sign, and submit the form to the
Board for approval. Provide
enough details so that the Board
understands your intent. If you
do not have a computer or web
access, please contact the Board
by mail to request the form. Plan
ahead and submit your requests
early! If an improvement project
is completed without approval
from the ACC, removal or modifi-
cation may be required at the
property owner’s expense in com-
pliance with the CC&Rs and
Supplemental Guidelines.

According to
Tacoma Police
Officer Helen
Stieben, a vacant
house was broken
into and locks were changed.
The house was rented to an
unsuspecting person who had
no idea of the break-in and subse-
quently lost their rent and damage
deposit. Observant neighbors
realized that something was amiss
and notified police. Please watch
for squatters or unusual activity in
unoccupied homes near you!
Keep your eyes open for burglaries
and break-ins (especially in unoccu-
pied homes), excessive speeding,
and graffiti on personal and com-
mon property.
A Tacoma Police Officer is in
regular attendance at our Board meetings. If you have any concerns
or information to share about
disturbances in our community,
the Board members strongly
encourage you to contact Officer
Helen Stieben, our Community
Liaison Officer, at 253-594-7951.

REMINDERS FROM YOUR
ACC
Vehicles should be parked in the
direction of traffic flow so drivers
can identify parked cars along the
travel way by their reflective tail
light lenses. Although convenient
to park your car pointing in the wrong direction, it is against the
law in the City of Tacoma and you
can be ticketed.
Trees are limited to heights no
higher than the highest
peak of your roof (not
including chimneys).
Please be proactive and
top any trees that are
higher than this limit as a courtesy
to your neighbors.
SPRING PROJECTS
If your plans this year include
exterior improvements to your
landscaping or structure, we’d like
to remind you that all exterior
improvement projects require
review and approval by the ACC
and Board of Directors. Exterior
painting, additions, storage sheds,
re-siding, and visible landscaping
modifications need to be reviewed
and approved prior to commence-
ment of the work. This process
helps to ensure uniformity within

remember NSHOA allows only wood or
Hardi-Plank lap siding composed of
pressed board, cedar, cypress,
or Hardi-Plank but not vinyl,
steel, or other plastic/Kevlar-
type materials. Specific
roofing materials are required
for each portion of our
development. You need to be aware of
the approved material types before you re-roof.
Owners who install unapproved materials
run the risk of having to replace them at
their own expense. Review the ACC
Guidelines on our website and submit your
approval form prior to committing to a
costly project!
PLANNING TO PAINT?
Many of the homes in our development are
nearing the ripe old age of 15-20 years.
Step back and take a look at your home
to evaluate the exterior condition. If it
looks faded, black, or is peeling you probably need to repaint. House painting is the least costly improvement an owner
can make to spruce up their property. You
will take pride in your home, and your
neighbors will appreciate your hard work,
as well!
WILD OUTDOORS?
If your yard has been overtaken by Mother
Nature, you need to take the time to make
it presentable. A little effort may even help
to shed some unwanted winter hibernation
pounds. PETS
Please obey Tacoma’s leash law at all
times, and make sure to clean up after
‘Fido’. Not only is dog poop on someone’s
lot or adjacent common area a rude and
smelly eyesore, leaving poop unscooped is
against Tacoma city law. It also harms the
environment and spreads disease among our
pets!
OUT OF SIGHT?
Remember that garbage and recycling
containers must be stored out of sight from
the street, except on the scheduled pick-up
day. Storing the containers along the side of
your house does not meet the requirement
if visible from the street.
MAINTENANCE
The Board conducts frequent neighbor-
hood reviews and responds to concerns
of our neighbors. Our goal is to main-
tain the beauty and value of our commu-
nity. Most of our neighbors willingly
maintain their property in a manner that
reflects pride of ownership. If we notice
something on your property that needs attention, you will receive a reminder
letter from the ACC. The Board re-
sponds to neighbor complaints when
CC&Rs are not followed, and will
work collaboratively with property
owners. Fines are assessed If a prob-
lem is not corrected.

your home protects your
investment and ensures
that our subdivision is
one of the best places to live in
northeast Tacoma.

Our established monthly homeowner
dues at $180.00 per lot per year have
not increased since 2005. These
dues are important since they are the
only source of revenue available for
use in NSHOA’s ongoing mainte-
nance and operating expenses. The FY11
Annual Dues invoice will be mailed in
June 2011 and will be due on July 30,
2011. Our records currently show that the
following members are behind in their
dues. We urge all members to remain
current to avoid late penalties and
other potential long-term problems.
If you believe that your name appears

NSHOA Board of Directors immedi-
ately.

The Nassau Avenue Traffic Calming Committee will meet a second time with
Tacoma City Councilmembers Jake Fey and Victoria Woodwards to discuss
alternative, inexpensive ways to slow traffic 24/7 on Nassau Avenue NE. The
addition of one or more stop signs is favored at this time.
If you are interested in joining this Committee, please contact Art Skolnik at

John Lovelace, President of Save NE Tacoma Coalition (SNET) will provide us with the results
of the appeal hearing on Friday, March 11, 2011, the final stretch of the race to protect our open
space and golf course.
