Creating Lease Comps
From a Lease
Comps result list,
open the Menu
and choose
Create Lease
Comp.
One way is to use the Create a Lease
Comp link from the subscriber home page.
CoStar offers the ability to save, archive, and analyze your proprietary lease data, safely and securely in your own private cloud.
There are a number of different ways you can create a lease comp in CoStar.

Creating Lease Comps
Begin by typing the address of the property that you are looking
for. Select the correct property when it comes up on the list.
Add lease comp
information to an
existing lease comp
at this property.
Create a lease comp
based on a current
space availability.
Create a lease comp
based on a lease
analysis model.
Create a lease comp
for a space not listed
on this screen.

Enter all the relevant
transaction information in
the fields provided.
If this deal originated with
CoStar Research, some
information may already
be populated. Select
information can be
overwritten.

Enter the Lease Source.
This indicates where the
information is coming
from. If you are the
source, just select your
roll from the list. You can
also indicate whether you
verified this from another
source or if it is
confidential.
From various drop-down
lists, choose from a
number of different
options.

Click Advanced to open this
pop up which offers additional
options to help paint the picture
of a complex or straight-forward
transaction.

Use the auto-calculated effective
rent or click to override with your
own value.
Enter tenant information as well
as brokerage information. Click
the Add Rep button to input
additional representatives.
When complete, save the record.

This lease comp is now a part of your private lease comp database. It is
searchable and can be included in market analysis if you choose.
Choose to Edit or Delete this
lease comp as needed.
