2012 has been a rollercoaster year for the crawford partnership as we look back once again on our annual review of work.

with the economy still recovering from double dip recession, the construction industry has felt the pinch of government austerity measures, with the output on new house building reported as being down by 15% on this time last year.

it is clear that with the population of london and the south east increasing, new homes will become a priority and government policy will need to address this critical issue. despite the slowdown in building, we continue to receive new and exciting commissions within the residential sector, as many homeowners deciding to stay put and to improve rather than move.

we are well placed to face these economic challenges in 2013 and to deliver projects that continue to incorporate exciting, contemporary and sustainable design. In hackney we have been working closely with the local authority on the designs for a new residential scheme providing 44 new build flats and in our local borough of haringey we are working on designs for new houses on two brownfield sites, one of which will provide 4 new contemporary houses at level 6 of the code for sustainable homes. we are also very excited to be working on designs for a new eco underground house on the isle of wight in an area of outstanding natural beauty, which presents the opportunity to build a completely self-sufficient house incorporating renewable energy generated in situ.

the practice continues to work with some of the leading professionals in the london construction industry and we thank you for your loyalty and support.

‘Last night, one of our recently completed new build ‘signature’ houses, aptly named The Light House, won the top accolade in The Haringey Design Awards 2012 ‘Best Home’ category. Leading design critic and architectural journalist, Paul Finch, who presented the award as head of the Haringey Design Panel complemented the house for ‘creating something from nothing, and in doing so providing a family home within a unique and challenging site that despite being only occupied for a short time, already felt like a home’. Congratulations are in order to the whole design and construction team, and in particular Alex Pickard from Crawford Partnership, who was project Architect and coordinated construction of the works on site. Special thanks also to our clients, Miki and Miriam, for their motivation and belief throughout that we could transform the derelict garages into a much loved family home.’

winner of the haringey design awards 2012, best home

the recently completed new build ‘signature’ house, aptly named ‘light house’ by the owners, won the top accolade in the london borough of haringey 2012 design awards ‘best home’ category. leading design critic and architectural journalist, paul finch, who

presented the award as head of the judging panel complemented the house for ‘creating something from nothing, and in doing so providing a family home within a unique and challenging site that despite being only occupied for a short time, already felt like a home’.

the brownfield site which had been occupied previously by 4 derelict garages has been transformed into a much loved family home.

the 150m2 house is on built on two storeys with the new excavated basement accommodating 2 children’s bedrooms clustered around a south facing open lightwell, and with the ground floor designed as an open plan living, kitchen and dining area, a master bedroom

suite and a study, all grouped around an open courtyard garden at the rear.

glass-box extension, loft conversion and full renovation of barnet home

with the combined efforts of a huge team of builders and subcontractors, the complete transformation of this now 5 bedroom home has been finished just in time for christmas. what

started out initially as a rear glass extension eventually became a much bigger project.

a loft conversion and garage extension later, this project now has polished concrete floors and worktops, an italian kitchen, a modern fireplace, open-tread glass and timber staircase, lutron

dimming and lighting by kreon. bespoke walnut joinery and full height doors.

the final results will be ready to see in january!

interior fit-out of central london advertising agency

the project for a rapidly expanding digital advertising agency required a speedy 2 month turnaround of design

and fit out for their new office space in central london to

accommodate 70 staff.

this challenge involved preparation of detailed

infrastructure and office layouts to design and create a fun, lively

interiors scheme. working to a tight budget and addressing

the company ‘green ethos meant shopping around for

natural materials and recycled items to create a truly unique work environment. The design

incorporates a large open plan office space with 4 unique conference areas, a quirky

reception space, new kitchen and bar, chill-out space and directors’ cabin. The images

adjacent are all computer generated renders prepared in-house as part of the design

process.

new build signature house in kew

kew garden house, completed at the start of 2012, is a 3 bedroom, 120m2,

courtyard house which was designed according to our ‘signature house’

philosophy to make the best available use of a very small plot of land. the

discreet design creates a house which sits quietly behind a brick boundary

wall almost hidden from the street. an open plan ground floor living, kitchen and dining area with bi-folding doors

on the south facing elevation flood the open plan living spaces with sunlight

opening to the intimate garden, and a new excavated basement

accommodating 3 bedrooms grouped around light wells. a green roof,

LED lighting and sustainable energy generation allowed this house to be

certified level 5 under the code for sustainable homes.

the project proved to be a worthwhile investment for our client and has

created a beautiful family home which has been featured in magazines and design journals throughout 2012, most

notably in the wall street journal’s property section where it gained the

heady accolade of ‘european house of the day’.

ground floor extension in finchley with full glass walls and doors

this compact rear extension to a property in finchley took only 2 months

to complete on site and included a new kitchen and garden landscaping works.

with a budget of £40,000, the addition and modernisation to this home has

provided the owners with a new amenity space they enjoy, and at a competitive

price.

loft conversion, ground floor extension and house modernisation in friern barnet

this period property was extended to provide a 50m2 open plan kitchen and dining room opening onto the rear garden, which incorporates an 8 metre run of bi-folding doors and a 5m long skylight that seamlessly connects the house and garden in a space which is now the hub of the family home. the new loft conversion houses the master bedroom suite and incorporates a fully glazed dormer window with juliet balcony providing views out onto the nearby park.

prominently located on seven sisters road and facing onto finsbury park, the project to create a new 4000m2 hostel has been

subject to ongoing dialogue with hackney planning department with extensive

planning negotiations.

the contemporary design reflects the ‘villa style’ buildings adjacent, and proposes a

simple palette of facing bricks and modern glazing for facades, with a zinc standing

seam pitched roof. the project is being submitted for full planning permission early

in 2013.

new flats and houses in streatham high road

planning permission was approved earlier this year for our designs for a new development of 17 new dwellings comprising eleven 2 and 3 bedroom flats in a contemporary block fronting the high road and six new 3 bedroom houses.

the scheme which has a mix of affordable rent and private for sale units, incorporates both smooth render feature panels and prodema wood cladding panels, which retain their colour and finish, requiring little long term maintenance on the façade.

new flats and commercial space in arcola street,

hackney

on the site of a former dhss building in hackney, crawford

partnership are submitting a planning application for an exciting mixed use scheme.

the proposed building will create 44 luxury apartments and 900m2 of commercial space at ground

and basement floors. the scheme is aiming for breeam ‘excellent’

and code for sustainable homes level 4. reclaimed brick, recycled timber cladding panels, recycled

coloured glass cladding panels and rain screen photovoltaic

panels will give the 5000m2 landmark building in dalston a

distinctive look with stepped roof gardens and great transport links

making it a desirable place to live and work.

4 new houses in crouch end north london

positive feedback has been received following a pre application consultation with haringey planning department to create a new mews courtyard of four new 3 bedroom houses on a brownfield site presently occupied by 14 derelict garages.

the contemporary design combines render and timber cladding with extensive glazing to the upper floor to maximise natural light and sunlight with sliding shutters incorporated to maintain privacy. a new basement level to each dwelling accommodates a bedroom and study facing onto an open light well to maximise natural light at this lower level.

4 new houses in crouch end north london

a planning application has been submitted to Haringey council for the construction of 4 new 180m2 family homes on a brownfield site occupied by 30 derelict garages. the new ‘mews’ of contemporary designed 4 bedroom dwellings are designed over three floors incorporating a new basement level family space opening onto a lightwell that enables daylight and sunlight.

the houses are designed to incorporate renewable energy and sustainable building techniques to meet level 6 of the code for sustainable homes, which will be the first time this target has been achieved in haringey on a multi-unit development. contemporary façades are designed in dark facing brick.

planning consent is anticipated in spring 2013.

6 new houses in muswell hill north london

a pre-application planning consultation was recently undertaken for a new development on a site in close proximity to the crawford partnership offices currently occupied by 35 garages.

the proposals are to construct 6 new three storey family homes in a mews style development, with each house incorporating basement levels reducing the overall impact on surrounding dwellings.

house renovation and extension in highgate north london

extensive works that include the construction of a new basement and

ground floor extension are progressing on site to modernise a mid-terraced

victorian property in highgate.

when completed in spring next year the new accommodation will provide a spacious open plan contemporary

kitchen and dining area connecting to the garden by a structural glass bridge, and within the new basement a home

cinema and a multi-purpose games room will add greatly to the amenity for

the family.

new house in shepherd’s bush west london

another crawford partnership ‘signature’ home is due to start on site in the early part of 2013. the existing double garage has already been demolished and the site cleared in preparation to commence works next year on this new 2 bedroom, 3 storey courtyard house. The compact design incorporates a green roof and large glazed areas with an open staircase feature and continues our efforts to create new family homes in difficult urban locations.

new eco underground house on the isle of wight

crawford partnership has been appointed to design an innovative new eco-home for a family who want to relocate from london to the island. the challenging site in an area of outstanding natural beauty, is perched on the cliff side overlooking freshwater bay and the english channel.

initial planning enquiries indicated that it was unlikely that a conventional above ground building would be permitted and the proposals are to sink the new 4 bedroom family home into the existing sloping site to disappear into the landscape with the roof and walls planted with natural vegetation, but with the west facade completely glazed to provide breath-taking sea views.

it is hoped that the eco, self-sufficient design will create a new benchmark for future sustainable houses on the isle of wight (and elsewhere), and we have been in consultation with ‘ecoisland’, a local organisation established to promote and work towards the isle of wight becoming the world’s first fully renewable energy and carbon neutral island before the end of the decade.

our pre-application process has received positive feedback and we are now working towards submitting a full planning application early in 2013.

new house in hampstead north london

in july 2012 crawford partnership gained planning permission to build a new

detached 1,200m2 house on a quiet road just off the bishop’s avenue in one of

the most sought after locations in north london

with property prices in this area recently reaching a record level of £100,000,000

the permission to replace a derelict 1960’s house with the new 5 storey arts and

crafts styled mansion, this permission has added considerable value to our client’s

original investment.

the new house is provided with very well appointed new basement on two

levels, and will include a swimming pool, cinema, gym, wine cellar and safe room,

whilst at upper levels the main house comprises of multiple reception areas

and 7 en-suite bedrooms.

the property is currently being marketed for sale by leading London property

agent, savils, and it is hoped the prospective buyer will return to us to take

the project forward to construction.

refurbishment and extension of two grade 2 listed houses in regents park, london

following lengthy negotiations with the london borough of camden planning department, both properties in this exclusive gated estate located within the prestigious regent’s park inner circle have now received full planning permission to renovate and extend these grade 2 listed homes.

permission includes approval to excavate new basements below the rear gardens linking to the main historic houses, which will provide spacious new open-plan kitchen and dining spaces to the full extent of the plot whilst introducing natural light to lower levels and providing new landscaped gardens.

the main historic areas of each house will be carefully renovated and restored to the highest standards whilst being fitted with the latest audio visual technology. both owners are now looking to progress building works and negotiations are under way with the crown estate to obtain licences to commence works on site in 2013.

keen to utilise an oversized plot of land to the side of their existing end of terrace

victorian house, our clients appointed us to take forward an existing planning permission to build a new house in this

beautiful conservation area, with a view to reappraising the design to reconfigure

the layout maximising the use of space available. whilst retaining the existing

victorian detail externally, the new house will be more open plan in arrangement

with modern fixtures and fittings providing a contemporary interior.

the client’s existing property will also be renovated and extended as part of the

brief and planning permission has just been granted for this work by the london

borough of haringey.

renovation and extension of detached house in kilburn, north london

planning permission is anticipated before the year end for new side and rear ground floor extensions that will open up this already well-proportioned property creating spectacular living and entertaining spaces incorporating large glazed sliding doors and glazed skylights connecting the house seamlessly to the expansive rear garden.

planning consent for the extension of the existing roof space has already been gained, and we expect to commence all works on site, including the renovation of the main house to provide a spacious master suite and guest bedrooms in the spring of 2013.

a planning application has been submitted to lambeth for a new build

3 storey ‘signature’ house on a site presently occupied by double garage. although designed as 3

storeys, with the lowest storey formed by excavating a new basement level, the new house will only rise 1.3

metres above the existing garage roof height.

in order to maintain privacy to neighbouring properties, the main areas of glazing are designed

to be on the front façade and within flat roof areas, providing adequate levels of sunlight and daylight to

the interior rooms as well as views along the private front garden to the street.

the new basement area adopts our ‘signature’ house design configuration, with 2 en-suite bedrooms both with generous dressing areas clustered around open

light wells, and a master bedroom suite at first floor level benefitting from additional headroom within the

angled roof profile. the ground floor will be an open plan area with living, kitchen and dining space.

new house in hammersmith, west london

based on design principles established originally on one of our first and most iconic signature houses built in north kensington, this new 2 bedroom detached house carved out from the garden of an existing property owned by our client, is proposed to be constructed at ground and basement levels

this new house will be almost completely invisible from the street, hidden behind the existing hedge boundary. nevertheless, the new dwelling will benefit from a front and rear garden as well as off street parking.

within the new discreet house, a generous open plan living space with rear patio and garden is provided at ground floor, as well as 2 large bedrooms with en suite bathrooms and dressing areas open out onto private courtyard light wells at basement level.

a planning decision is expected very soon following an appeal made to the department of the environment and it is hoped work will then commence on construction.

located in the heart of chelsea, this new project involves creating the new luxury apartments from the shell of the existing derelict building which previously accommodated 5 small and badly planned studio style

apartments.

with a gross internal area of 500 m2, the new designs propose to provide three larger apartments much sought after in this up market location, with 2 of these designed as three bedroom duplex apartments, and a further large 1 bedroom flat all accommodated within the newly constructed shell of the five storey property.

in constructing the new apartments, complete internal demolition will be undertaken with only the front facade retained and restored. a new steel frame structure with concrete floors will provide a robust new construction for the shell and core of apartments and will enable a more open plan contemporary style

layout to be implemented with all interior design works, fixtures and fittings finished to an exceptional standard required within this prime property area.

the project is being programmed to go on site in 2013.

new house in muswell hill, north london

granted planning permission in mid-2012 following an extensive 6 month protracted planning process due to the prominent corner location of the site set within the conservation area, we were delighted to be awarded consent by members of haringey planning committee

adopting ideas and solutions employed on our ‘signature’ house designs, this project is discreet and

partially hidden at street level behind an existing 3 metre high brick boundary wall and hedge.

taking advantage of the sloping site, an upper ground floor accommodates a large open plan living space

flanked by two walls of glazing and a glass roof creating a bright and sunny elevated outlook that maintains

privacy from overlooking, and with the lower ground floor housing three bedrooms opening in part onto a lower level south facing garden with natural light in

abundance.

3 new build flats in Islington, north london

the proposed new build development was granted permission this year and comprises of 2

duplex apartments and a single level apartment. the building works have now been tendered and construction is expected to commence early in

2013.

finished in a smooth white render incorporating a living wall façade feature and using minimal frame glazing solutions, the design provides a fresh and

contemporary design in an area of mixed property styles.

5 new build terraced houses, hackney, north london

we have just commenced work in december 2012 for a project comprising of five new build 3 and 4 bedroom houses, already benefitting from an existing planning permission. our initial

works are looking at reconfiguring the individual house designs to provide and more efficient and contemporary layout, maximising internal space and market values, which will be followed by the

detailed design and construction drawings in readiness for tender and a start on site expected

around april 2013.

slideshow presentation on ‘trends and inspiration in design and colour’ as part of the events during clerkenwell design week

• alan was invited to make the introductory opening speech at the design prima seminars that formed part of the arc lighting show held in june at the business design centre.

• alan returned to the judging panel for the prestigious designer magazine kitchen and bathroom awards for a fourth consecutive year

• alan has been invited onto the judging panel for the prestigious leaf awards in international architecture taking place in berlin in 2013.

peru pavilion for world travel market expoin july crawford partnership participated in the peru london pavilion design competition. entrants were asked to submit their ideas for a contemporary, functional and

demountable pavilion for the world travel market held at excel london.

inspiration for our stand design was taken from the chakana, one of the most enduring symbols of the inca civilisation. the cruciform geometry is instantly recognisable and lends a deeper philosophical and ethereal meaning to the design of the pavilion and its components.

justyna rybnik gets married in her home town in poland

our best wishes go out to the happy couple! following their special day, justyna and her husband spent a month travelling in japan. we were extremely glad to have her back in the office!

maria, henry and alan run the british 10k in central london in june. we were delighted that our effort raised over £1000 in just giving contribututions from friends and colleagues as part of an overall team total of £20,435 raised for our favourite charity, ‘the london centre for children with cerebral palsy’.
