We have completed the NW 5th Ave Project with three newly

constructed single family units

(200 NW 5th Ave A, B and C)

As the Delray Beach Community Land Trust (DBCLT)

ventures into its 13th year of operations, we look forward to an

exciting and productive year ahead, serving dozens of new

first time homebuyers, supporting our existing homeowners,

and growing our stock of permanently affordable units.

We are excited by the possibilities and encouraged by the solid

foundation we have built over the past 12 years that provides

opportunities for very-low to moderate income households to

balance their lives affording them the option to Work, Live

and Grow within the Community. It is the active support of

our board of directors and partner’s contributions through

funding, commitment and capacity building that sustains our

organization.

Thanks to all the volunteers and other supporting partners who

have given of their time and expertise over the years. The

DBCLT continues to focus on community with an emphasis on

providing quality housing that impacts the economic vitality of

the City.

Insurance tips for

financial fitness and

possession claims

1. Decide what your priorities are. Create a plan and set goals like sending children to college, paying off debt and being able to enjoy retirement. 2 . Calculate your life insurance needs Consider immediate obligations and also the amount of future income necessary to sustain your household. 3. Protect your assets Life insurance proceeds that replace your income can help your family meet their financial obligations, including end-of-life expenses, existing debt and day-to-day living. 4. Have annual checkups Coverage may need to change when financial goals and needs change. A life insurance specialist can help you make adjustments to avoid being under insured or paying for coverage that may not be the best fit for your needs.

1. Be thorough Move from room to room and write down or digitally record your belongings. Smartphone apps like Encircle and Sortly also can help you document and track your things. 2. Record all big-ticket items Be sure to record your most valuable possessions, such as antiques, art, jewelry, collectibles, tools and electronic equipment. 3. Collect key information Record the manufacturer name, model and serial number for items that have them. Keep receipts and records of purchases, repairs and maintenance with your list. 4. Put the inventory in a safe place Store it in a place somewhere so it won’t be lost. You can even review it with your insurance agent to make sure you’re carrying the correct amount of Insurance.

Home Improvement and

Maintenance Tips

Roofing- Simple cleaning routines, like removing visible debris or standing water help prevent slogging and

deterioration. Protect your roof, lower your energy bills and eliminate any potential future damage.

Windows– The key to protection and energy efficiency is impact resistant windows and doors that have dou-

ble-pane insulated laminated glass. That laminate interlayer sandwiched between those two panes further

strengthens the glass.

Painting– Quick fix-up is painting. Do it yourself or hire a professional. If you don't paint, at least pressure

clean walls and roof to get a clean look. If you do paint, only use two or three complementary colors— the

basic field color, a trim color and an accent color. Paint the entire house the same color including a garage

door. Use the trim color for the fascia. Use an accent color for the front door. Choose colors that are compati-

ble with the roof color.

Flooring– A good improvement is flooring. Laminate or parquet flooring has good acceptance. Try dry

cleaning carpet to preserve life.

Pressure clean– Pressure clean patios, sidewalk, and roofing. Rented a machine. Again, a clean look Is ap-

pealing.

Get rid of clutter– Move out any extra furniture and personal items. A sparsely furnished home looks more

spacious. Wash the windows.

Replace light fixtures– At the front door, check switches and outlets, no special tools are needed.

Landscaping– Refresh the landscaping. Trim shrubs and trees. Add some border flowers. In general, im-

prove the “curb appeal”.
