The subject site is located at the existing Tri-Rail Station. The property is located east of Anglers Avenue and south ofGriffin Road. Currently the site is an asphalt parking lot.

Variance Code requires a 5 foot perimeter landscape buffer, consisting
of 1 tree every 40 linear feet with a continuous row of hedges (420 hedges required).
Applicant proposes to plant 126 shrubs within the perimeter buffer & to plant the remaining 294 required shrubs on the southwestern side of the proposed garage.
Applicant states that the perimeter landscape area provided is too close to the proposed large scale landscaping along the western façade of the building and therefore is requesting to move the shrubbery.

The site plan was reviewed by the Fire Marshal,
Public Services, the City’s landscape consultant, and
the Planning Division. The outstanding staff
comment must be addressed by the applicant prior to
scheduling for City Commission.
Provide Broward County Surface Water Management Permit prior to issuance of building permit.

On October 21, 2009 the Planning and
Zoning Board recommended approval of the
site plan and variance request, with a
request that the applicant review
the elevation with staff and City
Commission.
