Do Stay Current On Existing Accounts

One 30-day notice can cost you.

Do Continue To Use Your Credit As Normal

Changing your pattern will raise a red flag and lower

your credit score.

Do Call Your Mortgage Professional First

Before making any address or credit changes.

Don’t Apply For New Credit

Every time you have your credit pulled by a potential

creditor or lender, you can lose points from your credit

score. This includes co-signing for a loan.

Don’t Max Out Credit Cards

Try to keep your credit card balances 30% below their

limit during the loan process. If you pay down balances,

do it across the board.

Don’t Consolidate Your Debt

When you consolidate all of your debt onto one or two

credit cards, it will appear that you are “maxed out” on

that card and you will be penalized.

Don’t Close Credit Card Accounts

If you close a credit card account, it may appear that

your debt ratio has gone up. Closing a card will affect

other factors in the score, including credit history.

Don’t Pay Off Collections Or “Charge-Offs”

If you want to pay them off, do it through escrow

at closing.

Good credit is critical to obtain the best interest rate and terms on a mortgage.

What To Expect After Closing

In your closing package that is given to you at the closing

table by your attorney, there are two payment coupons

and a payment letter which details servicing information

on where, how and when to make your first few payments.

Typically, you will be making at least your first payment to

Guaranteed Rate using these temporary coupons before you

receive a welcome packet and/or a monthly statement from

the servicer.

If your loan is going to transfer to a new servicer, you will

receive a “Goodbye” letter from Guaranteed Rate with the

new information in addition to a “Welcome” letter from the

new servicer. Please be sure to review the information in

these letters since they will specify the future date to start

making payments to the new servicer.

A Few Common QuestionsQ: What if I haven’t received any information from a new servicer?

A: Don’t panic. The important thing is to continue making your mortgage payment in a timely

fashion. Use the payment coupons from your closing package and send your payment to

Guaranteed Rate.

Q: I just mailed my payment and got a “Goodbye” letter saying it should go somewhere else!

What do I do?

A: Remain calm. As long as you’re making your payments on time, there’s nothing to worry about.

The law protects you from penalties as long as you’re making your payment on time, even if it is

received by the prior servicer.
