Student Accommodation

Vita Student is a premium brand, the first of

its kind dedicated to designing, developing

and delivering the finest student residences

in the UK.

Recognising the shift in the higher

education market, Vita Student and its

award winning team is pioneering the

change in student property in locations

across the UK by creating exceptional

student residences of the highest standard

complete with first class facilities, unlike

anything that has gone before.

For the investor, Vita Student offers a hassle

free,fully managed property investment with

assured returns in the UK’s best student

accommodation projects.

VITA STUDENT IS CHANGING THE FACE OF STUDENT PROPERTY IN KEY UK UNIVERSITY CITIES.

Page 4: Depilat crosshall glo 1

04 05

With the recent rise in tuition fees creating

strong competition amongst institutions to

attract students, universities are being

forced to focus more than ever on the

‘student experience’, including a significant

upgrade in the accommodation on offer.

Likewise, in return for the higher fees,

today’s students expect a high standard of

university living.

Furthermore, the lucrative overseas market,

where fees can be as much as double that

for domestic students, is a particular target

of universities, intensifying the demand for

first class facilities and living spaces.

The shake-up in UK higher education

funding means that students are now

recognised as consumers. Vita Student

properties are targeted at the growing

section of these consumers demanding a

higher standard of living which they are

prepared to pay higher rents for. Vita

Student properties have particular appeal

for final year, international and

post-graduate students.

Whilst the shift in the requirements of

students has been acknowledged by higher

education institutions, with reports

of plans for modernised buildings, ‘hotels on

campus’ and new facilities, the current

reality is a severe shortage of premium

quality accommodation. Projects recently

introduced to the market through the private

sector, that have been popular amongst

some investors, have so far still tended

towards a more standard level of

specification, leaving a gap for true high

end accommodation available to be

purchased by individuals, until now.

Vita Student is the first to offer individuals the chance to purchase

student property at a competitive price of a level of quality not

seen before. With the demand for high end student accommodation

considerably outweighing supply, this commodity sits at the top of

a growing market, making Vita Student an exciting property

investment opportunity.

Student accommodation in the UK is changing

Higher fees means higher demands from students:

Vita Student’s luxury student residences feature high

quality fixtures and fittings as standard.

Vita Student at Crosshall is a complete

refurbishment of the stunning 19th century

Crosshall building on Crosshall Street

which runs off the major route through

Liverpool city centre. Originally a printing

house, the Crosshall building is a reminder

of Liverpool’s rich heritage dating back to

the city’s era as a world-leading shipping

district.

The building’s façade represents the best

of Victorian architecture and is well-known

for its unique terracotta detailing. Vita

Student at Crosshall will retain these

original features and, combined with

modern yet complementary interiors, will

create a unique student residence full of

character.

Designed to become the premier address

in Liverpool for student living, Vita Student

at Crosshall realises Vita Student’s vision

and raises the bar of luxury student

accommodation in one of the UK’s most

exciting cities.

Vita Student is proud to introduce Vita

Student at Crosshall. The third and final

phase of a £27million redevelopment

project in the heart of Liverpool City

Centre, Vita Student at Crosshall follows

the success of Vita Student at The

Chapel and Vita Student at Tinlings.

In order to select the best locations for its

projects, Vita Student pinpoints university

cities where there is an identified demand for

high quality student accommodation to

ensure high occupancy and maximized

returns for Vita Student owners.

The city of Liverpool currently represents one

of the best student property investment

opportunities in the UK and was chosen

by Vita student for its sold out development

‘The Chapel’, and now for Tinlings.

With over 50,000 students, Liverpool is

one of the largest universities in the UK

and with 6,000 of this number coming

from overseas, is one of the most popular

amongst international students. In

comparison, there remains a substantial

undersupply of purpose-built student property

in Liverpool creating an optimum buy-to-let

environment for investors who can take

advantage of this high demand with the

potential for strong returns.

What’s more, with no other accommodation in

Liverpool offering the same level of quality

and prestige, Vita Student’s developments are

set to become the most sought after student

property in Liverpool.

Liverpool has been reported as one of the

highest yielding cities in the UK for student

property - rental rates for student property in

Liverpool increased by13% in 2010 compared

to the national average of 5%. Knight Frank

Vita Student’s Liverpool projects are within a 4 minute walk

from Liverpool’s stunning new retail centre Liverpool 1.

A leading university city.

The 2012 Knight Frank Student Property

Report states that investment in towns which

have more than one university with a high

density of students can be the most

profitable. The city of Liverpool certainly fits

this profile with three of the UK’s leading

universities all within close proximity; the

University of Liverpool, Liverpool John

Moores and Liverpool Hope University. Also

in Liverpool are the highly regarded

Liverpool International Language Academy

(LILA), Liverpool Institute of Performing Arts

(LIPA) as well as the Liverpool School of

Tropical Medicine, the first of its kind in the

world with students from over 50 countries.

International Students in Liverpool

International students make up over

10% of the student population in Liverpool

which is set to increase with the number

of overseas students in UK universities

predicted to rise by a further 10% this

decade (British Council 2012).

In particular, Liverpool has a long history

of connections with China, being home to the

largest Chinese community in Europe. The

University of Liverpool also has

a partner university in China with an

exchange programme in place driving

further numbers of Chinese students to

Liverpool.

Built on an illustrious heritage that

stretches back 800 years, Liverpool

has a global reputation for sport, music

and architecture. Following its reign as

the European Capital of Culture in

2008, Liverpool is enjoying

unparalleled cultural, financial

investment and growth.

Liverpool has grown faster than any UK

city outside London with more than

£4bn of private and public investment

since 2000.

Liverpool's cultural wealth has long

been a major attraction with more

museums, theatres, galleries and listed

buildings than in any other region

outside London.

Liverpool is one of the UK’s top five

retail destinations and a UNESCO

World Heritage Site for its impressive

waterfront.

An overviewAn overviewof theo UK studentUUK studeproperty marketty markee //

The Student Property Market

When compared with other residential

and commercial property, student

property stands out as consistently

offering higher returns for investors. 2010

saw student property offering annual

average returns of 13.5% in

a market where commercial property

grew by just 8% and standard residential

property fell in value by 1.3%.

Average returns across the UK were

11.5% in 2011 and Knight Frank expects

total returns from student property to

increase in 2012 to 12% with rental yields

growing by 5%.

James Pullan, head of student property,

Knight Frank, says: “There is a large

structural undersupply of student

accommodation in the UK”.

“There is still strong and as yet unmet

demand for properties offered to

students for rents of less than £200

a week, offering investors a good

opportunity in the coming years.”

“New funding arrangements will come in

September 2012 when tuition fees of up

28 29

Demand at all time high

The popularity of student accommodation

amongst investors is ultimately driven by

consistent occupancy rates of 99% or

higher and a structural undersupply.

Demand for purpose built student rooms

amongst students is extremely high

meaning average rental rates have risen

year on year, increasing by 34% between

2005 and 2010.

The strongest performance in student

accommodation so far has naturally been

centred around the most popular university

towns and cities. Durham, Cardiff,

Birmingham, Liverpool and Nottingham are

all good examples of where residential

property prices are relatively low yet rental

rates are rapidly increasing due to the

popularity of the local universities and the

number of students attending them.

Investors have not been slow to catch on

and are capitalising on this. As a result

investment in UK student accommodation

has boomed over the last few years. CBRE,

a world leading real estate adviser, recently

released a report that stated £863 million

was invested into student accommodation

in 2011.

This figure represents a significant increase

of £93 million compared with 2010 and

a staggering 120% increase on the amount

invested in 2009.

This growth trend is certainly continuing

with CBRE’s 2012 Q1 report highlighting

that £246 million has already been invested

into the student housing sector during the

first quarter of this year. If this rate

continues student accommodation

investment will be 12% higher than last

year.

The Future

The face of the UK university education

and, consequently, the student

accommodation market is changing.

Currently there is extremely high demand to

attend university - a demand that far

out-strips supply. In 2010 there were over

700,000 applications for just 490,000

university places.

This demand looks set to continue

particularly in top-flight university cities.

Knight Frank reports on a ‘flight to quality’,

with students seeking the best courses for

their fees. This shift in turn is predicted to

translate on to the student property market

in the form of an increased demand for

a higher standard of student

accommodation.

AEGON Asset Management’s Kames

Capital believes there are huge

opportunities for those investing in the

sector. Its head of property investment,

Phil Clark, said: “The alternative property

sectors could offer some attractive

opportunities in 2012.

"In particular I believe investors should

consider a greater exposure to alternative

sectors such as residential property,

student accommodation or healthcare

property. One of the key attractions of these

alternative sectors is they generally have a

high income yield, an ability to track

inflation and have low vacancy rates.”

"Student accommodation demand for the

best universities is leading to typical annual

vacancy rates of less than 2 per cent."

But that is not all. The growth in university

applications has been significantly

influenced by a rise in overseas students

which is predicted to increase even more in

the next academic year.

In 2010 the number of overseas students

applying to UK universities increased by

12.5%, and there were even more in 2011.

Experts have cited the appeal lies with the

quality of university education in the UK and

competitive tuition fees on a global scale.

Knight Frank believes the demand is going

to keep on growing. Its 2011 student

property report states: “Clearly, a UK

university education continues to be held in

high esteem around the world and this

demand is set to expand exponentially in

line with global wealth generation. The

number of UK universities, by comparison,

is a finite resource and looks set to remain

so as government budgets are

constrained.”

Surplus demand Accepted applicants

In light of the recent increase in university

tuition fees, this growing trend looks set to

continue. The Sunday Times explained this

is because “overseas students have

a different fees scale and are less affected

by the changes”. While higher fees may

deter some domestic undergraduates and

reduce applications, the amount of

overseas students are not only forecast to

remain unaffected, but are likely to increase.

With numbers of EU and domestic students

capped, universities are extremely keen to

market themselves on an international scale

to attract more overseas students. This

affects the higher end of the student

accommodation market as overseas

students have a higher tendency to choose

quality purpose built accommodation for ba

number of reasons including security,

location and facilities.

Like overseas students, mature students

also opt for higher quality student

accommodation usually within private,

purpose built developments and represent

a growing demographic as Knight Frank’s

2011 student property report explains:

“Changes in the way that higher education

is provided in the UK will change the face

of the student population. With universities

under increasing pressure to provide more

two-year degrees and work-based learning

(particularly in professions such as

surveying, accountancy, business and

media), the number of mature, part-time

and post-graduate students is likely to

increase significantly, as is the average age

of students.”

In conclusion, the growth in the UK student

property market over recent years and its

generation of strong yields for investors has

been well documented. However, several

key factors including the increase in tuition

fees and rising number of international and

mature students has identified a shortage

in the market of accommodation of a higher

quality. With research suggesting that

demand from students only looks likely to

increase, investment in luxury student

property now could prove highly lucrative

for the savvy investor.
