This year our area builders will feature a variety of homes showcasing the latest in design trends and product technologies. Our Parade covers areas of Padre Island, Flour Bluff, Corpus Christi, Calallen, and Tuloso Midway. Whether you are in the market for a new home to buy, or a reputable builder for your new home construction, looking to incorporate new ideas into your dream home, or just want to spend some time visiting the current trends in new home construction, the 2013 Parade of Homes has something for you. Within this Parade guide are maps to all of the featured homes along with floor plans and elevations for each

of the participating builders. This year’s Showcase Home featured by the Builders Association Corpus Christi Area, and built by Newcastle Homes, is located at 15506 Gypsy in the Tradewinds subdivision on Padre Island (see insert map for directions). Extended tax credits for homeowners and builders alike will provide financial relief to those who have made or are going to make investments in energy efficient residential properties. The American

Taxpayer Relief Act (ATRA) of 2012 (known as the Fiscal Cliff Bill), which was passed on January 1, 2013, has added two years to old tax incentives. Builders and homeowners who invest in new energy efficient homes and homeowners who invest in energy efficient retrofits for their existing homes can receive tax credits up to $2,000 for projects completed up until the end of 2013.

What’s even more exciting is that these tax credits can be used retroactively. These energy efficient home tax incentives had expired at the end of 2011. However, if builders or owners invested in energy efficient new homes and improvements to existing homes before the extension, they can now receive tax credits for projects completed anytime in 2012 or 2013.

Homeowner Tax Credits for Existing HomesThe homeowner incentives under this program (Section 25C) include tax credits for the purchase and installation of highly efficient appliances for heating, cooling, and water heating as well as improvements to the envelope of existing homes. Homeowners receive a credit of up to 10% (up to a limit) for the costs of these improvements provided they meet the appropriate criteria for each program.

Home envelope retrofits: Improvement options include increased insulation that meets 2009 IECC specifications to walls, ceilings, or other building envelope sections; replacement of windows, skylights, and exterior doors that meet ENERGY STAR® guidelines; adding window films (certified as meeting a “qualifying insulation system”); sealing building shell and duct cracks to 2009 IECC standards; and installing a pigmented metal roof or an asphalt roof with cooling granules that meets ENERGY STAR® requirements. All improvements must be “placed in service” in 2012 or 2013 to be eligible. The cap for this credit is $200 to $500 depending on the types of projects completed.

Energy efficient appliance installation: Equipment that qualifies for this tax incentive must be high-efficiency and meet specific energy consumption standards (find the specifics here: www.energytaxincentives.org/consumers/heating-cooling.php). The options include gas, oil, and propane furnaces and boilers; central air conditioning units and air-source heat pumps; ground-source or geothermal heat pumps; biomass stoves; fans for heating and cooling systems; water heaters including heat pump water heaters. In order to be eligible, the equipment must be installed during 2012 or 2013 in an owner-occupied home (their principal residence). The cap for this incentive is between $50 and $500 depending on the equipment installed.

Retroactive Extension OfEnergy Eff icient Home

Up To $2,000

Tax Credits for New Energy Efficient Home Construction This tax credit, known as Section 45L, provides a potential $2,000 incentive for new homes that are built more energy efficiently, and is available for both builders and homeowners. In order to receive this tax credit, the new home must reduce energy consumption by at least 50% relative to the IECC-2006 building code (rather than the IECC-2003 building code as was previously the case). Additional criteria for this tax credit, which is available for either site-built or manufactured homes, include:
