LINKED HYBRID

��This project sited adjacent to the site of the old city wall of Beijing, aims to counter the current privatized urban developments in China by creating a new 21st century porous urban space, inviting and open to the public from every side. This project represents our firm’s ability to design a high-end mixed-use design accenting sustainable building and site development through the use of advanced BIM programs and technology. ���Project information: �

2,383,410 sq. ft. (221,426 sq. m.) �Price per unit:�

Most units went for 275.00 per sq. ft. in 2006, which is about average for Beijing luxury residential prices at the time. The last few apartments average 600.00 per sq. ft.�Programs: �

Research will be used as a tool to explore current site conditions seeking to achieve the greatest potential for the project. ��- Demographics: Considering factors such as household size and income to determine the best housing typology or if possible, diverse typologies.��- Site Conditions: Looking at site access and pedestrian activity to determine the best urban intervention. ��-Market Reality: Studying the market to create an appropriate space for retail and propose innovative ideas. �

Sustainability is a state of mind, that takes a lead in the design process necessary in today’s evolving world. In our office, we take pride in delivering real results of efficiency and sustainability with extensive research into climate and building strategies within a mixed use setting to be a leader in developing ecologically friendly communities. Our focus extends beyond the initial sustainability of a building during construction but also look to the future through environmental impact and daily use.� �Why build green? � �Upfront costs of green buildings costs only 2% more than traditional buildings, but save on average 20% of construction costs over a buildings life cycle.�
