Fit a Small Office in Your Small Home

Setting up a small office in your small home means finding new uses for closets and other tucked-away spaces.

Yes, you can! Squeeze a small office into your small home, that is. But that doesn’t mean you have to take over one of the kids’ bedrooms—just look for under-utilized space.
After that, it’s decision time: How much to spend, how big to make the office, and how you’ll use it. Here are five solutions to consider:
1. Kitchen helper. From a $400 store-bought island for bill-paying to a breakfast bench nook with file drawers built in under the seats (cost: $5,000 to $15,000), your kitchen is a treasure trove of small office possibilities. Even a slide-out cutting board (about $500 in a cabinet package) can serve as a nifty desktop. 2. Closet conversion. Get rid of unused stuff or consolidate it in another area, and a 3- to 8-foot-wide closet accommodates a built-in desk, shelves, and light-ing. Make a nearby chair do double duty for your desk. With doors and wiring for lighting and a phone, and possible added drywall, your new small office would cost $2,000 to $4,000. Keep in mind that the more floors and walls that wiring has to travel through, the costlier it gets. 3. Porch possibilities. Convert that long, narrow space on the side of your small home that gets only seasonal use to a year-round office for about $15/sq. ft. Use plug-in space heaters and fans for your HVAC system. Use inexpensive, freestanding shelves to provide storage space. Cost: About $70 for a 30-inch-by-80-inch bookshelf. 4. Those out-of-the-way spaces. Alcoves, lofts, stair landings, basement and garage corners, and bedroom nooks qualify as potential office space. Use free-standing shelving units and bookcases. Plants or privacy screens can “wall” the area without making it feel smaller. You can build a bench for visitors with storage space inside for about $130. Want a craftsman to build it for you? Add another $300 to $400. 5. Under-used dining rooms. Formal dining rooms can be overrated. If yours isn’t being used regularly, convert it to a small office. You’ll be close to your main entry, making it easy to receive clients and business associates. If a nearby kitchen or other busy household area is a noisy distraction, install French or sliding doors as acoustic barriers.

Analyst: Rubio or Cruz Will Face Clinton in 2016 DAILY REAL ESTATE NEWS | TUESDAY, NOVEMBER 17, 2015
The 2016 presidential election will come down to Hillary Clinton and either Marco Rubio or Ted Cruz, political analyst
Charlie Cook told several thousand REALTORS® on Saturday at the Federal Political Forum. Cook is editor of the Cook
Political Report and a frequent analyst on network campaign coverage.

Despite the interest in Sen. Bernie Sanders of Vermont now, the mix of primaries and caucuses favors Clinton too heavi-
ly for her not to get the nomination. Her one hurdle is the e-mail scandal, which Cook believe will fade away by the time
voting begins, although there’s a 15–20 percent chance the matter could turn into a legal issue. If that happens, the risk
for her would increase.
On the Republican side, despite their popularity now, businessman Donald Trump and former neurosurgeon Ben Carson
have hit the top of their support and neither is likely to see more gains going forward. By the time voting begins next
year, their support is likely to be less than it is today.
Former Florida governor Jeb Bush and Ohio governor John Kasich, despite their obvious strengths and qualifications for
the presidency, are not firing up their party establishment and their opportunities to break through are starting to close.
Cook says the Republican race will come down to a battle between the establishment wing of the part and the outsider
wing, which includes tea party economic conservatives and evangelical Christians. Cruz, whom Cook described as
“brilliant,” regardless of what you think of his politics, will consolidate support of the outsider wing, and Florida senator
Rubio will do the same for the establishment wing.
Former Hewlett-Packard chief Carly Fiorina, another outsider candidate, could very well be a top pick as a vice presiden-
tial running mate.
In the U.S. Senate, Democrats are likely to make a strong showing and either win back that chamber or at least get the
split between the two parties very close to 50–50. That’s because Republicans must defend far more seats than Demo-
crats, and many of the seats are in states that typically vote Democratic in presidential elections, while Democrats have a
far easier mix of races facing them.
Cook noted that REALTORS®, because they’re leaders in their communities, play an outsized role in elections. “You
have a kind of multiplier effect” in your influence, he said.

FHA Condo Financing Changes: What to Know DAILY REAL ESTATE NEWS | TUESDAY, NOVEMBER 24, 2015
First-time buyers as a share of the housing market continues to lag, and with interest rates potentially going up as soon as December, things could
potentially get worse before they get better for households trying to get into the market.
There are many reasons for the drop in first-time buyers—strong home price appreciation, tight underwriting requirements, too-few homes for sale at
affordable price points—but there’s at least one bit of good news to report: The Federal Housing Administration (FHA) is making it a little easier for
buyers to get federally insured financing for condominiums. This is important because condos have traditionally been one of the best ways for new
home owners to get into the market.

Under administrative changes, FHA announced at the 2015 REALTORS® Conference & Expo in San Diego last week that second homes are no long-
er considered “investment property” for purposes of determining the owner-occupancy ratio of a project.
Prior to the change, if someone who owns a unit in a condo project uses the unit as a second home, that unit doesn’t count as part of FHA’s 50-percent
owner-occupancy requirement. Under that requirement, if fewer than half the units are owner occupied, someone who wants to buy a unit in the project
can’t get FHA-backed financing. That hurts if FHA is the only viable financing option.
But the FHA change has wider implications than that because it sends a signal to conventional and other mortgage financing sources that it might be
time for them to rethink their owner-occupancy ratios as well.
FHA announced two other changes at the NAR conference last week: a streamlined recertification process and an expansion of the types of insurance
condo owner associations can have for their project to be eligible for FHA financing.
These three changes are key because they address one part of condo financing that has nothing to do with the creditworthiness of the borrower: they
address the hoops the condo project has to go through before FHA will permit a borrower to apply for its mortgage insurance.
It’ll be helpful to watch how things change in the months ahead to see if the eased requirements lead to more households obtaining FHA financing for
condo purchases. But for now, REALTORS® can take satisfaction in knowing FHA responded to concerns NAR had been raising for the last three
years. And more changes are in the works, according to the FHA official who announced the changes last week in San Diego.
The FHA announcement is one of the stories in The Voice for Real Estate for the week of November 23, 2015. Another segment looks at NAR’s new
member benefit for keeping REALTORS® integral to real estate as transactions increasingly go digital. Under the benefit, REALTORS® get free ac-

House Bill 4173 Heading to the Governor’s Desk for Signature
Bill provides clarity regarding Michigan’s Transfer Tax
Legislation providing clarity regarding Michigan’s Transfer Tax was concurred in the state House this afternoon, and is on its way to the Governor’s desk for signature. House Bill 4173, sponsored by Realtor®-member and Representative Dave Maturen (R-Brady Twp.) will revise the Michigan Real Estate Transfer Tax to clarify two items:
1. The party that paid the transfer tax may request the refund if a refund is due, and
Clarify that Exemption “U” applies when the SEV at the time of sale is less than or equal to the original SEV.
The Michigan Supreme Court recently broadened the application of Exemption “U” by removing the requirement that True Cash Value be realized in a transfer. House Bill 4173 reflects this change, offering important clarity and tax relief to distressed sellers. In addition, this bill gives buyers the same refund rights as sellers when it is determined that the transfer tax was paid unnecessarily.
We applaud Representative Maturen, along with the members of the House and the Senate for recognizing the importance of this legislation for home buyers and sellers in Michigan, and we appreciate their willingness to move it forward in a bipartisan manner for passage into law. We look forward to the Governor’s signature and will let all of you know when it formally becomes law.

Shop online safely
When shopping online, check out a website before entering your credit card number or other personal in-
formation. Enter this information only on secure web pages with addresses that start with "https" and have
a closed padlock symbol at the bottom of the browser window. These are signs that your information will
be encrypted or scrambled, protecting it from hackers.
*Safety First*
Realcomp has been made aware of a concerning situation involving an area agent. A fairly new pro-spect of hers, who sounded extremely legitimate, has been identified by the Washtenaw Sheriff's De-partment to be using an alias.
This agent became concerned about the legitimacy of her new prospect when she happened to catch him (quite unexpectedly) in a lie. Additional oddities in their communications caused the agent to feel uneasy and ultimately, to contact the police.
No one knows for sure why this person decided to pose as someone else. However, it is a very good reminder for all agents to follow your company's safety procedures regarding meeting new clients. This agent says... "It is a good reminder to everyone that asking for identification prior to meeting a client alone is always a good idea, even if you're meeting them after hours at your office."

QUESTION: I am a licensed salesperson selling my own home to a friend who is not working through an agent. Should I act as a dual agent or transaction coordinator in this transaction? ANSWER: You cannot act as either a dual agent or a transaction coordi-nator in this transaction. Either role requires you to serve as a "neutral" which you cannot do if you are one of the parties to the transaction. In other words, it would be impossible under these circumstances for you to represent both parties equally. You will need to act as a seller's agent and the buyer will be a customer without a principal/agency relationship.

State Licensing Requirements
During the 3 year licensing cycle each agent must complete a minimum of 2 hours approved legal
coursework each year. In addition, each agent must also complete 12 hours of approved course-
work of their choice. The additional 12 hours of coursework may be completed anytime during the
3 year cycle.
**New licensees
In the first and second year of the license cycle, licenses issued on or after November 1 of the cur-
rent year do not require con ed for the current year. In the third year of the license cycle licenses
issued on or after July 1st no con ed is required.
