Persimmon Homes has an option to purchase the Property and is currently developing out Phase 1 (residential land) with Phase 2 residential land expected from 2019 onwards.
Planning
Outline planning permission for a mixed use development of housing, employment uses, ancillary amenities and public open space, including associated landscaping and means of access was granted at appeal in 2009 (ref: APP/F4410/A/09/2100409).
Highways and infrastructure
The roundabout on Bawtry Road is complete and Persimmon will be constructing the link road within ‘Phase 2’ of the residential land.
Services and utilities
Services for the residential land will be laid in the road adjacent to the retirement village; however will not be laid up to the boundary of the site. The successful purchaser of the retirement village land will need to factor in costs associated with linking services to the site’s boundary and any required services upgrades.
Drainage
The successful purchaser is required to undertake a detailed drainage strategy and factor in costs for upgrading the foul water and surface water drainage to meet the capacity of the proposed site.
