— The benchmark for master planned communitiesThe principal aim of the Woodlea Design Guidelines is to create a coherent vision for this new community. The Guidelines have been designed to ensure all homes at Woodlea are built to a high standard and encourage a variety of housing styles that are sympathetic to the local streetscape. The Guidelines will assist in providing you with peace of mind that your investment will grow into the future, and protect you from inappropriate development within Woodlea.
Dwelling Style GuideContemporary Australian architecture will best define the style of residences at Woodlea. This will be achieved through simple forms and well-proportioned façade elements combined with controlled use of materials and colours selected to reflect the character of the dwelling location within the Woodlea Estate.
Façade and Building Siting• Front entries should be clearly visible from the street and
should include a covered verandah, porch or portico (which may encroach 1.5m into front setback treatments) to provide a sense of address.
• All dwellings must be setback a minimum of 4.0m and maximum of 6.0m between the front building line of the house and the primary street frontage. Garages are to be setback a minimum of 0.5m behind the predominant wall of the house.

• Articulation of building façades along both primary and secondary streets is encouraged. This should be achieved via considered design and the use of varied materials in openings, balconies, recessed and projected elements and upper storeys. Large, bulky buildings with unarticulated wall surfaces will not be approved.
• Where the dwelling incorporates a masonary façade the window and door lintels and surrounds must be finished in the same masonary.
• For all subsequent stages after stage 3, for dwellings with lots with frontages 20 metres and greater, all side boundaries including garages must be a minimum of 1.0 metres.
Materials and Finishes• Dwelling façades should incorporate a maximum of four
colours in total and as a general guide are encouraged to use two colours with other limited highlight colour.
• The types of materials and available colours for selection are dependant on which ‘Character Precinct’ of the Woodlea Estate the dwelling is located.
• Bright or fluorescent colours will not be approved, unless they are deemed complementary to the design and palette of the dwelling.
A combination of complementary materials and colours must be used, acceptable wall materials include:• Masonry and face brickwork (untreated).• A rendered or bagged and painted textured finish over either
masonry or lightweight cladding.• Fibre cement wall cladding and clear finished timber
sheets or boards.
Dwelling Features• Unless approved by the Design Review Panel, a minimum
ceiling height of 2,550mm is required for all single storey dwellings and the ground floor of double storey dwellings.
• Extensive amounts of opaque glazing will not be approved to prevent overlooking. Where opaque glazing is used it is not permitted for windows visible from the street or the back of the house.
• External security blinds or shutters to dwelling façades are strictly prohibited.
• Dwelling services such as clothes lines and water tanks must be located away from direct view lines from the street or public realm.
• Period features such as latticework will not be approved.
Identical Façade Assessment• A dwelling must avoid replicating an identical façade
to another dwelling within three lots in either direction.

Garages• Garage doors must be a sectional door in a timber,
timber look or colourbond finish.• On lots with a primary frontage of less than 12.5m, a single
garage with a maximum width of 2.6m is permitted only.• For lots with a frontage of 12.5m or greater and 14m or less
the maximum width allowable for the garage door is 5.5m.• For lots with a frontage greater than 14m the maximum
width allowable for the garage door is 6530mm.• Open carports will not be approved.

Roofs• Roofs must be finished in concrete or terracotta roof tiles
preferably with a flat or low profile preferred or in a matt finished or non-reflective corrugated metal.
• Where permissible by the building regulations all pitched roofs must incorporate a 450mm eave around the entire dwelling. Where this is not permissible, the extent of continuous eave is to be maximized as much as possible.
• The length of eaves required is dependant on the siting of the dwelling. At a minimum eaves are required to all street frontages plus returns of 4m on each side of the dwelling. The eaves requirements do not apply to garage walls which are on boundary.
• Where pitched (gabled/hipped) roofs are used, the roof pitch must be a minimum of 22 degrees.
• The following are examples of accepted roof forms:
Sheds• Any outbuilding less than 10sqm must be clad in an approved
colour to compliment the dwelling.• Any outbuilding greater than 10sqm must be constructed
so that the external appearance matches the main dwelling in colours, materials and style.
• For lots with frontages greater than 18m an outbuilding cannot exceed 3.5m in height and 20sqm in area.
• For lots with frontages less than 18m an outbuilding cannot exceed 3m in height and 15sqm in aera.
Landscape Style Guide• A diverse plant palette is permitted that includes a range of
indigenous, native and exotic species to maintain a cohesive character for the streetscape while allowing a degree of design flexibility. Examples of approved front garden design layouts are included below.

Driveways• Driveway paving must be finished in either coloured concrete,
exposed aggregate concrete, stone pavers or concrete pavers.• Lots located within the ‘Urban Formal’ Character precinct must
be finished in exposed aggregate.• The driveway is not to exceed the width of the garage opening
plus allowance for a front entry pathway.
Fencing• A 1.80m height standard timber paling fence is to be
constructed to all internal lot boundaries that do not face the street.
• A 1.80m height lap and cap timber paling fence with expressed posts is to be constructed to the boundary that faces the secondary street frontage.
Corner Lots• Articulation of the secondary
street façade through the use of pop-outs, bay windows, balconies, pergolas and other similar elements is required.
• Minimize areas of blank wall to the secondary façade.
• A minimum setback of 2.0m to the secondary street front setback.
Letter BoxesLetter boxes must be contemporary in style and constructed from masonry, timber or painted metal, sized as per Australia
Post recommendations. Single post supporting letterboxes will not be approved.
SustainabilityHomes will be developed with a focus on reducing energy, waste and water needs and usage for homeowners. • All dwellings at Woodlea are encouraged to be designed and
built to achieve a 20% reduction in greenhouse gas emissions relative to statutory requirements.
• Dwellings within Woodlea should be designed in order to take advantage of passive ventilation.
• All dwellings are to be connected to recycled water and plumbed to a front and rear outdoor tap as well as all toilets as a minimum.
ConnectivityAll houses will be provided with supply for NBN connection and must be wired in accordance with NBN requirements.
