Bristol Temple Quarter Enterprise ZoneThe UK’s most exciting metropolitan business destination
Bristol Temple Quarter Enterprise Zone, one of the largest urban regeneration projects in the UK, provides an opportunity to provide 240,000m² of accommodation across a range of uses including commercial, residential, retail and leisure space, all of which will be ideally suited to the needs of creative industries, digital technology, green businesses and financial and business services.
Developers and occupiers will benefit from a business rate discount scheme, a simplified planning regime and ubiquitous superfast broadband. Planning permission has already been granted for 110,000m² of development to come forward.
Temple Quarter will benefit from a large amount of investment in its infrastructure, including £21m to improve access in the area; £11m to provide superfast broadband, and £200m for the citywide MetroBus scheme which will further connect Temple Quarter with the rest of the city. Access to the former diesel depot site, where the proposed £90m Arena will be located, will be vastly improved with a new £11m multi-lane bridge, whilst Network Rail has committed to investing in the electrification of the line from London to Bristol and a full redevelopment of Temple Meads station, which is set to be completed by 2018.

Planning status 110,000m² of development already has planning permission, with capacity to develop at least 130,000m² more.
Ownership The majority of development sites in Temple Quarter are in single ownership. The council has put in place a simplified planning system and dedicated planning service to help reveal the potential of sites and provide
a rapid and flexible response to enquiries. A Spatial Framework has been prepared to guide prospective developers and investors. This non-statutory guidance sets out key urban design principles, reflecting the city’s ambitions for the zone.
Who’s here 350 businesses are already in the zone, including prestigious Top 50 law firm Burges Salmon, BT, IBM, Osborne Clarke, Canada Life and HSBC. New occupants include EMO, the Real Adventure Company and LICenergy UK, a Danish windfarm developer.

The Avonmouth-Severnside Enterprise Area is internationally significant and has the potential to deliver a world-class centre of excellence for the industrial use of recyclable material, backed by an anticipated £500m in private equity funding.
Extending for five miles along the Severn Estuary and covering some 1,800ha, the area is located between Bristol and the River Severn. It is currently a mix of industrial and former industrial areas and greenfield sites immediately adjacent to the M5 and M49 motorways. It consists of two main areas of economic activity – Avonmouth in the south and Severnside in the north. Avonmouth is the closest port to the main centres of UK population with 45 million people living within a radius of 300 kilometres.
