Our services cover all elements of interior contracting from the installation of air conditioning, plumbing, I.T. infrastructure, electric's, lighting, joinery and glazed partitions and finishes.  IIS Ltd will assume full responsibility for the project management and supervision of construction works.

We have in place proven systems and management procedures which include:

Our concentrated approach ensures a quality delivery on time and on budget.  Upon the final completion of the construction work, final quality assurance inspections are made prior to handover to the client.

We organise weekly site meetings throughout the fit-out process to keep you up to date with progress and also to get your feedback on the completed stages.  Before handover, we have a rigourous checking process to make sure we deliver a snag-free project.

Health and Safety/Environment

IIS Ltd understand and accept the paramount importance of health and safety of employees and all other personnel that are affected by the groups activity. IIS Ltd are determined to establish a zero harm working culture in which the positive aspects of workplace health and safety are encouraged and developed.

We provide and maintain plant and systems of work, assessment and training and supervision that are inherently safe and without risk.

Adherence to all legal requirements related to its activity. All persons on site are qualified with the required safety regulations/passes on each zone by participating in trainings and related seminars.

Prompt use of PPE and equipment safety at all times without exception.

All of our sites are assigned a foreman and site engineer and we ensure a safe working environment, with an appropriate level of welfare facilities. Continued compliance is achieved through the use of up to date health and safety management systems in line with internationally accepted safety management standards.

Programming & Project Planning

After we have established a particular projects brief, the project planning process can begin. We will have our in team at IIS assembled and ready to meet the challenge. We will review the process at every step from design to relocations to Phasing to project delivery. Using our extensive experience we can communicate and implement a plan that will be sure to succeed.

Procurement & Project Management

At all points our supply chain is extremely strong. It has to be. Our subcontract partners are procured on a project by project basis. Where, when we have acquired the specific needs of our clients, we select our contracting partners on their skill sets and suitability to this particular project. This ensures that we have accumulated the best knowledge base and value to deliver the finished article at the best value and standards. Once cost have been received from our subcontracting partners, our surveying department will analyse and complete a detailed tender analysis. This will then be presented to our project team for review and sign off and is one of the most important steps in a fully streamlined process that enables full cost control of expenditure.

Construction & Delivery

Successful delivery of the project will involve a diverse range of individuals, skill-sets and specialist knowledge. All of which come together to carry your project through from inception to completion, handover and ongoing support. Every project that we collaborate on is guided by our team who work together to manage budgets and deliver best value for every aspect of the project.

Our team looks not just at the cost of delivering a project, but at the total cost of ownership and lifetime value of the scheme, so that the environments we create continue to deliver value over time and are cost-effective to run and maintain. We factor durability, cost of upkeep and multi-functionality into all our designs to ensure they continue to provide best value over the long term.

Once the previous pieces of the process are signed off, the next step is the delivery and construction of the plans & design to make the project come to fruition. IIS encourage excellence from the start of every project, and this is passed down from the management team right through to the supply chain. We will be in constant communication with all of the design teams throughout the construction process to streamline the delivery, whilst causing as minimal disturbance to any existing staff and business as possible.

Project Handover

We always aim for minimal snagging as we snag items as we deliver the project to you. We will provide the client with the training they need to get the best out of their fantastic new office space and we will be available them post occupation to help them in any way we can.

Workspace HQ 26 weeks - 30,000 sf ft

Workspace Headquarters, London.

The new corporate headquarters of Workspace Group PLC. The group owns more than 4.5 million square feet of London commercial property space, providing homes for some 4,000 new and growing companies. Workspace has a network of over 80 business locations across London to suit all businesses; from inspiring flexible office spaces, meeting rooms, studios to well connected light industrial units and spacious workshops all along with in house cafes and restaurants - all on flexible lease terms.

HPE 28 weeks - 35,000 sf ft

Hewlett Packard Enterprise, Leixlip.

One of the largest open plan fit-outs in Ireland in 2017, HPE comprises a collaborative working environment with informal zones and features like breakout areas, quiet rooms, office pods and large angular multiple reflective surfaces. The general look and feel is modern and professional. The space maximises the natural light in such a way that the reflective surfaces connect with nature outside and as such enhance the feeling of space and openness.

Eir 12 weeks - 30 Locations

Eir - 30 Locations Nationwide.

The creation of Eir was Ireland's largest rebrand in 20 years and IIS Ltd were the company chosen to deliver it. The rollout on thirty stores nationwide was completed in a 12 week fast track programme with the flagship cutting edge store on Dublin's Henry St. This store has set a new benchmark on the high street of Ireland when you look at the mobile and fixed communication markets.

Kerry Group 12 weeks - 30,000 sq ft

Kerry Group, Millennium Park, Kildare.

The Kerry Group HQ is a 30,000sq. ft office space global technology and innovation centre facility in a spacious and glazed open environment. It is a modern R&D facility working on product development - from ideation to development and testing, scale up and manufacturing. The facility includes specialist laboratories, presentation and administration spaces along with a staff breakout area and staff support facilities.

EDT 8 weeks - 20,000 sq ft

Education Development Trust, UK.

The Education Development Trust is a UK charity that exists to make a difference in learners lives and strives to provide excellent education for all. CfBT has worked in more than 80 countries around the world on projects that range from reforming national level education to improving the performance of an individual school. CfBT employs more than 3,300 staff worldwide whose mission is to improve education to improve the lives of learners and transforms lives around the globe.

Bar Council of Ireland 12 weeks - 15,000 sf ft - Protected Structure

Bar Council of Ireland.

The Bar Council of Ireland is the regulatory and representative body for barristers practising law in the Republic of Ireland, active since 1897. The new offices are located in the old distillery building, church street Dublin. The building is a protected structure which through the fit out has retained some original features which add to the character of this  fine building. Which includes world class arbitration facilities, ADR and meeting support facilities, in addition to a number of ancillary breakout areas.

Canalot Studios, UK.

Canalot Studios is a hub for creative businesses. The inspiring office and studio space offers a stylish edge to the businesses based within, and its bar and restaurant provide plenty of opportunities to relax as well. From sustainability PR to music production companies, all entrepreneurs within Canalot’s community benefit from the networking and collaboration that takes place within it.
