1. CONTRACTOR SHALL VERIFY ALL DIMENSIONS AND EXISTING CONDITIONS AT THE PROJECT SITE BEFORE ORDERING OR FABRICATION OF ANYMATERIALS OR EQUIPMENT.
2. ALL MATERIALS, REQUIRED FOR THE COMPLETE EXECUTION OF THE PROJECT, SHALL BE FURNISHED AND INSTALLED BY THE CONTRACTORUNLESS OTHERWISE NOTED.
3. THE CONTRACTOR SHALL PROVIDE ALL LIGHTS, SIGNS, BARRICADES, FLAGMEN OR OTHER DEVICES NECESSARY TO PROVIDE FOR PUBLIC ANDSTAFF SAFETY DURING THE CONSTRUCTION PERIOD.
4. THE CONTRACTOR SHALL BE RESPONSIBLE TO REPAIR OR REPLACE ANY EXISTING IMPROVEMENTS OR UNDERGROUND FACILITIES DAMAGEDDURING THE CONSTRUCTION PERIOD.
5. CONTRACTOR AGREES THAT IN ACCORDANCE WITH GENERALLY ACCEPTED CONSTRUCTION PRACTICES, CONTRACTOR WILL BE REQUIRED TOASSUME SOLE AND COMPLETE RESPONSIBILITY FOR JOB SITE CONDITIONS DURING THE COURSE OF CONSTRUCTION OF THE PROJECT,INCLUDING SAFETY OF ALL PERSONS AND PROPERTY.
6. CONTRACTOR SHALL PROTECT AND MAINTAIN EXISTING IMPROVEMENTS.
7. ALL CONSTRUCTION AS APPLICABLE, SHALL BE DONE IN ACCORDANCE TO THE CITY OF ROHNERT PARK STANDARDS AND MUNICIPAL CODE.

LOCATED AT IN THE SUPPLY DUCT LENGTH. SUPPLY FAN SPEED SHALL BE VARIED AS
REQUIRED VIA VFD INTERFACE TO MAINTAIN DUCT STATIC PRESSURE SETPOINT
(ADJUSTABLE) AS SET BY SYSTEM OPERATOR AT OWS.
4. RETURN FAN SHALL OPERATE WHENEVER SUPPLY FAN IS IN OPERATION. RETURN FAN
SPEED SHALL BE VARIED AS REQUIRED VIA VFD INTERFACE TO MAINTAIN BUILDING
STATIC PRESSURE SETPOINT (ADJUSTABLE) AS SET BY SYSTEM OPERATOR AT OWS.
5. SUPPLY AIR TEMPERATURE SENSOR SHALL BE DIRECTLY CONNECTED TO UNIT DDC
CONTROLLER. THE SUPPLY AIR SETPOINT SHALL BE SET BY SYSTEM OPERATOR AT OWS
OR AUTOMATICALLY RESET, BY SYSTEM OPERATOR'S CHOICE, TO OPTIMALLY ADJUST
SUPPLY TEMPERATURE BASED ON ACTUAL BUILDING LOAD AS DETERMINED BY EMS
ZONE CONTROLLERS. SUPPLY AIR TEMPERATURE SETPOINT SHALL BE 65°F IF ALL “NEED
COOLING” SIGNALS ARE AT ZERO. SETPOINT SHALL BE 55°F IF WORST-CASE ZONE HAS A
“NEED COOLING” SIGNAL OF 100%. VARY THE SETPOINT BETWEEN 65°F AND 55°F AS ANY
ONE SIGNAL VARIES BETWEEN 0 AND 100%.
6. THE SYSTEM WILL SENSE OUTSIDE AIR, RETURN AIR AND MIXED AIR TEMPERATURES
AND SHALL MODULATE ECONOMIZER DAMPERS TO USE OUTSIDE AIR FOR COOLING
WHENEVER AVAILABLE. WHEN OUTSIDE AIR CAN NO LONGER BE USED FOR SUFFICIENT
COOLING, POSITION OUTSIDE AIR DAMPER TO MINIMUM POSITION. LOCK OUT HEATING
VALVE IN COOLING MODE.
7. WHEN HEATING IS REQUIRED, POSITION OUTSIDE AIR DAMPER TO MINIMUM POSITION
AND MODULATE HOT WATER VALVE TO MAINTAIN SUPPLY AIR TEMPERATURE SETPOINT.
8. PROVIDE A MORNING WARM-UP FEATURE TO MODULATE THE HOT WATER VALVE TO
MAINTAIN WARM-UP SUPPLY AIR TEMPERATURE SETPOINT UNTIL THE SPACE HAS
ACHIEVED SETPOINT.
9. PROVIDE FOR AUTOMATIC SHUTDOWN OF UNIT VIA HARDWIRE INTERLOCK UPON
DETECTION OF SMOKE IN THE MAIN SUPPLY AIR DUCT.
10.CO2 MONITORING: EMS CONTROLLER WILL BE CONNECTED TO WALL MOUNTED CO2
SENSORS TO MONITOR ZONE CO2 CONCNETRATION. DIRECT CONTROL OF OSA DAMPER
MINIMUM POSITION SHALL BE ACCOMPLISHED THROUGH EMS. THE MINIMUM OUTSIDE
AIR DAMPER POSITION WILL BE INCREASED TO PREVENT CO2 CONCENTRATION FROM
RISING ABOVE 800 PPM (ADJUSTABLE).
11.THE FOLLOWING COMMANDS/DISPLAYS SHALL BE AVAILABLE AT THE OWS FOR THE UNIT
SYSTEM:

AS DETERMINED BY SYSTEM FEEDBACK FROM HOT WATER CONTROL VALVES
WITH MINIMUM AND MAXIMUM RANGES SET AT OWS TERMINAL.
4. UPON A CALL FOR HEATING, ENERGIZE HOT WATER PUMP. SHOULD PUMP FAIL
WHEN COMMANDED ON, SEND AN ALARM TO THE OWS.
5. THE BOILER IS ENABLED ONLY WHEN 1) THE TIME SCHEDULE IS ON, 2) THE OSA

3. Supply fan and return fan shall be commanded to run when fan coil unit is
activated. EMS shall monitor fan operation via EMS current transducer and
send alarm to OWS when fan fails to operate as commanded.
4. Supply air temperature sensor shall be directly connected to the fan coil unit
DDC controller. The supply air setpoint shall be set by system operator at
OWS or automatically reset, by system operator's choice, to optimally adjust
supply temperature based on actual space load as determined by EMS.
Supply air temperature setpoint shall be 65°F if “need cooling” signal is at
zero. Setpoint shall be 55°F if there is a “need cooling” signal.
5. The system will sense outside air, return air and mixed air temperatures and
shall modulate dampers to use outside air for cooling whenever available.
6. When outside air can no longer be used for sufficient cooling, position outside
air damper to minimum position. Lock out heating valve in cooling mode.
7. When heating is required, position outside air damper to minimum positionand
modulate hot water valve to maintain supply air temperature setpoint.
8. Provide a morning warm-up feature to modulate the hot water valve to
maintain warm-up supply air temperature setpoint until the space has
achieved setpoint.
9. Provide for automatic shutdown of fan coil unit via hardwire interlock upon
detection of smoke in the main supply air duct.
10. The following commands/displays shall be available at the OWS for the
AHU system:
a. System graphics showing dynamic status of all points.
b. Start/Stop.
c. Current fan status (current transducer).
d. Outside air (OSA) temperature.
e. Supply air temperature.
f. Return air temperature.
g. Mixed air temperature.
h. Supply air temperature setpoint (adjustable)
i. Damper status (% open)
j. Runtime total for fan operation up to 64,000 hours

1. FC-2 and EF-4 and 5 shall be controlled directly by its own dedicated EMS DDC controller.2. The EMS Global Controller shall determine when to activate the units based upon building

1. DOMESTIC HOT WATER BOILER AND PUMP ARE CONTROLLED BY THE DDC
SYSTEM. HOT WATER SUPPLY SETPOINT IS SET AT OPERATOR'S WORKSTATION
(OWS) TERMINAL.
2. THE ISOLATION VALVE ASSOCIATED WITH THE BOILER WILL BE COMMANDED
OPEN WITH CORRESPONDING FEEDBACK STATUS CONFIRMED BEFORE BOILER
RECEIVES A START SIGNAL.
3. DDC SYSTEM SHALL MONITOR DOMESTIC HOT WATER TANK TEMPERATURE
AND STAGE ON BOILER TO MAINTAIN SETPOINT.
4. UPON A CALL FOR HEATING, ENERGIZE HOT WATER PUMP. SHOULD PUMP FAIL
WHEN COMMANDED ON, SEND AN ALARM TO THE OWS.
5. THE BOILER IS ENABLED ONLY WHEN 1) THE TIME SCHEDULE IS ON, 2) THE OSA
TEMPERATURE IS LESS THAN THE HW SYSTEM OSA LOCKOUT TEMPERATURE,
AND 3) WHEN ANY OF THE HOT WATER VALVES DEMAND HEAT EITHER IN
OCCUPIED OR AFTER-HOURS MODE.
