Design Guidelines All homes built within the estate must comply with the Sanctuary Views Design Guidelines.

All homes on 10m, 11m, 12.5m and corner lots must be approved and stamped for compliance.

Purchasers, with the help of their Designers and/or Builders, must complete and lodge their lot plans and colour scheme with the Sanctuary Views Design Review Team. This must be complete prior to the lodgement of any Development Application with Council or Complying Development Application. In addition to the plans and colour schemes, each Purchaser must include the Sanctuary Views Lot identification letter. This can be found in the back of this document.

All applications must be lodged with the Sanctuary Views Design Review Team by attaching all documentation and emailing [email protected]

Please note – the driveway and front yard landscaping must be completed as part of the works.

In addition to the Lot Identification Letter the following must be included:

o Site Plan (1:100)

o Floor Plans (1:100)

o Elevations (1:100)

o Landscape Plan (1:100) including planting (turf, front hedge and tree/s), driveway, paths, pier letterbox and fence details.

General Lots (12.5m, 13m, 15m and Corner Lots)

HOUSE DESIGN

o Front façades must include articulation and a mix of materials and colours

o No mottle, speckled brick, red or black face brick to be used

o No sliding windows to the front façade (awning or double-hung permitted)

o All external colours e.g. driveway, garage doors, facia, gutters, downpipes, and windows must also be provided

o An entry feature porch, veranda or deck may project forward off the main building line by up to 1500mm in front

ROOF

o Flat tiles or metal roofing is permitted

o The roofing may be grey, navy or beige excluding tones such as COLORBOND Surfmist, Mangrove, Evening Haze, Terrain, Manor Red, Cottage Green, Pale Eucalypt and Classic Cream

LANDSCAPING, PATHS, GARAGES AND DRIVEWAYS

o Driveways must be either a broom finished coloured concrete, plain patterned stencilled or stamped concrete

o A masonry letterbox pier in face brick or painted in a colour that complements the house must be 1000mm high and 450mm wide

o Front yard landscaping to the street must include a minimum of one small tree and hedge plants in the boundary and turf

FENCES

o Rear and side boundary fencing shall generally be 1800mm high sheet metal in COLORBOND steel Basalt or can be reduced to 1500mm high when built on top of a retaining wall

o No front fences are permitted, instead there should be a planted hedge in a garden bed or masonry piers 1000mm high and shrub planting behind

CORNER LOTS

o Secondary facing street facades for corner lots must include articulation and a mix of material and colours

o No sliding windows to the secondary street façade (awning or double hung permitted)

o Front side landscaping to the secondary street must include a minimum of one additional small tree and hedge plants on the secondary street boundary and turf

o Corner lots side boundary fencing must be rendered or bagged brick piers with a 1800mm high sheet metal infill panel. Panel to be COLORBOND steel in Basalt. Strip planting 200mm wide of tall grass and/or shrubs to be planted in front of each fence panel

SINGLE STOREY

o Only single car garages are permitted

o Each lot must include a 1200mm wide porch which is to be covered by the main roof line at the front of the house

DOUBLE STOREY

o Double or single garages are permitted

o Single Garage Option – If a single garage is used, the purchaser must still include 1200mm wide porch which is to be covered by the main roof line at the front of the house

o Double Garage Option – If a double garage is used, the front entry of the house must be addressed with pillars using mixed materials and a porch of a reasonable size. There must be an articulated structural feature forward of the garage line on the second level.

Design Guideline Compliance Reward

The Compliance Reward will be granted to Purchasers if the following is completed:

• Once the lot has been settled on and house designs finished, the purchaser must send the required documents to the Sanctuary Views Design Team to receive a stamped approval and approval letter. Once this has occurred the purchaser may lodge their DA or CDC.

• Once the house is built photographs should be sent to the team with the lot identification letter. If these comply with the Design Guidelines then the reward will be given to the owners.

• If any of these stages do not occur the compliance reward will not be granted to the purchasers.

• If any damage is done to the surrounding public areas including streets, street trees, footpaths nature strips, services and adjoining land caused by the construction of your home, there must be rectifications made to receive the reward.

• The house, landscaping, driveways and fencing as approved, has been completed within 18 months of the settlement of your lot.

Lot Identification Letter

This letter must be lodged in conjunction with any plans to the Sanctuary Views Design Review Team via email at [email protected]

Note: A restriction on title in the 88B requires purchasers of 10m, 11m, 12.5m and Corner Lots to comply with the Sanctuary Views Design Guidelines.
