall not be entitled to encumber mortgage or sale in any manner on the basis of allotment and theCompany shall not be bound by any such act of the allottee.

7. CONNECTION AND METER CHARGES FOR WATER, SEWERAGE & ELECTRICITY:The allottee shall also pay extra charges for connection and meter, water, sewerage, electricity, gas, betterment,outer development & other charges for connection for fulfilling requirement and formalities of the variousdepartments in cash on demand and the allottee shall extend full cooperation to complete all the formalitiesas specified in the schedule of payment.

8. DEVELOPMENT TO CONFIRM TO THE PLANS AND SPECIFICATION:The land shall be developed strictly according to the approved layout plan and specification but if any changeis made in final demarcation or in revised layout plan, the plot number and area of plot which is Allotted atthe time of booking may be changed for which the allottee shall have no right of objection.

9. AVAILABILITY OF SERVICES:The Developer will develop the area and provide roads, water and sewerage services. The availability forthe services depend on the provision of the same by concerned authorities. The Developer will accept noresponsibility of these services if delayed by concerned departments.

10. SURRENDER OF ALLOTMENT:The allottee can withdraw his/her allotment of the plot on surrendering the original Letter ofAllocation/Receipts/Allotment along with a prescribed application in writing to the Developer and in this case,the Developer will refund the allottee after the deduction of 20% of total cost of unit as establishment/servicescharges after the rebooking of the same unit. If, however, the rebooking is not processed, the said refundwill be executed after the completion of the project.
