INTRODUCTION

Cynthya Technical Works Co. LLC (also a Tecom Registered fit out contractor) has been

an establishment formed in the year 2007 by Mr. Babulal. The 30 years experiences of

the founders into this field had the vision to offer to the Construction Industry a company

with primary objective of specialized construction and fit out services like Glass Reinforced

Gypsum (Moulded Plaster Works), Gypsum Ceiling, Partition works, Acoustic Mineral

Fibre, Metal Ceiling Works along with various types of marble, granite, tiling works, glazing

works and MEP works. There is immense pleasure in introducing ourselves as one of the

growing contractors in the field of interior designing / fit out in Dubai. Our business

interests and dealings are mainly connected in carrying out interior fit out works in part or

turnkey.

Within a short period we have carried out interior decoration works for various prestigious

projects at Dubai Festival City, JLT, Marina and DOZ to name a few. Our company

undertakes similar works like multiple villas and Towers for prestigious main contractors

like Dubai Contracting Company, Gunal(MNG group), Robust Contracting and for clients

like Dubai Properties and Nakheel.

We are specialized in Office Fit out works and the recent works include offices to RAK

Offices at Fairmont Tower, DFC Tower, office for Admin Strategic at Dubai Out Source

Zone, Unifor spa. office at JBC-2, JLT, etc to name a few. Our success and strength lies in

our dedicated team of qualified and experienced and technical personnel familiar with the

latest technology and managerial techniques and who are capable of interacting and

coordinating with the clients and consultants from the conception stage to the final handing

over of the project.

We have earned a distinction from internationally renowned consultants, Architects and

Clients for excellent workmanship superior quality of material and sense of time and costs

in our field. We offer you high quality services to comply with your specifications and

METHOD

STATEMENT

METHOD STATEMENT OF WORK

1. SCOPE OF WORK

Supply and installation of Fit out works all in accordance with

specification, drawings, contract documents & BOQ.

2. SUBMITTALS

All the layout and construction details to be incorporated into the work

shall be prepared on shop drawing and submitted for consultant’s

approval. Consultant’s approval should be obtained prior to the

commencement of work. Commented drawings will be resubmitted

incorporating the comments.

All the material submittals will be made and which are to be approved

by the Consultant prior to the incorporation into works. On receipt of

material approval the material procurement will follow by placing orders

with suppliers.

3. GENERAL

For successful execution of the contract, Cynthya (Cynthya Technical

Works Co. LLC) shall ensure effective mobilization to include but not

limited to the following:

a. Qualified staff and supervisory personnel;

b. Constant monitoring of progress by planning department.

4. QUALITY ASSURANCE / QUALITY CONTROL

This project has defined quality requirement and it has to be achieved

by means of proper quality management systems. Cynthya (Cynthya

Technical Works Co. LLC) fulfils the project quality requirements through

proper quality management system as it is of utmost importance. QC

Engineer will inspect the site during installation at regular intervals. The

site installation will be as per Main Contractor’s project quality plan,

adhering to the consultant’s specification and manufacturer’s product

specification.

5. SITE INSTALLATION WORKS

5.1 SITE SURVEY

On receipt of the shop drawings approved by the Consultants, the site

will be surveyed and any discrepancy found will be notified to the

Consultant for clarification.

5.2 SETTING OUT

Setting out & marking will be done as per approved shop drawing.

Surveyor will carry out the layout markings as per the approved drawings

in concurrence with the schedule of works, area availability and as per

the Site Engineer’s instructions.

Flooring and Ceiling layout shall be marked based on the datum line.

Based on the datum lines chalk lines will be marked for fixing the wall

angle to ceiling, according to the ceiling level. Any discrepancies to the

drawing and the setting out found will be brought to the notice of the

main contractor.

5.3 FRAME WORK (Example for Ceiling Works)

Based on the datum lines chalk lines will be marked for fixing the wall

angles. From the datum the ceiling level is marked and the wall angle is

fixed. Then the position of ceiling hangers are marked at 1200 mm

centres both directionally. Hangers will be fixed on the structural soffit

as per the approved shop drawing detail along the main carriers.

Spacing of hangers shall not exceed 1200 mm. The bottom of the

hanger is fixed to the carrying channel by using chrome plated self

tapping screws. To the carrying channels the furring channels are fixed

perpendicularly at 600 mm centres. The furring channels are fixed by

using self tapping channel screws 12 mm long. The bottom level of the

furring will be to the level of the wall angle fixed. The framing is

complete for boarding.

6. FRAME WORK INSPECTION, MEP CLEARNCE & CLOSURE (Example for

Ceiling Works)

Upon receipt of frame work approval and MEP clearance, closure can be

commenced by fixing the gypsum board to the framing with screw fixings

as recommended by the manufacturer. The gypsum board is fixed to the

framing by staggering adjacent layer of boards and perpendicular to the

furring.

7. FINISHING GYPSUM BOARD ASSEMBLIES (Example for Ceiling Works)

Upon completion of the gypsum boarding to the frame, the joints are

treated with the approved joint compound with a level 4 finish. The open

joints and damages are pre-filled with the compound. The joints are

taped with a fibre tape. Then the joint compound is applied in two

layers for width 75 mm each to either side of the joint. After drying the

joint compound is sanded smooth to receive paint.

8. FINAL CHECK UP AND HANDING OVER

On completion of and finishing Cynthya site-in-charge will inspect the

area and make sure that the works are in true line and level and raise

an RFI for Main Contractor’s and Consultant’s approval.

9. SNAGGING / DESNAGGING

Any minor discrepancy/snags identified during Main

Contractor’s/Consultant’s Inspection which would be listed area wise for

de-snagging.

Upon completion of de-snagging, a witness request would be raised to

the Main Contractor to “sign off” the snag list for the issuance of

completion of works certificate.
