The historic granite landmark has been cleaned outside andgutted inside to create contemporary new civic headquarters for Aberdeen City Council. The results are breathtaking and the renovation has given new life to one of the city’s architectural icons. Apart from the sparkling silver granite, one of the most strikingaspects of the magnificent development is the sense of space in the quadrangle, which was formerly used as a car park. The grand central quadrangle will be open for public use and has been enhanced with lighting and fountains to show the Category A-listed building off to best advantage. “It’s on time, it’s within budget and I am very pleased with what’s happened. It’s been challenging, but the end result is a very commercially viable building,” said Andrew Sproull, programme director of the Marischal College project. “We got it from the university and we have a 175 year lease renewable in perpetuity and fundamentally what we did was we demolished everything except the external walls and we built a new building inside the external walls,” said Mr Sproull. He said the approved budget was £65.8 million and that the project was coming in below that. “It’s brought back into life a very, very, significant historical building. I can’t emphasise that enough – to let that rot would have been a crime.” More than 1300 council staff are moving into the building from nearby St Nicholas House, Crown House and Upper Kirkgate – consolidating council staff in one building. There are six floorson Broad Street, five floors on Littlejohn Street and Queen Street with a gross internal floor space of 17,500 square metres. The architects were the Holmes Partnership and the main contractor was Sir Robert McAlpine Ltd with traditional craftsmen from Laing Traditional Masonry contracted to clean the masonry and restore the stonework. “We have critically kept to indigenous granite, there is no imported granite. Marischal Collegerestored to former gloryMarischal College has reopened after a multi million pound redevelopment.

The historic granite landmark has been cleaned outsideandgutted inside to create contemporary new civicheadquarters for Aberdeen City Council.

The results are breathtaking and the renovation has given new lifeto one of the city’s architectural icons.

Apart from the sparkling silver granite, one of the moststrikingaspects of the magnificent development is the sense ofspace in the quadrangle, which was formerly used as a car park.

The grand central quadrangle will be open for public use and hasbeen enhanced with lighting and fountains to show the CategoryA-listed building off to best advantage.

“It’s on time, it’s within budget and I am very pleased with what’shappened. It’s been challenging, but the end result is a verycommercially viable building,” said Andrew Sproull, programmedirector of the Marischal College project.

“We got it from the university and we have a 175 year leaserenewable in perpetuity and fundamentally what we did was wedemolished everything except the external walls and we built anew building inside the external walls,” said Mr Sproull.

RICS Scotland announcesnew matrics Chair

Kerri McGuire has been appointed as the Chair of theRoyal Institution of Chartered Surveyors (RICS) matricscommittee in Scotland.

Kerri is a Chartered Surveyor and Chartered Planner with sevenyears experience in planning and property consultancy. She hasworked at Savills since 2009 and was promoted to Associate ofthe Planning and Regeneration Team in March 2011. She bringsa wealth of experience to the role of matrics chair, havingpreviously been chair of the Glasgow and West matrics and vicechair of RICS matrics Scotland. Kerri is also an APC (Assessmentof Professional Competence) Doctor for the Planning andDevelopment APC Pathway and is actively involved in assistingpeople through the APC process both externally and withinSavills.

RICS matrics exists to look after the interests of student andtrainee surveyors and chartered surveyors with up to 10 yearspost qualification experience. Oil industry keepsAberdeen on the moveBuoyant oil prices have helped Aberdeen buck the trend inthe office market sector with a surge in demand, accordingto Ryden’s latest Scottish Property Review.

The price of oil rose to $125 a barrel earlier this year and take-upfor the six months to March is up by 45% to 33,000 sq. metreswith a large number of offices suites currently under offer.

But with no new office building on the horizon for the city centre,Ryden says the market looks set to remain constrained with moreurgent needs likely to be met at peripheral locations.

Their 68th annual review says office supply in Aberdeen hasremained constant at 97,675 sq. metres, but that most of this issecondary accommodation.

Arron Finnie at Ryden said “Within the city centre there is virtuallyno Grade A accommodation available, with the exception of thefinal remaining suite in Union Plaza and three remaining floorswithin City Wharf, which together total less than 2,000 sq.metres.”

This is leading to increased rents and diminishing incentives. “Asevere lack of good quality office supply in Aberdeen coupled withincreasing demand from a strong oil sector is starting to have apositive effect on rents, and incentive packages for the rightproduct are reducing.”

The headline deal was Hazledene’s iQ development in the citycentre which was completed in January 2011 and already entirelypre-let. The Wood Group took a lease of the ground, first andsecond floors totalling 6,100 sq. metres while Centrica took theremaining 5,600 sq. metres on the upper three floors. This set anew prime rental level for Aberdeen of £31 per sq ft.

The price of oil has also helped kept the retail sector in Aberdeenbusy. Recent lettings at Hammerson’s Union Square include TGIFridays, Republic and Kutchenhaus. And Jamie Oliver is to opena restaurant in the former Esslemont and Macintosh building onUnion Street after a successful opening in Glasgow.

Similarly in the industrial market, the rising oil price in 2010encouraged further investment in the North Sea and strongdemand for industrial stock in Aberdeen maintained rental levels.

Shortage of supply of good quality industrial properties hasprompted speculative development in various locationsthroughout Aberdeen. Industrial take-up in the last six monthstotals 25,955 sq m in a total of 41 transactions.

This represents an increase in transactions by 58%, most notablyin the 10,000 – 20,000 sq ft size range where take-up rose b y270% in the last six months. Paul Richardson of Rydencommented “This strong market, combined with a diminishingstock has once again meant that it has reverted back to alandlord’s market”

Increased dealsmade in InvernessThere are encouraging signs of increased activity in thecommercial property sector throughout the Highlands andIslands, according to Graham + Sibbald in Inverness.

The Inverness office of Graham + Sibbald have completedfourteen agency transactions in the last two months. On behalfof their clients, the agency sold or leased six industrial unitsranging from 51sq. m to 13,000 sq. m, a city centre officeinvestment, offices in Inverness, Lochalsh and South Uist as wellas a retail unit in the city centre.

“One of the properties leased is a retail property at 10,Drummond Street which was on the market for a relatively shortperiod of time and would suggest that there is still reasonabledemand for city centre properties,” said Andrew Rose, charteredsurveyor with the company in Inverness.

“The enquiries and offers received for industrial units suggest thatthere is still good demand for Longman freehold sites, but alsoindicate encouraging levels of demand in areas such as Skye andLochalsh where at present demands exceeds supply in severallocations,” Mr Rose said.

Dundee building siteshelp Lorri’s works of art

Off cuts of wood and other materials salvaged frombuilding sites in the Dundee area have been transformedinto furniture by a graduating student from Duncan ofJordanstone College of Art and Design.

Lorri Smyth (23), who has just completed a degree in TextileDesign at DJCAD, part of the University of Dundee, used familycontacts in the construction industry to explore how buildingmaterials could be used in a decorative way.

Using laser-etching, sanding, spray-paint and resins onchipboard, plywood and other materials, Lorri created a numberof surfaces which can be used in interior design schemes. Theseinclude a chair made from oriented strand board and a number ofpanels that could be used as doors, tabletops and various otheritems.

Lorri's dad Jim is an architectural technician whilst other membersof her family are employed as joiners, electricians, and plasterers.She interviewed them about their working processes and

materials, as well as asking them to keep diaries and take photos.

Using the understanding of the various aspects of the buildingtrades that she gained, Lorri began the process of using wastematerials to create eye-catching and unique pieces of furnitureand to shape interior design schemes.

As well as sponsorship from Bentleys, a Dundee shop-fittingcompany, who provided Lorri with off cuts and other services,she also spent time persuading workers at building sites to donateany waste pieces.

'Its perhaps unusual that someone who studies textile designshould end up being pretty handy with a jigsaw and other powertools, but that’s what happened to me,' she explained. 'Bentleyswere great, but I also acquired a lot of materials off my own back,going out to the workies any time I saw a building site and askingfor off cuts. I think it helped that I was female!’

V&A effect atwork in DundeeThe V& A is already beginning to create spin off interest inDundee even before construction work has begun. It isprojected that the new museum will bring 400,000 newvisitors to Dundee in the first year of opening in 2015 and300,000 visitors a year thereafter.

And already the V& A effect is kicking in with particular interestfrom hoteliers. "There is a shortfall in the number of hotel roomsthat will be needed in Dundee,” says Andy Boal, Associate withRyden in Dundee.

“A planning application has been lodged for the redevelopment ofthe Tay Hotel, which is a key prominent city centre building whichhas been lying vacant for several years. The application isreported to relate to Malmaison, and would create a 94-bedroomhotel which would involve a complete refurbishment and verticalextension of the existing building,

"Other hoteliers are known to be eyeing up Dundee, largely onthe back of the V & A coming, which is great news for the city. TheV&A will also significantly bolster the Creative Industries sector inthe city.'' Andy adds.

He sees signs that the commercial property market is picking upin the city. "Things are definitely improving, but it's a gradualprocess. There is undoubtedly more activity now than has beenthe case over the past couple of years.

"Whilst there is a bit more confidence in the market it’s still goingto be some time before we get back to pre-recession levels. Thereare still problems out there with finding funding. The traditionalbank lenders are very much picking and choosing where they willlend, which is only to be expected, but this has a dampeningeffect on demand.

"What we are finding is that there is some activity on the officefront, but mainly involving smaller space requirements withoccupiers emphasis tending to be for flexible, short to mediumterm leases. There is some interest out there for owneroccupation. Industrially it’s very much the same picture, althoughmajor renewable energy occupiers have identified Dundee as alocation for their businesses and this could be really big news inthe not too distant future.

“In the investment property market we had the biggest transactionin several years retail wise when Land Securities bought theOvergate Centre for £ 140.5 million earlier this year, and they havealready reported two new deals involving good, quality retailnames coming to the Overgate, " Mr Boal said. This follows onfrom the earlier sale of the Wellgate Centre in Dundee byPrudential.

“We’ve used granite as much as possible, we never threw anyaway. If there were details we took out, for example a window frameor door frame in tooled granite, we have built it back into the buildingas a feature so it’s inside. We have three window frames and twodoor frames rebuilt inside as features.”

The team has also managed to recycle 90% of the 4,200 tones ofdemolition material and has achieved BREEAM accreditation withan excellent rating. BREEAM is an environmental assessment andrating method for sustainable buildings.

The only room which has been retained is the former universitySenate Room which will now be used for civil weddings. It’s beenrenamed the Grant Room after Sheena Grant, a former cleaner atMarischal College who sat on the court as a union representativeand died in November last year. The wood panelled Grant Roomhas ornately decorated ceilings and windows overlooking thequadrangle.

The Excel Centre located at Bridge of Don has beenrebranded as 'Northpoint', Claymore Drive, Aberdeen.Northpoint is the new name given to the 60,000 sq ft GradeA Office accommodation situated at the Science andEnergy Park, Bridge of Don.

The building in the past has been confused with other Excelbuildings throughout the country, which is why a decision wasmade to completely rebrand the building with a new name andlogo. The name Northpoint was chosen due the building'sposition within the Science and Energy park and within Aberdeenitself.

Aberdeen-based Knight Property Group announces thecompletion of a uniquely equipped offshore survival andmanual skills centre for training company Survivex, in adeal which sees the local developer complete its KirkhillCommercial Park Development having created aninvestment totalling £35million for the entire site.

An Aberdeen architect has teamed up with a successful centralbelt practice to launch the business into the North-east.

Against the backdrop of a relatively stable Scottishcommercial property market, the latest report fromleading property consultant CB Richard Ellis (Scotland)shows that industrial outperformed the other sectorsduring Q1 2011, having posted the strongest returns at2.1%.

Overall, the total return from all commercial property inScotland was 1.9%, which is a slight dip from Q4 2010 whenreturns were 2.1%. The report notes that this is likely to be aresult of the lack of rental growth holding back capital growth,despite a small inward yield movement during the quarter.

Retail posted continued strong total returns at 2.0%, a smalldecline from 2.4% in Q4 2010, but nonetheless the thirdsuccessive quarter of returns at this level. Rental valuescontinued to fall, now standing at -0.2%, which marks theeleventh successive quarter of falling retail rents.

The weakest sector in Scotland remains offices, as it has beenfor the past 12 months. During Q1 2011, the office marketposted total returns of 1.4% although yields remained stableat 6.2%. The main protagonist is rental growth rates, whichcontinue to be a drag on returns for the sector having fallen by3.2% in the year to end March 2011. The report highlights thatthis means office capital values are 0.3% lower than a yearago compared to a 2.4% increase for all Scottish commercialproperty.

Conversely, the industrial sector in Scotland is the only one tohave outperformed the wider UK market, as well as being theonly one of the three main sectors in Scotland to see rentsgrow over the same period, with ERVs (Estimated RentalValue) being reported as up 0.6%. However, this is reportedwith a note of caution as CBRE advises that the underlyingtrend for rental growth should be viewed as flat due to thevolatility seen over recent quarters. Initial yields remainedstable during Q1 at 7.1%.

While 2010 was the strongest for investment since the start ofthe downturn with £1.7bn of commercial property purchases,this has not continued into 2011. Q1 2011 saw £261m ofproperty sales, according to Property Data, which equates tobeing the weakest quarterly total for two and a half years. Aswould be expected from results reported earlier, the twodominant sectors were industrials at 32% and retailwarehouses accounting for 29%. Total retail, including unitshops and shopping centres, accounted for 52% of purchasesby value. The office sector recorded its lowest Q1 marketshare in Scotland since 2004 at just 13 % (£37m transacted).

Aileen Knox, director, CB Richard Ellis (Scotland), commentedon the findings of the report: “Our report shows that for thethird consecutive quarter, total returns from the retail sectorremained positive, driven mainly by yield improvement. TheIndustrial sector also saw stronger performance through Q1although it was due to rental value growth. The industrial dataincluded in our report covers both larger distribution andtraditional industrial stock and we view the rental growth asbeing principally driven from the former. The office sectorcontinues to record the weakest returns, with capital valuesnow marginally lower than they were 12 months ago illustratingthe challenging occupational markets. Whilst this remains truefor most of Scotland, this statement would not be an accuratereflection of the office market in Aberdeen where theoccupational market remains strong.

“Overall, Q1 2011 continues to follow the trend from Q4 2010with performance remaining subdued but relatively stableacross Scotland as a whole and we anticipate that this is likelyto continue for the remainder of 2011.”

JC The changing financial climate and hence theformation of the Trinity Group. The sector has tohelp itself.

JC VW Tiguan 4 motion 2.0 litre TDI

JC Spag Bol and Fleurie red wine(only in moderation,of course!)
