Construction is now underway at Park Point, which is the sixth condo skyscraper by British Co- lumbia-based Qualex-Landmark in Calgary. Since launching sales seven months ago, more than 40 per cent of the of the tower’s 289 condos have been sold. Prices start at $275,000 for a one-bedroom unit. “Considering the economic cli- mate, we’re pleased to see that the market has responded accordingly to our first-class residential offer- ing within the heart of an amenity- rich downtown community,” says Mohammed Esfahani, president, Qualex-Landmark. The company also built condo projects Mark on 10th, Calla, Luna, Nova and Stella. “Now that we’ve broken ground, construction is in high gear to en- able us to deliver to our home buy- ers their dream home so they can start to enjoy downtown urban liv- ing at its best,” he adds. Park Point will be 34 storeys and is planned for a site at 301 11th Ave. S.W., which is across from Central Memorial Park and the historic Memorial Park Library. “Libraries and parks are the cen- tres of our neighbourhoods. This is a perfect example,” says Coun. Evan Woolley at the sod-turning ceremony. “What I love about (Qualex-Landmark) is it’s doing projects like this next to parks, next to amenities and they are beautiful projects ... all around these hubs.” Park Point provides an average of 150 full-time jobs and is expected to peak at 250 full-time jobs in 2017, during the project’s construc- tion period, says the developer. “I am really happy ... to see shov- els in the ground on this project because it’s continuing to build confidence in our economy and in the growth of our city,” Woolley says. “We’ve got 7,000 people mov- ing to the Beltline in the next five years. This project is helping us get there and helping us get there in a beautiful way.” Park Point includes one- and two-bedroom condos, penthouses and live-work units. Condos are now available at the fi-nal building at Legacy Gate, where prices start in the low $200,000s.

Carlisle Group opened sales on 83 units in the three-building southeast Calgary project recently.

“The launch was well-attended and successful,” says vice-presi-dent of sales and marketing Jim Bryce, calling the latest release the “most sought-after units in the project, which are west-facing — facing the mountains.”

“Our foundation is already poured so we’re full-speed-ahead on that one,” he adds.

The total development will in-clude 393 units and is more than 70 per cent sold out. First posses-sions are expected for early spring 2016. More than 80 per cent of the remaining inventory is in the low $200,000s.

But attainable pricing doesn’t necessarily mean a compromise on square footage, Bryce adds.

“We’re proud of the fact that we

have good-sized units in the low $200,000s,” he says, adding the average floor plans range from 700 to 900 square feet.

The condos feature melamine cabinets with adjustable shelves, brushed stainless steel pulls and soft-close doors. Appliances come in black or white and include an 18-cu-bic-foot, frost-free fridge. There are also double-glazed energy-efficient windows and soft-cut pile carpet.

Legacy is a community in south-east Calgary master-planned by WestCreek Developments. It in-cludes a number of outdoor ame-nities, such as 15 kilometres in walking paths and trails and more than 121 hectares in environmental reserve.

The Carlisle project joins four other multi-family developments in the community by Trico Commu-nities, Homes by Avi, Innovations by Jayman and Aldebaran Homes.

Carlisle’s northwest Calgary site has also been busy, with construc-tion now under way for Emerald

Sky at Kincora. Despite being built from concrete and steel, pricing is comparable to many wood frame projects in the city, says Bryce. More than 80 per cent of the con-dos are less than $300,000 and more than half of the development has been sold.

Bryce calls it “heavily sought af-ter for its safe, quiet, commanding location and stunning views.”

Specifications at Emerald Sky include vinyl plank in the kitchen, bathrooms and entrance, black pearl granite counters, stainless steel appliances and dark caramel wood shaker cabinets with soft-close doors.

Its sales centre is at 355 Kincora Glen Road N.W. For both Legacy Gate and Emerald Sky, sales cen-tres are open 2 to 8 p.m. Monday through Thursday, and noon to 5 p.m. on weekends and holidays.

Carlisle is also in various stages of sales and development at River-front Pointe and Albert Park Sta-tion in Calgary, Stonecreek Land-ing in Cochrane and Creekside Village in Airdrie.
