After completing all the design and package procurement for 50 Upper Brook Street, I left Woolf and started a new project with BJ Babb on a £17million boutique hotel in Tunbridge Wells. Towns Wadey (Freelance) Jan 2012 – Jan 2013 Project Manager With the demise of Woolf Ltd, I was head-hunted by Towns Wadey to act as Project Manager on struggling project in Wilton Crescent, Belgravia SW London. Having worked with Towns Wadey at Lancaster Gate, they were keen to employ someone with the expertise and strength of character to turn around a project that was behind on programme but with a fixed completion date. The role is very much with emphasis on managing and driving design/build deliverables. As the client and architect are from Czech, the design/information interface was proving challenging and needed to be managed to ensure that the correct information was being issued on time and to a useable state to avoid the previous myriad of design changes and revisions. With design and client specifications fully defined and issued, the project team can now concentrate on build delivery on a challenging fast-track programme. The project is specified to an extremely high standard, in keeping with a project expected to achieve over £4000 per sq/ft. There many unique bespoke internal finishes and detailing to incorporate, all designed by a Czech interior designer, which include stone door portals, bathroom pods, recessed stone skirtings, fibrous bespoke cornices, fully integrated smart building systems and feature wall decors and bespoke finishes/joinery/furniture. The total build cost is over £12m and the site was purchased for £43m.

Woolf Ltd March 2009 – Jan 2012 Package/Design Build Manager I joined Woolf as Package Manager for the Concrete frame on the prestigious Lancaster Gate development. This project was very unique and equally challenging. Having had one of the largest fascade retention schemes in Europe, it posed very challenging logistical issues. It also demanded a very high specification and level of build quality expected of any landmark building in London. With selling prices of £3250 per sq.ft being achieved, giving a GDV £610million, this clearly puts this development on par with Candy & Candy’s One Hyde Park. As this project was Construction Management, strict financial control, value engineering and programme delivery were the order of the day. Hence the role of a Package Manager was key and a pivotal interface between construction, commercial and technical. As the key attraction of CM is allowing the Client the earliest possible site start for many key Trade Contractors, this puts added pressure on ensuring that design and information are delivered by the Architect and Engineer in time to allow continued progress on site. This is the key part of a Package Manager’s role to manage, control and report this. With the completion of the six storey concrete frame in Dec 2010, my responsibilities moved to the internal fit-out and was the only “package manager” at The Lancasters. My packages included:

High spec bathroom fit out- valued £8.5m

Bespoke Joinery & doors- valued £2.75m

Screed, plastering & dry-lining- valued £6m

Bespoke kitchens & designer wardrobes- valued £5.5m

Stone floors & veneered flooring- valued £2.5m As a Package Manager, I was solely responsible for my element of work and ensuring that a quality package was delivered to a very discerning Client with zero defects. This role was made even more challenging by client changes/variations, specification changes and scope gaps which as the Package Manager/Design Manager I had to control and manage through in every respect. In September 2011, and with “The Lancasters” completed, I then started pre-construction work on a very large prestigious development in Kensington Palace Gardens, London W8.

As a CM project for a single owner/occupier, Woolf were employed to carry out all the pre-construction works ensuring that design deliverables and work packages for a very complex two storey below ground box with extensive alterations to the existing property were prepared and issued. This project offers some very unique and challenging design and build issues including post tensioning and cantilevered concrete frame and a quasi top-down construction. Kensington Palace Gardens, London W8

Adenstar Developments Ltd June 2008- March 2009 Project Manager I joined Adenstar Developments on a contract basis on a site in Worthing. This project was initially bought by Newman Developments as a speculative site but was sold on to Worthing Homes Housing Association. It is a six storey concrete frame block of flats with retail on a former hotel site. This complex structure had numerous unique external treatments including curtain walling, zinc cladding, specialist silicone rendering system, brickwork and finally fair face blockwork. The total build duration was thirteen months and therefore entailed a “fastrack” internal fit out to the 64no. flats. As the development was secured on a fixed price contract basis, my duties also included a strict financial control on the project spending. As prelim spenditure was to be a lean as possible, there was only a small site team consisting of a site engineer (during frame construction only), a finishing foreman (post plaster stage) and myself to manage this fast track programme delivery. As the project was ahead of programme and there was no future sites for me to go after completing Worthing, I made the decision to move. Cleveland Bay Developments Ltd Aug 2005- June 2008 Construction Director I joined Cleveland Bay Developments as Construction Director to manage all aspects of the construction and commercial elements of running a small property development company based in Sevenoaks.

I was solely responsible from the pre-planning stage right through to post completion customer care. My duties also included assisting the owner in future land procurement, land appraisals and design assessment prior to planning permission submission or land acquisition. The sites completed with Cleveland Bay were:

2no. 2500sq.ft semi detached new build houses in London Road, Riverhead.

2no. 2750sq.ft link detached new build houses in Otford.

1no. 6500sq.ft new build luxury house in Blackhall Lane, Sevenoaks.

2no. 1500sq.ft refurb flats and commercial unit in St.Johns Hill, Sevenoaks.

8no. 1250sq.ft luxury new build apartments in St.Johns Hill, Sevenoaks for McCulloch Homes.

1no. 8250sq.ft refurb mansion in Kipperton Road, Sevenoaks.

Due to sudden down-turn in the speculative housing market, the owner of Cleveland Bay decided to concentrate on land acquisitions and not develop. CDC2020 Plc April 2003- Aug 2004

Contracts Manager The projects that I was responsible for as Contracts Manager were:

Kingston Road, New Malden- a four storey 14no. 2bed apartments.

Wellington Road, Hampton- a three storey block of 9no. luxury 2bed apartments.

Kingsway, Hove- a seven storey seafront hotel being converted into 14no. 2bed luxury apartments and 1no. luxury penthouse with basement car parking.

The Ridgeway, Cranleigh- 4no. luxury detached houses.

Lovelace Road, Surbiton- a three storey block of 14no. 2bed apartments.

Marine Parade, Worthing- a five storey seafront block of 24no. apartments and 2no. cottages.

Cranmore Lane, Aldershot- a former laundry site with heavy contamination/pollution now the site of 20no. units comprising of 2/3bed semi-detached and 3bed link detached units.

QEP, Guildford- a site comprising of 40no. luxury detached modern living style properties.

Royalton Construction Dec 2001- March 2003 Construction Manager As the Construction Manager, I was responsible for managing the construction aspect of the projects with a total property value in excess of £12.5million. These projects were:

Silverdale Road, Ashley Park- an 8,500sq.ft two storey detached luxury development, under contract, traditionally build.

Eriswell Road, Burwood Park- an 11,000sq.ft two storey development, again under contract, traditionally built to a very high specification.

Golf Club Road, St. George’s Hill- £3.5million 14,000sq.ft luxury development complete with servants quarters, indoor swimming pool, multi-media & cinema room and tennis court.

Woodsome Corner, St. George’s Hill- £2.5million 10,500sq.ft luxury bespoke mansion complete with indoor swimming pool & exercise suite.

Moles Hill, Oxshott Phase 1- 8000sq.ft luxury bespoke house.

Fairclough Northern Home Counties Jan 2001- Dec 2001 Contracts Manager

As Contracts Manager, I was responsible for the following developments:

Heron’s Croft, Chafford Hundred, Thurrock- 83no. units comprising of 2bed apartments to 4bed detached house.

The Terrace, York Avenue, Hanwell- a unique development of 5no. 3bed townhouses.

The Heights, High Wycombe- 127no. units comprising of 1 & 2bed apartments.

The Courtyard, Shendish Manor Golf Club, Kings Langley- a highly specified, unique development of 8no. 4bed units all with varying external treatments.

Apsley B Site, Kings Langley- 250no. units comprising of 1 & 2bed apartments over looking Kings Locke.

Thamesmead- 220no. units on a volume build site comprising of 1&2 bed apartments, 2&3 bed semi detached and 3&4 bed detached houses.

Luton Road, Plaistow- 19no. units of 2&3 bed apartments in a three storey block complete with basement car parking.

Northolt- 45no. units from 5 blocks comprising of 2&3bed apartments.

Gleeson Homes South East Aug 1999- Jan 2001 Area Building Manager I joined Gleeson Homes as the Project Manager on their "flagship" development at Netherne-on-the-hill, near Coulsden. This village development comprised of 450 luxury detached houses, mews and apartment conversions sited in the former Netherne Hospital grounds with a total development value in excess of £100million. Because of the unique location and nature of this development, many revolutionary ideas were incorporated in order to set it aside from its nearest competitors. For example:

1. KPI Benchmarking- focusing on "Quality", "Waste Management" and "Profitability".

2. Reclaiming and recycling existing materials- for example, salvaging the hardwood flooring from the Hospital demolition and to be re-used again in the refurb to the apartments.

3. "Silent Floor Joist System" was used in conjunction with a pre-protected chipboard flooring in order to give a structural floor at the earliest opportunity whilst rising with the fabric of the building.

4. "Unipipe- plastic pipe system" was used with the above to give added time benefits.

5. "Wisy- water harvesting system". 6. A Waste Management system was employed where no

rubbish leaves site. By segregation and close supervision, all site-generated rubbish was recycled or re-used. Even during the demolition of the Hospital, all salvageable material was stockpiled for re-use later.

In November 1999, I was promoted to Contracts Manager responsible for four sites as well retaining Netherne, reporting directly to the General Area Manager: Hapstead House, Ardingly- Comprised of 14no. Social

housing units for Hyde Housing Association, 4no. New build flats/houses and 10no. Luxury refurbished apartments from the former Manor House/Coach-house.

Cumberland Park, Tunbridge Wells- 28no. New build luxury houses, 12no. Flats for High Weald Housing Association, 12no. New build apartments and 6no. Luxury refurbished apartments with a basement car park and gymnasium.

Hedgefield, Staplehurst- 66no. New build houses comprising from 2-3 bedroom link detached units to 5-6 bedroom luxury detached houses.

Century Place, Purley- 20no. Timber-framed apartments with basement car parking.

Whitefriars Wharf, Tonbridge- 106no. New build luxury Apartments with basement car parking.

As Gleeson Homes South East was still a fledgling division having only been operating for three years, many procedures and policies were not in place. This was hindering the smooth running of the company. I was instrumental in introducing: New Customer Care Procedures. Site Manager's Manual. Site Quality checklists. Payment Procedures & Stage Payment Tick Sheet. Progress Reporting. New Build Programmes & Standard Housing Stage

Schedules. In August 2000, I was promoted to Area Building Manager. As part of this restructure, I retained Netherne, but employed a Contracts Manager to manage the other sites who reported to directly to me. As there was no Construction Director with Gleeson Homes, I had direct input into the budget build up including preliminaries on all sites and was then obviously responsible

for monitoring and controlling all construction expenditure against these set budgets. My initial construction programmes also set the build/sales targets and cashflow for the division. Another facet of my new role was to introduce and disseminate all the new procedures being operated at South East to all the other Homes Divisions. Barratt Southern Counties June 1994- May 1999 Area Building Manager I joined Barratt Southern Counties Ltd on the 1st June 1994 as an Assistant Site Manager on a very prestigious project at Brighton Marina. My duties included those of a Finishing Foreman, and heavily involved the requisitioning/scheduling of materials to a very fast-tracked site. Customer Care and defects were also my sole responsibility. As an Assistant, all site office administration was left to me and included preparing short-term programmes, site meeting minutes and daily reports/labour returns. As from June 1995, I was made up to full Site Manager’s status with a Finishing Foreman and Agent working under my supervision. At that time there was no Project Manager. As part of Barratt’s policy, emphasis was placed on site presentation, whilst achieving units to very high standards, to fast programme of up to six completions per week, to a tight budget, and to the satisfaction of both the NHBC and the Building Control. Fully complying with CDM, COSHH, Health and Safety and all statutory regulations was paramount. A sound knowledge of services was also essential being that the Marina is a unique location and has shared services. In November 1996, the next phase of the marina was released with a development value of approximately £75 million. As from November 1997, I was promoted to Project Manager’s status and as such in total charge of Brighton Marina reporting directly to the Construction Director. As a Project Manager for Barratt Southern Counties Ltd, my duties were from inception to completion. Inception- It was my responsibility to arrange all notices

and assessments of design; critically assess proposed drawings and specifications; compose and issue site programmes taking into account the Board’s requirements for yearly completions; Issuing and arranging all statutory services along with satellite and cable television.

Build Stage- It was my duty to arrange, co-ordinate and monitor the day to day running of a development with a total contract value of £22 million. I had a site team consisting of a Site Manager, Site Agent, Finishing Foreman and two Trainees working on a site with at least two blocks on the go at any one time.

Completion- Customer Care is paramount to our Industry and to my site, and a further duty was to update

and monitor the status of units each week to ensure that:

i. Units are completed on time and to the very high standards accredited to the Marina.

ii. Home Tours are carried out with the purchasers, prior to legal completion, and that any items noted, are attended to and completed within five days.

iii. After legal completion, but within seven days, the courtesy calls are carried out and if any items found that they are completed within five days.

iv. All completed units are covered by the NHBC “Buildmark” warrantee for two years and are dealt with by site during this period.

In March 1999, I was promoted to Building Manager status looking after three further sites, namely Royal Earlswood (67no. dwellings comprising of flats and 5-7 bedroom luxury houses), Reigate (13no. town-houses) and Warlingham (30 no. units with social, a parsonage and private housing). I was also responsible for customer care on six completed sites.
