Accident prevention is a moral obligation. DeMaria promotes an industry leading, proactive

approach to safety that features continuous training in safe building practices. All superintendents,

project managers and field personnel are required to complete all modules in the MIOSHA endorsed

M.U.S.T. Safety and Drug Testing Program.

EMR, or Experience Modification Rate, is an industry-wide measurement to determine the price of

insurance premiums for construction companies. DeMaria’s EMR of 0.84, well below the industry

Subcontractor/Vendor Project Qualification Procedure

Subcontractor approval is based upon a Contractors Qualification Statement, current financial

statement, project list with dollar amounts, current references, and a copy of their company’s quality

program. Upon receipt, the subcontractor information is reviewed for approval by the DeMaria

Subcontractor/Vendor Alliance Team (SVAT).

Reviewing Subcontractor/Vendor Performance

Performance evaluations of subs and vendors are conducted during a post project review meeting.

Any ratings below 2.0 will remove a subcontractor or vendor from DeMaria’s internal list and

disqualifies them from bidding any future DeMaria projects until a corrective action plan is

submitted and approved by our internal Subcontractor/Vendor Alliance Team.

Subcontractor Surveys

Feedback from subcontractors is essential for capitalizing upon synergies gained in the field and

streamlining project management techniques. Subcontractors are surveyed after every project and

requested to review DeMaria’s performance. DeMaria’s SVAT reviews and identifies any issues

and/or trends that may warrant improvement.

Department of Emergency Medicine (DEM) Expansion

Through the addition of 25 new treatment bays, Henry

Ford Hospital now has space to accommodate 80 to 100

emergency room patients per day. Hospital staff can

better care for patients and also be respectful of their

privacy within a more efficient patient flow. The

expansion increased bed capacity, reconfigured the

nurses' monitoring stations, and improved the walk-in

entrance, registration and patient waiting areas.

It was not a simple building addition. The project was

built in a small courtyard flanked on all sides by six

stories of the existing hospital housing patient beds,

surgery and the existing ER. Access was restricted to

one point immediately adjacent to the ER entrance

requiring continuous coordination with the Hospital.

Underground site conditions were unknown since

existing utilities dated back 100 years and there were

no accurate as-built drawings. During excavation, prior

to placing foundations (which DeMaria assisted in the

design of), the State Inspector commented that no other

Construction Manager could have completed this as

successfully as DeMaria did.

The Department of Emergency Medicine remained

operational during construction and was completed

in five (5) phases. Included in these phases were the

renovation of existing areas within the DEM.

Louis Stokes VA Medical Center

DeMaria recently completed the Louis Stokes VA

Medical Center project in Cleveland, OH. The project is

an 8-story, 268,000 sf bed tower addition at the existing

Medical Center.

The new addition included cast-in-place concrete

construction of 8 levels with a structural steel

mechanical penthouse. The new bed tower includes

265 beds that will provide services for Blind

Rehabilitation, Spinal Care Injury, Skilled Rehab,

Hospice/Palliative Care and Mental and Behavior

Health which includes Acute Psychiatric Care.

The project scope included new mechanical, plumbing,

electrical, fire alarm, fire suppression, telephone/data,

security, nurse call, medical gas, elevators, as well as

medical and kitchen equipment. All new MEP systems

had to be tied into the existing hospital during

scheduled off hour shut downs.

The project also included 725 sf of renovation work

within the existing facility. The renovation work

required for this new addition occurs in multiple

locations on each floor. Renovation work on each floor

included demolition of existing rooms to provide new

corridors, updated architectural finish work, as well as

MEP tie-ins and connections.

Central Sterile Supply Expansion

DeMaria has completed the University of Michigan

Central Sterile Supply Expansion project. The project

was completed while maintaining the Level IV

Infectious Control standard and also completing the

work while keeping the 24/7 department in full

operation at all times. The project included the

renovation of the existing facility in six phases.

Scope Included:

-Installed 2 new Steris cart washers, 3 new Steris

washers, 2 new Steris ultrasonic machines, and 2

new Midbrook ultrasonic machines

-Installed 5 new 3-bowl sink stations

-Relocated 2 existing pasteurizers

-Demolished and retrofitted 2 material lifts

-Installed numerous electronic doors with security card

capability

-Installed new stainless steel wall systems around the

Steris equipment

-Built 4 new offices and new break room

-Installed 2 new "white boards" that communicate with

the OR

-New men’s and women’s restrooms and locker rooms

-Reworking of HVAC, electrical, plumbing and fire

suppression

Oakwood Hospital - Cafeteria Renovations

DeMaria’s Health Care Group has completed cafeteria

renovation projects at three Oakwood Hospital

locations – Annapolis Hospital (Wayne, MI), Heritage

Hospital (Taylor, MI) and Oakwood Hospital

(Dearborn, MI). These projects include remodels of the

cafeterias and serving areas.

These are DeMaria’s first projects at Oakwood and

have a combined total contract value of $365,000.

These projects were completed in January of 2009.

Highlights include:

OR Surgery Expansion

DeMaria recently completed the OR Surgery Expansion

for Henry Ford Health System. The project involved

the renovation of the 4th floor of the Eleanor Clara Ford

Pavilion, OR Surgery Unit located on the downtown

Detroit Campus.

The scope of the renovation involved the build out of

three (3) new ORs in existing shell space on the fourth

floor of the ECFP and build out a third OR outside the

current shell space. This work involved also renovating

several areas within the current active OR suite.

Challenges:

Extensive coordination with the OR and Hospital staff

required to assure that normal daily operations were

not disrupted in any way

All materials needed to be pre-scheduled and

coordinated in advance

Rerouting the existing utilities currently feeding the

West Clinic fifth and sixth floors, which required a

team approach with a deep understanding of the

proper processes and coordination ability that is

necessary for a utility system relocation of this

magnitude

I-2 Dialysis Renovation

The I-2 Dialysis Renovation project consisted of a

complete demolition phase- down to the existing

concrete structure, and a total rebuild phase of the

space to a state-of-the-art dialysis treatment facility.

The existing utility infrastructure had to be upgraded

as well to accommodate the demands of the proposed

I-2 Dialysis department along with the future growth of

the existing building itself.

A new 25,000 CFM AHU was strategically installed in

a lower level interior mechanical space, which was

designed to support not only the new I-2 Dialysis wing,

but also several other occupied areas throughout the

building. In addition to this new mechanical system, a

dialysis treatment system was installed to process and

handle the additional patient care load that was being

planned for by the hospital. A new power system was

also installed throughout six floors of the occupied

building, ultimately upgrading the entire facility to

today's standards of normal and emergency power

requirements. The project required around the clock

coordination with subcontractors, owners, and hospital

staff in order to minimize the overall impact of the

renovation and utility upgrades throughout the

occupied facility. Not only was the existing dialysis

department deeply involved with the project, but the

1st, 3rd, 5th, and 6th floor departments were also

immensely involved to minimize the impact of

construction during the renovation of the building.

DeMaria was contracted by DMC/VanGuard to

perform a 7000 sf renovation of one of their existing

suites located at Detroit Receiving Hospital. The

completed space consists of a new state of the art 23-

hour short stay observation unit that includes 29 new

patient beds, 2 isolation rooms, and support staff areas.

The renovation took only 8 weeks to construct and was

the first project completed under the VanGuard

ownership.

4th Floor MRI

DeMaria completed a new state-of-the-art

intraoperative MRI (iMRI) project that is the first of it's

kind in Michigan. It is located directly in the center of

the OR Department, surrounded by various active

OR's, and will be utilized in conjunction with

a neurology OR to perform groundbreaking

procedures.  

In 2008, Henry Ford approached DeMaria with a

challenge of how to install a new 1.5T MRI on the

fourth floor. This challenge was unique because there

were no possible options of delivering the MRI through

the Hospital's elevator and corridor system.  In

response, DeMaria developed a plan that not only

utilized a unique roof opening for the installment, but

also incorporated new space for an additional OR.

The iMRI was designed to an OR standard and

includes custom OR ceilings, floors, and wall finishes—

which, when combined with an MRI, generates a great

amount of noise level. The IMEDCO silent shield

design and room shielding system helped reduce the

noise level tremendously.  In addition to addressing the

noise, the room's mechanical and electrical

requirements for the iMRI was upgraded, requiring a

dedicated circuit, fed from the basement of the hospital.

Maximum coordination efforts and adherence to

infectious control policies were extremely critical

during this project.

Family Medical Center

DeMaria completed the Family Medical Center of

Michigan Addition and Expansion project, which

included an addition of a new, two-story building,

along with renovating 7,000 square feet of the existing

facility. The new 18,000 square foot building consists of

25 new patient exam rooms with appropriate clinical

back up area, administration space, and dental space.

The new building incorporated a geothermal system

for heating and cooling.  Water is run through the 9,600

lineal feet of tubing underneath the ground to the

building through a pipe manifold in the mechanical

room. Once the water is inside the building, it is

distributed throughout the structure through a tubing

system to one of the 22 heat pumps located in strategic

spots above the ceilings. Depending on whether the

occupants of the building choose heating or cooling,

the heat pumps will either remove heat from the air

and transfer it to the water in the tubing system to cool

the building, or it will remove the cool air from the

building and transfer it to the water in the tubing to

add heat to the building. The additional cost of the

geothermal portion of the project is expected to pay

itself off in five to seven years— at which time the

Owner will have no heating or cooling bills to pay.

Replace and Convert Steam Distribution System

DeMaria has been hired by the US Army Corps of

Engineers to replace and convert the steam distribution

system at the Aleda E. Lutz VA Medical Center,

Saginaw, Michigan. It will include the conversion and

retrofitting of eight (8) buildings from a central, high

pressure steam generation and distribution system into

a hot water heating distribution system.

The work will include construction of three new hot

water boiler plants around the campus to re-feed eight

buildings with heating hot water instead of high

pressure steam. The main boiler plant will consist of

the construction of a 2 story brick masonry building

with a basement and would be supported by a

structural steel frame.

The second and third boiler plant locations will be

within the basements of two existing buildings. In

addition, the project requires demolition of existing

distribution lines and equipment in the existing boiler

plant. The work will be completed in phases in order to

maintain heating service to all buildings and minimize

disruption of hospital operations throughout the

construction process.

DeMaria has transformed the 2nd floor of the Old

Education Building into the Henry Ford Hospital

Innovation Institute - a unique meeting space where

bright minds representing various disciplines can be

brought together to envision the future of medicine.

Originally an auditorium, the space served as a

gymnasium in more recent years. The open floor plan

lends itself well to the unique type of meeting space

developed by the project team, which includes a

transparent “think tank” near the center of the room.

Support spaces, including small meeting areas with a

variety of configurations to support different ways of

thinking, can also be found on the main floor. The

existing stage and balcony areas were refinished and

are now utilized in the new meeting space.

The project team was striving to create a “wow factor”

that can serve as inspiration for everyone who enters

the space. Much of this was achieved by the majestic

architecture of the 1920s structure itself, which features

a grand staircase leading to the 2nd floor. The entire

space was restored and complemented with more

contemporary design elements that bestows a timeless

quality of the finished product. One of the project's

highlights is a new wood-ribbed ceiling that exposes

some of the structure of the original barrel vault.

In 2005, DeMaria was hired by the U.S. Department of

Veterans Affairs in a design/build contract to construct

the new Wylie Outpatient Clinic in Columbus, OH. The

new four-story, 300,000 sf facility opened in the

summer of 2008.

The freestanding addition features space for an

outpatient psych unit, prosthetics, dialysis, eye exam,

dentistry, cardiology, surgery, geriatrics, primary care

examination and general administrative areas.

Highlights include:

Cantilevered section with 27 steel plate girders

weighing up to 28,000 lbs/ea 72” in height, 32’ to 64’

in length

Inverted skylight over main lobby and corridor

Design allows for a future vertical expansion for in-

patient care

Project site is located on a government military facility

which entailed rerouting infrastructure, relocating

and rebuilding portions of the existing golf course,

and the construction of a new military residence

quarters.

DeMaria was hired to transform an existing medical

record space into a state-of-the-art Simulation,

Education, and Research Center. The largest facility of

its type in Michigan, the center offers procedural

simulation technologies using computerized

mannequins and other mechanical devices. It will also

be a venue for advancing education and assessing the

competencies of residents, physicians and other health

care workers in the areas of inter-professional team

communications, patient safety, and doctor-patient

communication skills.

The center houses fully-equipped replicas of an

intensive care unit, emergency room, patient rooms,

and two operating rooms– one devoted to advancing

skills on the surgical robot. DeMaria reworked the

existing utilities to accommodate this new equipment.

DeMaria constructed several offices, classrooms, and

student training areas. Each room is designed to

enable physicians, nurses, and various health care

professionals to enhance critical team skills in these

environments, perfect new care protocols and

flawlessly handle code situations. An extensive AV/IT

system was also installed that will be utilized to train

the students, hold classes online, and for public

viewing.

DeMaria and Hobbs + Black completed work on a

Design/Build contract for the Waterford Ambulatory

Care Center. The project was a two-story build out of

25,000 sf of space to accommodate four (4) new surgical

operating rooms and 22 patient exam/recovery rooms.

The building, a 23 hour, 59 minute facility, was

designed specifically to make patients feel more

comfortable with a "hotel feel" design. Beautiful

artwork, flat screen tvs, and furniture were selected to

accomplish this. Two canopies were added to the

outside of the building to give patients a covered area

when they arrive and leave the facility. The project

also includes locker rooms, storage and offices for staff.

Cardiac Care Unit on 8 Webber

DeMaria was hired by the DMC to renovate the 8th

floor of the Webber Building at Harper Hospital in

Detroit, Michigan. The renovated floor now serves as a

Cardiac Care Unit for patients who are recovering from

open heart surgery and other cardiac treatments.

Although most of the floor was vacant during

construction, the floors immediately above and below

were occupied. The Electrophysiology Laboratory (EP

Lab) immediately adjacent to the renovated area also

remained occupied and operational. DeMaria took

great care to communicate all work plans and

coordinate with DMC staff to minimize any temporary

shutdowns. DeMaria communicated with DMC staff

almost daily in order to minimize any inconveniences.

Project Highlights:

Upgraded all patient rooms with new architectural

finishes (tiling, flooring, etc.)

New medical gas and mechanical systems in all patient

rooms

New nurses station, kitchen and break area

High end architectural finishes (lighting, flooring,

Patient Tower Renovation Project

DeMaria transformed the entire original VA medical

tower built in 1950 into a modern, 21st century

treatment and diagnostic center.

All floors were occupied. Phasing, worksite cleanliness

and segregating the building from occupants was

critical. Demolition was completed using bobcats and

hydraulic breakers with scrubbers on the exhausts.

Much pre-planning and tracing out of all utilities was

put forth in order to keep uninterrupted service to the

basement and 8th and 9th floors which could not

experience power shutdown during construction.

DeMaria partnered with a consultant to decommission

fume hoods and associated ductwork due to the

presence of toxic chemicals used within the lab. The

ductwork had been determined to be volatile and could

explode during demolition and removal. This work

was accomplished during off hours to minimize risk.

Upgrading the ventilation, HVAC, and electrical

systems were also a large part of the scope. The 4th

floor was transformed into a mechanical and electrical

floor with modern plumbing, HVAC equipment,

AHU’s, power, and fire protection service to feed the

newly renovated floors. New fire rated shafts were

also installed to feed the floors above and below.

The 8D Intensive Care Unit Bed Expansion project

involved renovating 13,600 sf of existing sleep lab area

into a 20 bed intensive care unit and spaces in the

Hospital.

The 7D Dialysis project involved the renovation of

2,350 sf of existing dialysis unit and support spaces in

the Hospital.

Both projects were completed in March 2008 and have

a combined value of $3.58M.

DeMaria was hired by the Department of Veteran

Affairs to design and build a biomass cogeneration

facility to replace the existing oil fired boilers at the

Togus VAMC. The new building was constructed

adjacent to the existing boiler plant to house the

cogeneration system and store wood chips. Due to

poor soil conditions, concrete-filled steel piles were

required to support the load of the new building.

The exterior construction of the new building consists

of brick, insulated metal panels, and full-height

windows.

Key System Components Include:

- D type, high pressure, water tube boiler cable of

producing steam at 25,000 lbs/hr, 10.623 mmBTU/

hr B-800 series gasifier

- Steam turbine electric generator capable of producing

750 kw/hr

VA Battle Creek Boiler Replacement Project

DeMaria has been hired to complete the VA Battle

Creek Boiler Replacement Project at the VA Medical

Center in Battle Creek, Michigan. The project scope

includes the replacement of the existing boiler plant

with a new building to house two 40,000 pph, and one

15,000 pph water tube boilers with space for a fourth

future boiler and a new condensate polishing system.

The new boiler plant construction includes connections

to the existing underground steam distribution system,

a condensate return system and the main water line.

The existing campus water softener/treatment system,

brine tank and the reverse osmosis water treatment

system will be relocated to the new facility.

The project also involves demolition and removal of the

existing boiler stack and removal of the boilers and

associated equipment currently in the existing boiler

plant.
