The Olympics have been spectacular to watch since the opening ceremony. There has been a huge interest locally due to the close proximity of several of the athletes. We are indeed fortu-nate to live in an area that shares the interest in some of the popular Olympic events. Many of these Olympians have raced on our slopes. My congratulations go to all that compete as they are all winners in my mind. Speaking of winners, SCBA members are the biggest winners. I want to welcome two new mem-bers: Brian Bradley from Vantia Hardwoods, Eric Stern from Acoustical Floor Systems, Carlos Lopez from Nature Designs Log Homes and Jim Baker from Set-It LLC. Breck Jobsite Theft Breckenridge Police Department has informed SCBA of equipment and tool theft at a Discovery Hill jobsite. Three pages of equipment and tools were taken, according to Officer Jaala Cahill. The missing items have very distinctive grey markings of the letters “MQV.” Officer Cahill requests anyone noticing these markings at a jobsite to please call her at Brecken-ridge Police Department at 970-453-2251 extension 1643.

Building Better Relationships with Builders The principal reason most associate members join the home builders association is to get business from the builder mem-bers. However, it is not always easy and it is never auto-matic. Membership does not give an associate member the right to a builder’s business. What it does, rather, is give him the opportunity to seek business from builders. Many build-ers in turn will try to do business with an associate member, provided there is a favorable balance to him in price, ser-vice, and quality. Consider some of these basic principles in building your relationships with builder members: DO: � Visit the builder regularly with good reason -- do not waste his time. Do not underestimate his interest in new products. � Keep his literature current. The builder needs current in-formation if he is going to use your product, not only to show his customers, but for other suppliers or subcontractors that may be involved in installing your products. � Keep the builder informed if there are pricing or product changes. There has never been a builder who liked price increases, but they dislike surprises even more. Timely notice will allow him to adjust his budget. � Let him know immediately if a product is discontinued or going to be discontinued, and what his replacement options are. � Tell him immediately if a product or service is going to be delivered late. Stay in touch with him so you know when you and/or your product are needed. Remember that other suppliers and subcontractors may be affected when you are late. � Sell quality products and do not compromise your reputa-tion with inferior products or services. � Be honest with the builder about what features or bene-fits he may gain by paying a little more. If your offering has deficiencies, tell him in advance so he can make adjust-ments. � Do not waste the builder’s time -- take care of his needs quickly. When you make an appointment, be on time or call

to say you will be late. He has to deal with a lot of sup-pliers and subs. � Be knowledgeable. Try to understand his business. Is he building luxury homes or affordable housing? Take Certi-fied Graduate Associate (CGA) classes to stay informed of trends in the building industry and be a source of infor-mation to him. Find answers to his questions. Reliable in-formation will keep him coming back to you. � Get actively involved in the home builders association. Just as the builder makes his living from the building indus-try, so, too, do you. Getting involved not only benefits the industry as a whole, but also gets you the recognition you need from builder members. Regular meeting attendance will give you additional visibility. Devote some of your advertising budget to placing ads in the association’s newsletter. � Encourage pride and service throughout your company. You are judged by the attitude of everyone who works for you. Polite secretaries, accounting staff, and delivery people are greatly appreciated. However, DO NOT: � Do not speak negatively about your competitor or his product or services. He may be a personal friend of the builder or even a fellow member of the home builders association. We all have to prove ourselves to be ac-cepted. You will not succeed by speaking negatively about your competition. Also, the builder may have been using your competitor’s product or service. By speaking negatively, you are saying that the builder was not very smart for using it. In either case, you are going to make the builder defensive. Instead, focus on making positive statements about your products or service. Give him refer-ences of other builders who have been satisfied with your product, service, quality, and price. � Do not misrepresent the facts, or, to put it bluntly, don’t lie. Whether it’s about a delivery, what you or your prod-uct can do, or about price, never become an untrustworthy businessperson. Do not tell the builder you are giving him the best price in town when you may have given someone else a better price. Prices can vary based on quantity, delivery, and a variety of other factors, and builders know that. They do not want to be lied to any more than you do. Bottom line, selling to builders takes a lot of common sense and courtesy. Your membership in the home builders association is a tremendous asset to your business. By applying these basic rules to your sales strategies and actively participating in the association, you can greatly enrich your builder relationships, increase your sales opportunities, and grow as a consummate profes-sional.

Housing Starts Rise in January February 17, 2010 - Nationwide housing production hit its strongest pace in the last six months this January, posting a 2.8 percent gain to a seasonally adjusted annual rate of 591,000 units, according to figures released today by the U.S. Com-merce Department. “Builders are starting to see the positive impacts of home buyer tax credits and other favorable buying conditions in terms of consumer demand, and are cautiously increasing pro-duction to meet that demand,” said National Association of Home Builders (NAHB) Chairman Bob Jones, a home builder from Bloomfield Hills, Mich. “As our latest home builder surveys have indicated, to-day’s excellent home buying conditions – including the avail-ability of tax credits for first-time and repeat buyers, very favorable mortgage rates and stabilizing home values – are helping drive potential buyers back to the market,” said NAHB Chief Economist David Crowe. However, he said, “A continuing shortfall in available credit for building projects is still produc-ing a drag on new construction and slowing the progress of recovery in housing and the overall economy.” The overall gain in housing starts was reflected on both the single- and multi-family side this January. While single-family starts posted a 1.5 percent gain to a seasonally adjusted, an-nual rate of 484,000 units, multifamily starts posted a 9.2 per-cent gain to 107,000 units. Meanwhile, overall permit issuance, which can be an indi-cator of future building activity, fell 4.9 percent to a rate of 621,000 units in January. This was due entirely to a 23 per-cent decline to 114,000 units on the multifamily side, which offset a big gain in that sector the previous month. Single-family permits held virtually even, with a 0.4 percent gain to 507,000 units. Combined single- and multifamily housing starts rose in three out of four regions this January. The South and West each registered a third consecutive month of improvement, with 1 percent and 8.9 percent gains, respectively, and the North-east also posted a 10 percent gain. The Midwest saw a 3.2 percent decline in overall housing starts. Conversely, permit issuance declined in three out of four regions this January. The West was the only region to post a gain, of 8.5 percent, while declines of 17.8 percent, 20.2 per-cent and 1.3 percent were registered in the Northeast, Mid-west and South, respectively.

Dues Deductibility for 2009

Dues payments to SCBA are not deductible as charitable contributions for federal income tax purposes. However, dues payments may be deductible as ordinary and necessary business expense, subject to exclusion for lobbying activity. Because a portion of your dues is used for lobbying by NAHB and CAHB, $101.26 is not deductible for income tax purposes. Of the CAHB amount, a portion may be transferred to a political committee or used for political purposes. If your company has explicit policy against such activities, please specify your objection and the amount that would have been expended for political purposes will be transferred to the CAHB State and Local Issues Fund.

What Remodelers Need to Know About the EPA’s Lead Paint Rule The U.S. Environmental Protection Agency's Lead: Renovation, Repair and Painting rule governing the work of professional remodelers in homes where there is lead-based paint was published in the Federal Register on Earth Day, April 22. The rule will take effect in April 2010. The rule addresses remodeling and renovation projects disturbing more than six square feet of potentially contaminated painted sur-faces for all residential and multifamily structures built prior to 1978 that are inhabited or frequented by pregnant women and children under the age of six. It requires a cleaning inspection after the work is completed and grants the remodeler flexibility in determining the size of the work area, which can reduce the size of the area subject to containment. The EPA rule also lists prohibited work practices ― including open-torch burning and using high-heat guns and high-speed equipment such as grinders and sanders unless equipped with a HEPA filter. Additionally, the rule establishes required lead-safe work prac-tices, including posting warning signs for occupants and visitors; using disposable plastic drop cloths; cleaning the work area with HEPA vac-uuming and wet washing; and individual certification through a train-ing course. The full rule and brochures for consumers and renovators can be downloaded from the EPA’s Web site. A 2006 NAHB study on lead-safe work practices showed that a home was better off after a remodel than before, as long as the work was performed by trained remodelers who clean the work area with HEPA-equipped vacuums, wet washing and disposable drop cloths. Summary of the Rule Review the points below for a quick summary of the new EPA lead paint rule. 1. Training and Certification Beginning in April 2010, firms working in pre-1978 homes will need to be certified. Along with the firm certification, an employee will also need to be certified as a Certified Renovator. This employee will be responsible for training other employees and overseeing work prac-tices and cleaning. The training curriculum is an eight-hour class with two hours of hands-on training. Both the firm and Certified Renovator certifications are valid for five years. A Certified Renovator must take a four-hour refresher course to be recertified. 2. Work Practices Once work starts on a pre-1978 renovation, the Certified Renovator has a number of responsibilities. Before the work starts this person will post warning signs outside the work area and supervise setting up con-tainment to prevent spreading dust. The rule lists specific containment procedures for both interior and exterior projects. It forbids certain work practices including open flame or torch burning, use of a heat gun that exceeds 1100°F, and high-speed sanding and grinding unless the tool is equipped with a HEPA exhaust control. Once the work is completed, the regulation specifies cleaning and waste disposal proce-dures. Clean up procedures must be supervised by a certified renova-tor. 3. Verification and Record Keeping After clean up is complete the certified renovator must verify the cleaning by matching a cleaning cloth with an EPA verification card. If the cloth appears dirtier or darker than the card the cleaning must be repeated. A complete file of records on the project must be kept by the certified renovator for three years. These records include, but aren't limited to:

verification of owner/occupant receipt of the Renovate Right pamphlet or attempt to inform, documentation of work prac-tices, Certified Renovator certification, and proof of worker training. NAHB believes that record keeping will be a major enforcement tool for the regulation. 4. Exemptions It is important to note that these work practices may be waived under these conditions: The home or child occupied facility was built after

1978. The repairs are minor, with interior work disturbing less

than six square feet or exteriors disturbing less than 20 square feet being exempt.

The homeowner may also opt out by signing a waiver if there are no children under age six frequently visiting the property, no one in the home is pregnant, or the property is not a child-occupied facility. EPA has pro-posed removing this opt-out from the rule.

5. Create a model “system” of building and design for orphanages in Haiti such as the example provided by Greg Mortenson (Three Cups of Tea..) 6. Help the Haitian kids connect with kids and families around the world. (Through an “Adopt a School” program and other means.) Surprisingly enough the internet and communication infrastructure in Haiti will make this possible. (Mike reports that his iPhone works wonderfully in Port Au Prince.) 7. Help the Haitian children reconnect with their families in Haiti.

Help children without families find new ones. 8. Honor and preserve the Haitian Culture for the Haitian Children. On a personal note, there are many paths to involving yourself in this kind of work. As a builder, I want to build. I could join a much larger organization. But this “small” approach will bring me immediately in direct contact with people who need help (and keep me away from bureaucracy and politics.) This direct contact is some-thing I hope to share with all of you, and the residents of Summit County and else-where. There are an awful lot of suffering children around the world but I am choos-ing Haiti because there is some thought that as terrible as the earthquake was, it could be transformational. Mike has a lot of experience in Haiti, and this is one of the things we talked about. That Haiti had been stuck in misery and perhaps now, as a result of the destruction, something new, and better, and lasting can rise from the rubble. That Haiti is so close will help with the “physical” connection. And my iPhone works there. :-) We are working on the blog site and other website matters including bank accounts to handle donations. We are trying to raise $10k for supplies and materials as quickly as possible because there is an orphanage that we know that is really struggling right now, having lost its American host. In lieu of my writings this month, I want to provide the space about Mike Rath’s relief mission to Haiti. Mike plans to leave in March and will keep us informed of ways SCBA and our members can help.

Jane Dvorak Haiti Orphan Rescue Program Note: Mike Rath will be teaming with a Michigan builder, Mike Mahon, whose family has years of humanitarian experience in Haiti. The organizational paperwork for the Haiti Orphan Rescue Program is underway. Mike Rath has pro-vided this information for SCBA. Our objective is essentially to improve the health, welfare, and educational opportunities for Haitian “Orphan” children. We will target orphanages in need of service, support, and reconstruction. We will build new orphanages. In Haiti orphans are not just children without parents, but also abandoned and displaced children. There are approximately 500,000 of these kids in Haiti right now. And most of the orphanages are in really bad shape, as are many of the children. We will be working in Port Au Prince and surrounding areas. We have no political or religious leanings. We will raise funds and we will create safe structures. Our “list” includes the following: 1. Publicize the plight of these kids. The internet provides a cheap, immediate way to do this. Blog, video, Tweet. How about a Facebook full of Haitian Faces. 2. Raise funds and encourage volunteerism by creating awareness and by making it simple for people to give money and time. 3. With money and manpower we can support existing orphanages. Some orphanages are in dire need of maintenance and sanitation. Other orphanages must be demol-ished and rebuilt. 4. Introduce building codes and technologies designed for earthquake and hurricane zones. How about a solar panel on every roof?
