Former Coronet Foods, Inc Building and Property Owned by HL Real EstateLocated in Wheeling, West Virginia
Historical Use of Building and PropertyThe building was utilized by Coronet Foods which processed and distributed value-added fresh cut salads,fruits and vegetables to national retail and foodservice accounts. The Company processed over 1.5-million ofpounds of fresh product a week in a year-round 24/7 operating schedule. The processing of fresh producerequired a fully insulated refrigerated environment which the building provides.
In 1964 Coronet Foods began processing and delivering fresh-cut potatoes and onions in a location neardowntown Wheeling. During the early 1970’s the Company moved to the larger facility located at the currentsite on McColloch Street. The move to the larger facility was necessitated due to the business demands ofproviding fresh cut lettuce, tomatoes and onions for McDonald’s Restaurants.
Coronet Foods serviced McDonald’s Distribution Centers stretching from Chicago to Boston to WashingtonDC/Baltimore areas. The success of providing service to McDonalds was replicated with the same businessmodel which Coronet Foods expanded to the west coast in California, UK, France and China.
The existing building and property was chosen because of the three (3)-large water wells located on thepremises. The water utilized by Coronet Foods on a daily basis ranged from 80,000 to 120,000 gallons perday. In addition, the location of the facility is right off highway interstate 70 which extends from the AtlanticOcean to the Pacific Ocean. The service radius from Wheeling, WV of @500-miles reaches over 40% of theUS population.
In 1999 an additional 40,000 square foot was added to provide a larger processing and warehouse areas.
Highlight of the Building and Property
Current facility is ready for immediate occupancy. Water drains located throughout all processing and warehouse areas. Hammermill located on facility to reduce solid waste to city sewer system. Fully insulated (R-40)processing and warehouse areas with refrigeration to support a 34-38 Fahrenheit
degree temperature range. Separate processing rooms to accommodate separate production needs and reduce food cross-con-
tamination issues. Openness of the large processing rooms can be expanded with elimination of non-weight bearing
walls. Large processing rooms to accommodate high volume production. High ceiling heights (20’+) in large processing and warehouse areas. Warehouse has 10 receiving/distribution doors with levelers with easy access in and out for all trucks. Warehouse is fully racked to easily accommodate over 2000 standard commercial pallet spaces. Own independent potable water system (not city water); three (3) wells on the premises with total
capacity of 1.0-million gallons a day. Ability to expand the facility an additional 50,000+ square feet. Excellent locations adjacent to building to build silos to unload and to pneumatically support the plant
production needs.
