The proposed s i te locat ion (edgedred) l ies between Whal ley Road(A671), which forms the EasternBoundary and pr inc ip le s i te access,and Accr ington Road (A680) to theWest . The des ign was approached wi ththe surrounding countrys ide inmind and thus the s i te has notbeen over deve loped. The proposedfootbal l p i tches are spaced out andoccupy on ly 26% of the total s i tearea reta in ing much of the ex ist ingsi te features.

The proposed changing fac i l i tybui ld ing has been pos i t ioned on thes i te to min imise v isua l impact onthe surround ing landscape f romthe road. The car park ing issec luded by Cock Wood andproposed new tree p lant ing andlandscaping to again min imise i tsv isua l impact on the green space.

The proposed bu i ld ing prov idesmuch needed improvement infaci l i t ies for the local footbal l teamwhich ref lects the ir ambit ions andcurrent success. The bui ld ing iss ingle storey and smal l in i tsnature which ref lects i ts use. Agross footpr int of 369 .3m 2 occup iesonly 0 .3% of the total s i te area.Tact ical ly posit ioned tree plant ingand landscaping he lps the bui ld ingto camof lage into i ts surroundings.

Al l ex ist ing trees and hedges are proposed to be reta ined .In addi t ion p lant ing of hedgerow 'gapp ing up ' a longboundary hedges are proposed re in forc ing prominantper imeter hedges. An inventory of exist ing trees isproposed to in form a programme of inspect ion andmaintenance with tree protect ion being in p lace pr ior toany const ruc t ion works commenc ing.

A comprehens ive landscap ing des ign and p lant ingspec i f i cat ion accompanies the p lanning appl icat ion. This isa lso ind icated on drawing 1 6 .1 3 6 .0 0 2 . i t is proposed touse a mixture of nat ive spec ies to ensure a d iverse p lant ingscheme and promote natura l habi tats for loca l wi ld l i fe .

Heavy tree p lant ing is proposed across the s i te to createvisual 'screens ' to min imise the v isua l impact of thedeve lopment on the s i te .

The construct ion detai l ing wi l l focus on a ir t ightnessin an ef fort to reduce the energy consupt ion for space and waterheat ing. Doub le g lazed thermal ly broken a lumin ium window/doorframe uni ts have been spec i f ied to increase the thermal ef f ic iency ofw indow and door apatures.

It is a lso proposed to ut i l i se ra inwater harvest ing and use the greywater for f lushing to i lets etc in an ef fort to reduce the waterconsumpt ion of the bu i ld ings operat ion
