DC Water Sewer Services at Ames PlaceOverview
DC Water maintains storm and sanitary sewers throughout the District of Columbia. Different field groups within the Sewer Services department undertake this work. The primary group is currently located at the Main and O Campus at 125 O Street, SE. How-ever, portions of this campus are slated for future redevelopment by DMPED. There-fore, DC Water has agreed to relocate the Sewer Services functions to 3101 Ames Place, NE.
Existing Site and Environs
The Ames Place site consists of approximately 3.95 acres, and is currently being used by WMATA for bus parking. Most of the existing site is paved with asphalt, and contains a prefabricated office trailer that is in poor condition. The environment surrounding the site can be characterized as an industrial area. To the south is an extensive zone of warehouse buildings lining both sides of V Street, NE. To the east is a large staging yard for Fort Meyer Construction Corporation, containing large construction vehicles and stockpiles of construction materials. To the north is the Teamsters Local building. To the west is a parking lot for DHL delivery vehicles.
Proposed Site Work
The new Sewer Services facility will be for use by DC Water employees only, and is not intended to be accessed by members of the public. The entire site perimeter will be fenced and secured. Most of the proposed site will be paved with heavy-duty concrete to accommodate a work yard and staging for approximately 120 DC Water vehicles of various sizes. Another area of the site will be an asphalt paved parking lot for employ-ees’ personal vehicles, with landscaping. The remainder of the open site area will be used primarily for landscaped above-ground stormwater management and open green space. New curb & gutter, sidewalk, and tree plantings will be provided along both Ames Place and 31st Street.
Proposed Main Building
The new Sewer Services Building will be an approximately 9,000 SF, two story building containing office space, training room, locker rooms, and break room. DC Water re-quested that this building be of a “retro-industrial” style, borrowing design elements from early 20th Century industrial architecture that is rapidly disappearing from the District. The most visible building material will be two shades of red ironspot brick, presenting a very subtle contrast between the brick arches, corbelled cornices, and pi-lasters. A sand colored cast stone will be used for parapets, sills, water table, and other masonry accents. The windows will be narrow mullion curtainwall type, reminiscent of industrial steel windows. The roof will be a vegetative “green” type, with raised clere-stories capped with photovoltaic panels. The project will be designed to LEED Silver standards.
Proposed Secondary Structures
The project includes construction of three additional structures on the site:
Vac Truck Storage Building. Approximately 3,500 SF, one story pre-engineered metal building. This building will house DC Water’s vacuum trucks and other items requiring indoor storage. The roof will be a shed-style south-facing metal roof cov-ered with photovoltaic panels.
Materials Bins Structure. Open-air covered storage bins for fill dirt, sand, and grav-el, etc. with concrete walls and metal roof. No road salt or de-icing agents will be stored in these bins.
Guard Booth: Small prefabricated set-in-place structure, with brick base to match the main Sewer Services Building.
