Most folks think all real estate agents are just about the same. Ask these 9 questions. You’ll be amazed at the differences you uncover and how much more money it could mean to you.

1. Could you send me some information about yourself?• Remember, selling your house is about first

impressions.• Were you impressed by the content and the

quality of the material?• If not, no need to ask that agent the rest of

the questions.

2. What do i need to do to get my house “market” ready?• Properly preparing a property for sale

maximizes value & minimizes wasted time on the market.

• Be wary of an agent who is afraid of offending you. if you want top dollar, your agent needs to be candid and tell you what it will take to get your home “market” ready.

• A confident and competent agent will consult with a staging professional and share case studies of what has worked.

3. What is your marketing strategy?• You need sound strategy to achieve maximum,

targeted exposure.• Demand specifics…Which newspapers and

magazines? How about online exposure & email broadcasts?

• Remember direct mail? It still works!• Find out who your agent targets…agents,

personal contacts & buyers?

• Ask to see marketing samples. Scrutinize the quality of each piece.

• Start with a property brochure…Was it professionally photographed, designed and printed on quality, coated stock; or shot with a cell phone, prepared on a desktop & office printer stocked with copier paper?

• Notice if the brochure makes your home uniquely appealing, resonating with buyers.

• Any extraordinary exposure for upper bracket properties?

• Great agents create sales through their networks. Ask yours to describe 2-3 “success” stories of making critical connections.

4. Will you disappear after i list?• Ask to see an example of a weekly update on

all marketing activities.• Your agent should have a system to follow-up

with agents and prospects, then communicate that valuable feedback to you.

• Find out how your agent keeps you up-to-date on market conditions.

5. how are your negotiating skills?• For example, an expert negotiator can give

examples of how applying speed and leverage generated top dollar.

6. What is your track record?• Don’t bother to ask, “How long have you been in

real estate?” Find an agent who has successfully represented dozens of sellers in 2012-2013.

• In today’s market, an average of more than full price defines success.

• Watch out for agents with listings selling for less than 95% of full price.

• Market data shows that typically, the faster the sale, the higher the price.

• Look for an agent who averages less than two weeks on the market, and who rarely lets a listing languish longer than 60 days.

• Ask for references and testimonials.

7. do you have a personal assistant or other support staff?• It is an indicator that your agent treats real

estate as a business.• By employing someone to handle details,

your agent can devote more time to serving your needs.

8. do you have any questions for me?• Look for an agent who asks pointed,

specific questions.• That’s a sign your agent is thinking about

your situation…and will be able to advise you accordingly.

9. What price should i ask?• Don’t go with a “yes man” who will promise

anything to get the listing.• Do have each agent justify the price based

on market data & conditions.• Your price should reflect the condition of

your house & attract enough buyers to get top dollar!

nestled inside of her home stands a 272-square-foot living wall, complete with esoteric statues, carefully situated across the green, as well as a myriad of plants that would delight any botanist. “Living in Georgetown, space is a little constrained. i do have a garden in front and some space in the back, but it’s not nearly enough room to maintain my ambitions for (an affection for, more importantly) plant life.” With a clear vision of her home’s needs, Brooks contracted GSky Plant Systems, inc. to build the towering structure. She utilized the talents of the company’s Debbie Kotalic, Bell Design, and Willow run Greenhouse Corp in order to manifest the spiritually driven wall. Brooks also relied on Dale Overmyer, one of Georgetown’s foremost architects, to remodel portions of the house (specifically the kitchen and dining room). This step opened up the space, connecting the rooms visually on the first and second floors. In order to maintain the wall, oasis Plantscaping comes in to ensure that the plants continue to thrive. Through such coordinated efforts, Brooks’ living wall is able to exude unrivaled vibrancy and beauty.

The wall draws upon the rich cultures of Southeast Asia, as it sports Buddhist and Hindu statues and a fusion of plant species from across the land. “It’s a constant presence when you’re in the house. People are drawn to it, they go straight for the wall when they come in.” Living walls have risen in popularity over the past decade (courtesy of the Parisian botanist Patrick Blanc), but given the incredible logistical difficulties behind their construction, most have been built on the sides of large urban buildings. Brooks brought this concept home, and it seems to have already paid its dividends. “The wall really has become a centerpiece for the house. The wall also brings in a lot of fresh air into the house—there’s a different smell in this house. The air is constantly being recycled and re-energized by the plants.” Her wall stands as a testament to both novel design and eclectic taste.

Those waters are often untested and uncharted, but Nancy Twomey of Finnian’s Moon seems to have concocted the recipe. Having found a happy medium between the comfort that children demand and the chic that unique spaces require, Twomey has taken design to another level. Examining this older boy’s room, one finds a distinct confluence of styles and tastes at work. The mainstay of the room lies with the vintage airplane prints, purchased on a family vacation. Adding rare cork

wallpaper (its texture and ambience are unmatched) and a vintage Swiss Army blanket, the room is neatly tied together by solemn tones.
