New Fresno MLS Feature: On Market Date

I am thrilled to discuss a new feature of the Fresno MLS, On Market Date (OMD). Have you ever taken a listing that wasn’t ready for the market yet? The seller takes 3 weeks to get the house ready and by the time you get it on the MLS the Days of Market shows 21 days. This is very frustrating, especially in a fast paced market. Now agents have the ability to exclude the listing from the MLS with the option to modify DOM calculations. For example, you take a listing on October 1st but you don’t want to put it on the MLS until October 21st. You can have the seller sign the RLA with the Fresno Seller MLS Listing Exclusion Form and input the listing to the MLS within 3 business days from the listing start date but set the OMD as October 21st. So you’re listing will stay in an unapproved state until October 21st. On that date the listing will change to Active automatically. On October 21st the DOM will show as 0. If you need to adjust the OMD

you can do so ahead of time but not after it switches to Active.

To enjoy the benefit of modifying the DOM calculation there cannot be any form of marketing the property. This includes a For Sale sign, Internet Advertising, Open Houses, Showings, Flyers, Social Media Posts, etc.

The 3 key rules of On Market Date:

1. Listing still has to be entered to the MLS within 3 business days of listing start date with List Date and On Market Date. 2. Seller MLS Listing Exclusion Form must be submitted to the MLS within 3 business days of the listing start date. 3. No Marketing of the property.

If an agent wants to market a property prior to the On Market Date then a RLA

and SELM is still required to be submitted to the MLS within 3 business days of the listing start date but DOM calculations will begin at the time marketing begins.

Speaking of Days on Market I’d like to point out that DOM in Fresno & Clovis is down 19% from 1 year ago. The Average Cumulative Days on Market in August 2017 was 34 days compared to 42 days in August 2016.
